Thriving on changeYour greatest risk isn't that you'll make mistakes that will cost you. Your greatest risk is that you'll miss opportunities. You need an entrepreneurial mindset, not an employee mindset. Don't be too concerned with the risk of loss - be more concerned with the risk of missed gains. It's what you don't know and what you don't do that will hurt you the worst. Blogging is cheap. Your expenses and financial risk should be minimal. Your real concern should be missing opportunities that would have made you money very easily. You need to develop antennae that can listen out for new opportunities. The blogosphere changes rapidly, and change creates opportunity. It takes some brains to decipher these opportunities and to take advantage of them before they disappear. If you hesit...

Do you actually want to monetize your blog? Some people have strong personal feelings with respect to making money from their blogs. If you think commercializing your blog is evil, immoral, unethical, uncool, lame, greedy, obnoxious, or anything along those lines, then don't commercialize it.If you have mixed feelings about monetizing your blog, then sort out those feelings first. If you think monetizing your site is wonderful, fine. If you think it's evil, fine. But make up your mind before you seriously consider starting down this path. If you want to succeed, you must be congruent. Generating income from your blog is challenging enough - you don't want to be dealing with self-sabotage at the same time. It should feel genuinely good to earn income from your blog - you should be driven ...

Our local paper published an article that almost was positive. The article was giving the previous months new home sales vs. new home starts and the numbers showed that the inventory had gone down, only slightly but down. The article than went on to tell how foreclosures where going to flood our market. The following is my response, let's see if they print it.  Dear News Press Real Estate Desk,I'm writing this in response to your updated Real estate section.I'm glad to see that you are looking for the good in our market, there is a LOT. I read with interest your article on new construction sales, it started off very positive. Unfortunately you managed to put a negative twist on the story when you stated that in the near future our market is going to be flooded with foreclosures. While t...

Thinking about a Short Sale? "Short Sale" seems to be the talk of the town these days. With many homeowners in unfortunate situations at the present time they are searching for alternative ways out. Some may have read about a short sale online or in the newspaper. But most homeowners don't have all of the information about a short sale to make an informed decision. Below I will address the top concerns & questions I'm hearing from homeowners & my advice to them. Do I qualify for a Short Sale? To answer this take a look at your financials. Are you unable to continue on your current path? Are you paying more out each month than you are bringing in? Have you borrowed money from credit cards, family, other property, etc to continue to pay your mortgage? If you have & do not have the means t...

Florida Property Tax Reform There is good news out of Tallahassee Florida this morning.  The House and Senate have been able to devise a plan to send to the voters on January 29th, 2008. While the plan has many pros and cons there are provisions to provide property tax relief to not only primary residences, but also second home owners and business owners.  This is something that our seasonal and vacation population has been needing for many years. The new plan has the following provisions: • Portability of SOH Exemption Dollars: Homesteaders could take up to $500,000 of Save Our Homes protections to a new home purchase. Those who downsize would take a pro-rated portion of their tax protections.  This applies to all property taxes.  This will allow people who live in Homesteaded properti...

This is so neat and could help everyone so much!  (But it won't help if the candidates change their positions once in office!) The following is an interesting exercise.... You answer a few questions then click the "find your candidate button" and the program selects the candidate who's position on the issues is most like your own... And how the rest rank according to your preferences.  You may be surprised at what you find... I was.... Click the link below.... http://www.wqad.com/Global/link.asp?L=259460

As some of you may or may not know in addition to my work as a REALTOR® and Mortgage Broker, I also serve my community fulltime as a Firefighter Paramedic. With October being Fire Prevention month the Engine Company that I'm assigned to spent the morning at an elementary school talking about fire safety.  We had originally gone to do what we call a "Truck Demo."  Basically this is where we open all the doors and compartments and walk the kids around the Fire Engine showing the children the various tools, equipment and gear needed for Firefighters to do their jobs. I like to take the "Truck Demo" a little bit farther and ask the children a few simple questions about fire safety.  Much to my amazement I was somewhat disappointed in the knowledge that these elementary school children had s...
