I was doing a little research on MLS today, and the numbers of Sold and Pending Sales in Cape Coral, Fl. is on the rise.As of today, in the last 60 days, Single Family Homes only, 616 Pending Sales and 469 Sold Homes.As of today, in the last 30 days, Single Family Homes only, 452 Pending Sales and 270 Sold Homes.This is great news for Southwest Florida and Cape Coral.

Two things caught my eye this week.  First of all, my buyers lost the first three offers they made to multiple offer situations.  Then we wised up and started bidding higher than list with our all-cash offers.  Now we are batting about .500 !  True, we are bottom-feeding, but I am amazed at the number of others who are also bottom-feeding.  Seems like bank-owned properties are attracting five to seven good offers, where a short time ago, that was not happening.  I also notice that many of the very low-priced homes on the MLS are disappearing, even the ones that need significant work.  Fixer-Uppers are in high demand.  This market is beginning to feel different!Second thing I noticed, was that in the MLS today I saw 38 price increases in Cape coral Real Estate!  Now tell me that is not d...

It's another Beautiful Day in Cape coral, Florida.   We do have one little issue, though, that needs some attention......POTHOLES!   During all of the frantic construction activity earlier this decade, many of our streets were badly damaged by the big trucks hauling dirt in to "build-up" home sites, especially in the areas North of Pine Island Road, where the streets were not very well based to start with.  Forty or fifty loads to a site meant a lot of trips and a lot of potholes.  Now the city is working hard to catch up on the repairs.If you know of a pot-holed street that needs some attention, let's tell the city about it!  I have found them to be very responsive to reasonable requests, so let's talk to them!  I decided to List My Home in January and I'm glad to say that the city has...

FYI, these past few months look like the beginning of something wonderful.  Many great deals are being made in Cape Coral, if you are looking for one of those great opportunities well here it is.  There are now homes being sold under $100K in the area, dry lots are selling below $10K, freshwater lots are selling below $20K, and Gulf Access Lots are selling well below $100K.  Just thought you should know......

   The Real Estate market report In Cape Coral from Jan 1 st 2008 to March 14th 2008 is again showing signs of recovery.                                       A full  Cape Coral recovery would mean that about the same numbers of new listings are off set by sold properties and non, we are not there yet by a long shot, However if you look at each section of properties sold you will see clear increases. This is very encouraging. the next few months will show if this promising trend is just a seasonal thing or if it carries on in the Spring of 2008.From 1/14/08 to 2/14/08 we had 77 lots and acreage sold compare to 162 for the period of 2/14/08 to 3/14/08, which is more then double the sold properties. Cape Coral Real Estate - 2 for the price of 1? Sort of.We've been getting many calls the past couple of weeks asking us about the 2 for 1 houses available in Cape Coral, Florida. Where are they? Do they exist? Well, yes & no.If you are talking about the prices of homes for sale right now - compared to 2005, then YES, there are a lot of them that are 1/2 price. But if you are referring to homes priced correctly in today's market, then no, 1/2 price houses do NOT exist.Here's an example. We have a 1700 s.f. home listed in NW Cape Coral at the present time. Cape Coral Real Estate Property Tax Rates have decreased steadily over the past ten years. Presently the City of Cape Coral has a total real estate property tax, which includes county, school, and other miscellaneous taxes, that as of today March 24, 2008 average 17.34 per $1,000 of assessed value according to information availabe from the Lee County Property Appraiser. The specific City of Cape Coral portion for the 2007 tax year was 4.9236 per $1,000 of assessed value.  This includes general revenue, debt service, and solid waste taxes.
