Natural gas lines extending to downtown Cape Coral Property owners in the Cape Coral downtown area and along Chiquita Boulevard might soon have access to natural gas — a rare commodity in Southwest Florida. But given the cost officials say further gas expansion is unlikely. Tampa-based TECO is planning to extend natural gas lines, now along Pine Island Road, down Chiquita Boulevard to the city's sewage treatment plan in the southwest. The Community Redevelopment Agency (CRA) at the same time is pushing to extend lines along Del Prado to Cape Coral Parkway. Right now, about 80 businesses, mostly along Pine Island Road and Del Prado Boulevard, have natural gas. "We usually base our expansions on whether there's enough existing commercial businesses there," said TECO spokesman Lance Hort...

For these investors and buyers in general making an offer in Lee County, Cape Coral, Fort Myers and The Beach on a short sale can be complex. Your Realtor, when pre-viewing and gathering information for these listings may be well advised to ask a few questions to the listing agent: When willthe lender respond to the offer? Granted they are much faster to respond these days, but will it be 3 weeks or 6 weeks?                                                                               Cape Coral Pool home with gulf access canal frontage How many offers if any has the property in question? These days for example its not at all unusual in Cape Coral, Fort Myers and Lee County in general to have short sales and foreclosures with multiple offers. Ask if your client wants to start a bidding ...

Lately I have been working with a client who wants to purchase a newer pool home in Cape Coral. His range is mostly under $210,000 and with his wife they have been frantically searching for that great deal. The deals are here. Of course these are mostly short sales and foreclosures. They are coming pretty soon so like usual I check to make sure these homes are active and if they have any offers on them, before gathering info and data and pre-viewing them.                                                                                   Cape Coral in-ground screened pool home over 2200 SF under air,3/2, 3 car garage, build in 2006, in-closed pool asking price: $209,900. The clients and I put together a list of 7 homes they have a strong interest in. Before pre-viewing them...

I live across the street from what is known as the Spreader Canal in Cape Coral. It is a 200 foot wide canal along most of the west coast of Cape Coral. Beyond this spreader canal is a preserve area of mostly mangroves. Tonight the sunset was so pretty I grabbed my camera and snapped some shots.   This is a photo of my next door neighbor's Palm Trees. You cannot see the water in this photo but it is just below.   Here is the water view, just to the south of the palm trees.   And here is a view down the intersection of a canal with the larger, spreader canal   So, that's my front yard.... What do you see in your front or back yards? Copyright 2008 Susan Milner Florida Future Realty, Inc. www.Florida-Future-Realty.com

In Cape Coral, gulf access properties are the most sought after. Our office just SOLD a large, new, gulf access, pool home in SW Cape Coral. The previous owner had a mortgage of $808,000 and the new owner was able to purchase this home for just $460,000. Yes, this Cape Coral deal was a short sale. There are many other short sales available in Cape Coral along with bank owned properties and those for sale in a more traditional manner with a motivated seller. I can assist you in finding that dream home here in Cape Coral, Florida. Not ready to call me yet? I understand. Well, as I often do, I went to the yacht club in Cape Coral, Florida the other day. It is so pretty there. It's one of Cape Coral's only beaches. It sits on the Caloosahatchee River (that's the river between Cape Coral & Ft. Myers). It's cute, there is of course, yacht dockage. There is also a tennis shop, swimming pool, playground, restaurant, boat ramp & more.So here are some photos for your viewing pleasure.

An article in our local newspaper shares a success story of a local Cape Coral homeowner. This particular home owner was a - For Sale By Owner - who realized he needed professional assistance to sell his home. A Realtor came to his home & explained the local market & advised that he'd have to drastically reduce his asking price. Luckily the home was in great showing condition & in a good neighborhood. Within a month they had an accepted contract. Pretty good outcome.Remember,PRICE the property correctly in this market....hopefully your home is in better condition & location than the other similar priced properties so buyers don't pass by yours for another. Again, YES homes are selling...but only those who are willing to listen to sound advice & do what is necessary to prepare their home...

A while back I posted a story about a client of mine who found a diamondback rattlesnake in his yard in North Port. Well he has found another since! But here's onto my newest story. I know that we have Nile Monitor Lizards here but I have yet to see any. My new neighbor & I were chatting the other day & he told me that there is at least one living in the canal here. He said it eats anything it can - including small pets. Well I have a little dog so I was a bit concerned. He told me that another neighbor had a friend walking his dog & that the Monitor came up and bit the dogs leg WHILE the owner was right there. Ok, so they are NOT afraid of people. Even scarier. So now I keep thinking about this thing when I walk my dog. I guess it is somewhere between 5-6 feet long! Here's a photo I foun...

If you have been waiting on the sidelines to see what the local Cape Coral real estate market may do & you are not in a position to start making offers to buy, a lease option may fit your needs well. If you are not familiar with a lease option, it is fairly easy to understand. I'm going to take you into the lease option now. First of all, there is a considerable down payment required. Many sellers are requesting 3-5% down (of the purchase price) but we have seen many negotiate lower amounts. This deposit will go towards the purchase price or down payment and/or closing costs when the home is purchased at the end of the lease option term. If you do not follow through & purchase the home, the seller keeps this deposit. It is NON-REFUNDABLE. The purchase price is locked in at the time of s...
