Affordability is the key word. As the market has changed dramatically in the last 4 years, more first time buyers have seen their choices widen. They can now afford good looking homes in areas which before were unthinkable. Lee county, which covers, among others, the cities of  Cape Coral, Fort Myers and Fort Myers Beach, Sanibel, Pine Island, is offering more value for your buck then it has in many years. Single homes in the high $200, 000’s can be had for low $100,000’s these days. Same for the condos for $20,000 to $30,000 less.   Word of caution; our inventory is shrinking and stabilizing. It is indeed a great time to buy and take advantage of this market condition. Can one purchase a good looking pool home in the low $100,000 in Cape Coral? Yes    Can one buy a home in Fort Myers...

The Cape Coral Yacht Club is the real deal for boaters who want gulf access canals, want to be very close to the Gulf of Mexico and not have to meander for over an hour before hitting the Bay of the Caloosahatchee river and the gulf. Cape Coral Yacht Club homes A large majority of the homes were built in the 60’s to 80’s and it is exciting to see a large number of the properties being remodeled or transformed. I have always found that the old mixed with the new is an appealing Real Estate quality. You will also find newer homes there and there specially along the Nautilus drive. It is a perfect time to purchase a home in the Cape Coral Yacht Club, before to many of these great deals are taken away and to many are updated. I would call it the perfect Real Estate storm.      Depending...

Located at the very bottom southern tip of Cape Coral , the Yacht Club area is where it all started around 1958. It boasts some of the prime direct access and gulf access canals homes and of course the elegant properties along the bay as for example along Nautilus drive. The area is so well designed that is a heaven for boaters.     Some of the properties as along Skylark Lane and Tamiami Court for example are only a hop to the Bay and the Gulf of Mexico. Yes, many of these canals do not have any bridges and you may also have your own sail boat in front of your house. But you do not need to own a boat or be a boater to enjoy the Cape Coral Yacht Club. South of the Cape Coral Parkway: The Cape Coral Yacht Club   We do have also a large choices of homes on dry lots from which you can bike...

The deals are still salivating for buyers looking to buy a Cape Coral waterfront home. If you are looking for a canal home in Cape Coral with gulf access, and specially reasonably close to very close to the river you will surprised by the quality and the choices of homes. The market is stabilizing, however the new year still offers nifty opportunities. Use a local Realtor who knows what are assessments, distance to the river and the Gulf Of Mexico, who can offer pointers on how to reduce your insurance such as wind medication, give you an objective view of the quality of the dock, its sea wall, its lift if any, the quality of the canal and has an affordable crew in place for these who want to buy an older home they can fix without spending to much. And lastly, if you are financing, will s...

AS you may know if you are financing or not an older home in Florida, your insurance will most likely request that you get a Four point Inspection plus a Wind Mitigation. I don’t blame Insurance companies to require these inspections in order to provide a coverage of your home, specially after the post Charley insurance meltdown. In the last years we have seen many large and smaller insurance companies coming back to Florida ( with a raise in your premium though, specially if you are located in a flood zone ) and we do nevertheless welcome their return to the Sunshine State but I do hope that they will tweak these requirements. First of all, These requirements make the general Inspection moot. It is true that after you had your home  inspection report you may ask that same company t...

A gentleman (I'm making assumptions here, but he seems like a decent guy) contacted me recently after having read my blog.  He mentioned that I haven't gone over Gulf Access Waterfront homes in my analysis yet - and he was right! So (we'll just call him Jay) Jay, here it is.  Hope it provides some insight into the marketplace.  It did for me, because it's quite different than other types of property. First, it's important to realize there are multi-million dollar homes involved here - not bunches of them, but they are included, and can tweak the numbers a bit.  However, if they came into my analysis, they likely appraised, so are valid entries. Southwest Cape Coral:  The Numbers Specs:  3 to 5 Bedroom, 2 or more Baths, Built 1990-2009, Gulf Access Waterfront Pool Homes, 1600 to 5000 sq ...

It's another bright and sunny day in Cape Coral Florida.  I wanted to take a few minutes to break down the different areas in the Southwest Cape Coral Florida Area.  The Southwest Cape is one of my favorite areas and where I choose to reside.  Most of the waterfront canals in the Southwest Capeare wider.  The wider canals are helpful in many ways.  First of all for boating purposes, they can be easier to navigate.  When backing your boat up or turning around in the canals, the wider canals lend for more space.  The views off of these canals can be incredible.  This is a view down what we call the spreader waterway in the Southwest Cape Coral Area.  The spreader runs from the boat lock which is located at Cape Harbour down through several miles of waterways ending near Veterans Pkwy.  On...

Property Scouter Report Here is a list of 12 condos that were in either foreclosure (bank owned) or short sales - probably on their way to foreclosures, but with bank approved prices for most of them.  This week we took a look at properties in CC12 in Cape Coral, either on a canal with Gulf Access, with a boat slip included or with the option to purchase one being available. About the area: CC12 is a very developed, virtually no empty lots, more condos than signle family homes, and very good access to the river.  The area is close to the Cape Coral Bridge which takes you over to Fort Myers, it is near parks, restaurants, shopping. (Map in the side bar link shows part of CC12 for your reference).Out of the 12 properties we went to go preview there was one property already under contract ...

I sold a semi neglected home in June of 2008 to a family from the Netherlands who had a vision of what they could transform the home into. It was a short sale and I put the deal together in less than a month. I visited the property as they were tearing up the old nasty carpet, fixing the leaky pool (which they also had to turn from green to clear), painting, putting up fans and chandeliers where the others had been yanked out, furnishing and adding personal touches and what a gorgeous transformation the end result is. My buyers sent me their website and they have booked over 18 weeks at this point. This is why I really love my job!

Once again another great Cape Coral Short Sale I previewed with a client of mine.  This home is currently listed for $79,000.  About the only thing the home appears to need is some work on the landscaping and possibly some elbow grease.   Unsure how to buy a Cape Coral foreclosure or Cape Coral Short Sale?   Natural gas lines extending to downtown Cape Coral Property owners in the Cape Coral downtown area and along Chiquita Boulevard might soon have access to natural gas — a rare commodity in Southwest Florida. But given the cost officials say further gas expansion is unlikely. Tampa-based TECO is planning to extend natural gas lines, now along Pine Island Road, down Chiquita Boulevard to the city's sewage treatment plan in the southwest. The Community Redevelopment Agency (CRA) at the same time is pushing to extend lines along Del Prado to Cape Coral Parkway. Right now, about 80 businesses, mostly along Pine Island Road and Del Prado Boulevard, have natural gas. "We usually base our expansions on whether there's enough existing commercial businesses there," said TECO spokesman Lance Hort...
