February saw the real estate market continue to pick up Boca Raton, Delray Beach and Boynton Beach.  Rates are slightly up, buyers are negotiating, seller are more flexible.  The freezing weather up north this winter helped the market pick up.  Deals are back on the table.  We are seeing a good deal of inventory in the Valencias as well as sales the past couple of months.Houses have been selling.  There is still inventory and deals to be had in the Valencias. If you're a buyer who's been watching and waiting, now is a great time to buy. Last spring and summer, agents were begging for offers.   Now they want to make deals. There has been a lot of talk about insurance and homes needing new roofs, even more so since the hurricanes parts of Florida experienced last year.  This past summer we... 04/12/2026

MARKET REPORT FOR THE VALENCIAS | MARCH 2025 Valencia Real Estate Market Report shows what transpired in each Valencia in Delray Beach, Boynton Beach and Lake Worth, Florida for the month.Although it has not officially been declared a buyer's market because interest rates have not gone down, we are in a buyer's market in south Florida. We continue to have more inventory than we've seen in a long time along with price reductions.  There has been a lot of talk about insurance and homes needing new roofs, even more so since the hurricanes parts of Florida experienced in November.More inventory means more choices for buyers, more sales with contingencies and fewer, if any, multiple offers.  Days on market have increased, and we're seeing price reductions.  All this plays well for buyers. M... 05/04/2025

Valencia Real Estate Market Report shows what transpired in each Valencia in Delray Beach, Boynton Beach and Lake Worth, Florida for the month. We have more inventory than we've seen in a very long time.  There has been a lot of talk about insurance and homes needing new roofs, even more so since the hurricanes parts of Florida experienced in November. If a home has a new roof or is in the process of getting a new roof - it takes time to get permits and order roof tiles - the home will usually sell faster.  Of course, you still have to think about location and what the rest of the house looks like, but a roof is a big-ticket item.  Many buyers would rather have it done than not done. There are also homes that don't need roofs simply because they're in the newer Valencias.More inventory ... 03/31/2025

Valencia Real Estate Market Report for March 2024 shows what happened in each Valencia in Delray Beach, Boynton Beach and Lake Worth, Florida for that month. We had a busy winter in south Florida.  It was was quiet at first, and then things took off.  Several factors were involved, I believe, which caused buyers to stop in their tracks and then reconsider. We have more inventory than we've seen in a long time.  There has been a lot of talk about insurance and homes needing new roofs.  This is still true and has been happening in Florida the past few years. If a home has a new roof or is in the process of getting a new roof - it takes time to get permits and order roof tiles - the home will likely sell.  Of course, you still have to think about location and what the rest of the house look... 04/15/2024
