Homeowners, A Plan Of Action If You Have Fallen Behind on Your Mortgage Payments? If you would like to stay in your home and have fallen behind on payments due to a short-term financial setback such as an unexpected expense or a temporary loss of income: A Forbearance allows you to suspend payments for a specified time period. At the specified period, the missed payments are either repaid in full or added on as an extension to the term of the loan. A Repayment Plan is similar to forbearance, although the past-due loan amount is spread out over a specified time frame, increasing the existing mortgage payment until the mortgage is brought back up to date. If you would like to stay in your home and have fallen behind on payments due to a long-term financial setback such as a job loss or a...

Making it to the top 200 nationwide on Active Rain   I'm just wondering if making it to the top 200 of all the members nationwide is a big deal anymore? Currently I rank 197-28-6-1 if you break it down. That would be nationwide-state-county-city.  You now have members reaching 2,000,000 million with many already hitting the million milestone.   The dedication is tremendous if you gauge by the points which in part is the scorecard of what you actually are doing on a daily, weekly, & monthly basis. Putting the points aside I do think the format is user friendly for those that are just now getting started. Along with the encouragement to continue which may be the hardest thing to do in our busy little worlds.   Bottom line is I hope others will take notice and stick with a consistent effo...

The law that accumulates over & over   This law basically says that achievement is the result of constant and perpetual effort. Everything you have done throughout your life negative or positive multiplies over time.   With a quick illustration on money it works something like this. We all want to be rich, but even the rich unless inherited started out by saving something first. Putting away just $3.00 a day from the age of 20 until you were 65 and receiving a return of 9% over those years you would be a millionaire. You would have saved $43,800 over those 40 years and the law of accumulation would have done the rest.     The same goes for prospecting, but it doesn't happen overnight. You have to prospect for at least 90 days before this LAW kicks in. The key is 90 days because it t...

We may never be back….A Real Estate Lesson   I wrote in a previous blog, that our Iguanas have not been seen for three years now and were not seen this year as well. Three winters ago a bad cold snap came through Florida, also known as Global Cooling. They could not find Al Gore during this time for some reason either.   Anyway, it effected these boys visiting our back yard next to the canal. This one especially because of its brilliant yellow/orange colors which is somewhat rare.  Hope they return some day, but I fear they may never be back. This could also be said about some of the Real Estate Practices used a short time ago. Look ahead, for this industry is ever evolving and the need to stay up to date never seems to end.

Time Is Of The Essence Or Is It, When It Comes To Making An Offer?   Have you ever been put into this situation with one of your deals? You put a property up for sale, put the sign out in the yard, MLS, Craig’s List etc. and soon after you get an offer.  Great. The price was low than listed and you are given a written counter- offer. The problem is they don’t respond. In the mean time another offer is made.    Here is where it get’s sticky, the first couple calls back and says we will accept your counter offer. They give hint to bring suit against you knowing the other offer is in place if you don’t sell them the house. What should you do and what options do you have? Here are a couple of things to keep in mind. Most standard contracts have a “time of the essence” clause which gives th...
