A Marketing Plan of Attack for your listing & your business     Here are a few ideas that will not only help sell your property or listing faster, it will also keep your seller informed of their progress toward a closing. There are probably more ideas that could be added but this has shown to be a thorough list that is effective.   Communicate by phone, text or email on a regular basis Use care by completing the listing agreement and all necessary paperwork. Use Obedience to all of your requests provided they fall within the real estate license law. Accounting. Use loyalty throughout the real estate transaction and promise not to discuss any information to agents or others. Disclose any and all material facts I learn through the transaction. Ten Things That Will Disappear In The Very Near Future...   This is USA oriented, but Canada & the rest will not be far behind.   Whether these changes are good or bad depends in part on how we adapt to  them. But, ready or not, here they come.   1. The Post Office Get ready to imagine a world without the post office. They are so deeply  in financial trouble that there is probably no way to sustain it  long term. Email, Fed Ex, and UPS have just about wiped out the  minimum revenue needed to keep the post office alive. Most of your  mail every day is junk mail and bills.   2. The Check Britain is already laying the groundwork to do away with check by  2018.  It costs the financial system billions of dollars a year  to process checks.  Plastic cards and online transactions will  lead to...

WHY A PUBLIC CLAIMS ADJUSTER SHOULD BE HIRED ON EVERY DAMAGE CLAIM      Presently, the insurance market in Florida is very unfriendly to the consumer/policy owner. Top management of insurance companies, with very few exceptions, take every opportunity and employ every strategy to improve their "bottom line", even if that means employing legal, though unethical and/or punitive tactics against a policyholder who makes a claim. Obviously, the more money paid out on claims decreases the bottom line. In today's claims climate, therefore, insurance company employee adjusters, and their retained "independent" adjusters are trained and encouraged to keep claims payments to an absolute minimum, and are encouraged to try to settle every claim for the least possible dollar amount the policyholde...

Sometimes you shake your head and roll your eyes to people's replies...   The Guest Speaker A noted psychiatrist was a guest speaker at an academic function and a man asked a question 'Would you mind telling me, Doctor,' he asked, 'how you detect a mental deficiency in somebody who appears completely normal?'   'Nothing is easier,' he replied. 'You ask a simple question which anyone should answer with no trouble. If the person hesitates, that puts you on the track.'   'What sort of question asked the man.   Well, you might ask, 'Captain Cook made three trips around the world and died during one of them. Which one?''   The man thought a moment, and then said with a nervous laugh, 'You wouldn't happen to have another example would you? I must confess I don't know much about history.' ---...

Yes, I'm afraid they really did say that.... My colleague and I were eating our lunch in our cafeteria, when we overheard an admin girl talking about the sunburn she got on her weekend drive to the beach. She drove down in a convertible, but said she "didn't think she'd get sunburned because the car was moving."   My sister has a lifesaving tool in her car which is designed to cut through a seat belt if she gets trapped. She keeps it in the car trunk.   I couldn't find my luggage at the airport baggage area and went to the lost luggage office and reported the loss. The woman there smiled and told me not to worry because she was a trained professional and said I was in good hands. 'Now,' she asked me, 'Has your plane arrived yet?'... (I work with professionals like this.)   While workin...

Real Estate Funnies..Which Are Painfully True A man bought a new fridge for his house. To get rid of his old fridge (still working), he put it in his front yard and hung a sign on it saying: 'Free to good home. You want it, you take it.' For three days the fridge sat there without anyone looking twice. He eventually decided that people were too mistrustful of this deal. So he changed the sign to read: 'Fridge for sale $50.'   The next day someone stole it!   ______________________________________________   While looking at a house, my brother asked the Estate Agent which direction was north because he didn't want the sun waking him up every morning. She asked, 'Does the sun rise in the north?' My brother explained that the sun rises in the east and has for some time. She shook her head...

When Staging May Be In Your Best Interest For Top Dollars   There are many views surrounding marketing,  house prep,  and staging these days. Of course dollar amount price points may not afford this luxury, however there are many that would.  As competitive as real estate is, jockeying for the best look and highest price, it is wise to position your property correctly.  If your budget allows you to have a full blown staging or a partial do over, my recommendation is to do so. Good luck and happy selling.
