I once had a broker tell my buyers, "The laws in Virginia go back to the boat in favor of the sellers." I was in the office on a Sunday afternoon with buyers and my broker happened to stop by to do some work. While he was there he met the buyers, after hearing that they had lived in several different states, he said "The laws in Virginia go back to the boat and they are all in favor of the sellers." I have been licensed in both Florida and Virginia. Florida is a transaction broker state. All agents in Florida are presumed to be transaction brokers unless otherwise stated in writing.
