The National Association of Realtors issued a call to action today to contact your Senators and Congressmen about extending the deadline on the $8,000 home buyer tax credit.  Click the link above and you can see NAR's video on this subject.   While I am glad that the tax credit has probably helped stimulate the real estate market and the economy some, I also wonder about the longer-term effects of this so-called "stimulus" money on this nation's deficit and national debt.  I would rather see the money in the hands of the people as opposed to Wall Street fat cats or failing banks though.  However I also hear stories on the news and elsewhere of people using the $8,000 to pay for frivolous items.  Kind of a windfall shopping spree. Last night at the Lighthouse Landlords association we had the fantastic opportunity to have Jerrett Brock from the Florida Attorney General's office speak to us for 2 full hours and do a question & answer session.  His presentation was loaded with lots of very pertinent information for Florida real estate investors, Realtors, and mortgage brokers.    The one thing he continued to hammer probably a dozen times was about upfront fees.  Florida Statute 501.1377 and the new Florida Statute 494.00296 are very clear in his opinion.  You cannot charge upfront fees for any transaction used to stop or avoid foreclosure.  Some of the transactions he specifically mentioned that you cannot charge upfront fees for are loan modifications, short sales, forensic loan audits, and mortgage counseling.  S...

As of this date (8/9/2009) a LOT of homes have changed hands (61 properties to be exact) in one month, BUT more homes have come on the market to replace the ones that have been sold. Most single family homes in Altamonte Springs, Florida are being offered in the $200K - $249,000 price range. Most condos are being offered in the $40K - $49,900 price range. The average home sold for about $101,000 last month in Altamonte Springs, Florida. The previous month the average home sold for about $113,000. This 60 Minutes bit has been around for a while, however many people still haven't seen it. Even though the real estate market does appear to have gained some steam recently with all the bailouts and the $8000 first-time home buyer tax credit, that still is not going to do much to prevent the continuous stream of foreclosures.
