"  This pamphlet is all about identifyinf lead hazards in your home. It happens maybe once a year--I get my summer schedule mixed up with the rest of the year and get to church an hour early.  But since this usually happens in the summer, I know what to do.  Go down to Brandywine Park!  It's only a few blocks away, and it's a peaceful place to watch the Brandywine Creek rush by, with flocks of Canada Geese visiting, and even an occasional Labrador Retriever fetching whatever his owner threw in the water for him to retrieve.  This Sunday was also a good time to take a peek at the Brandywine Zoo, which suffered a lot of storm damage from enormous trees crashing into its animal enclosures last week.  Apparently all the animals are safe, but a lot of damage was done. Good News for First Time Home Buyers...Sort of.   It's all about give and take...right? Well that is exactly what congress has done for first time home buyers (Defined as an individual who has had no ownership interest in a principal residence for a three-year period ending on the date of the current home purchase). Under the new law certain homeowners are eligible for a tax credit equal to 10 percent of the purchase price, up to a maximum of $7500. The phase-out for the credit starts for single filers with adjusted income of more than $75,000 and $150,000 for joint filers. Wilmington Delaware- Residents tired of seeing drug dealers in their nice neighborhood of Browntown finally convinced  the city to tear down the Old Cedar Tavern. Residents cheered as the construction crews knocked down the building that stood for more than 70 years. Recently I settled on a home in the Brandywine area of Delaware. My clients were a young intelligent couple with one child and along the way we became friends which happens quite often for me. It's been about a week since settlement and I gave them a call today just to see if everything was ok and if there was anything post settlement I could do for them. Now here is what amazes me!! They were so surprised that I called them to see how they were. Most people think that because we have already been paid and the deal was over that they would not hear from me again. Well that's not the way I like to do business. Yes I would like a referral or 2 but I sincerely called them to make sure they were ok. Going back to the days of William Penn, the area now called Delaware was divided into areas called "Hundreds."  Although these areas still exist, Brandywine Hundred is the only one that still retains the Hundred name. Almost defiantly, the residents proudly claim they live in Brandywine Hundred, because it has a history of becoming home to a highly educated populace, starting in the Post-WWII era.  Thanks to the GI Bill, returning military personnel were able to go back to school and buy a house.  With the DuPont Company's  Experimental Station's location in Brandywine Hundred, highly educated employees located in the area.  In the more recent past, the building of Interstate 95 on its border facilitated quick access to Philadelphia, Baltimore and Washington DC.  With the other borders ...

You are probably wondering what changes add value to a 20th century home(one of the criteria for listing on the National Historic Register is that a property be at least 50 years old).  So put yourself in the place of a buyer, and think about what you need in a home to make it functional for your family.  Unlike the very early home buyer, you expect 1 ½ baths, and a modern kitchen with an eat-in area.  And a pre-1970 home should have oak or pine floors.  If they have been covered by carpets, this is a good time to uncover them and have them professionally refinished with a low gloss (high gloss finishes shout "look at me"). I can't count the number of times buyers have tried to pry up a corner of carpet to see what kind of floor is underneath.  And let go of the wall to wall sculptured ...

Wilmington, like most eastern cities, has been evolving for over 350 years.  After periods of Swedish (1638), then Dutch (1655), then British (1664) colonization, (with Quaker influence) and was granted a borough charter in 1739 by the King of England From the granting of the charter until the Revolution, the town developed steadily into a prosperous business and residential community.  During the Revolution, its milling industries, geographic location, key leaders and resources made Wilmington particularly strategic.

If you are fortunate enough to live in an old house, proceed with caution if you plan to sell it within the next year and feel you need to "improve" it.  Before spending over $1000 on a new kitchen, bath, or other major projects, consult an experienced Realtor who deals frequently with selling old houses.  We often find that sellers jump into projects which suit their taste, but may not fit in with future buyers' taste.  I have seen sellers tear out walls and install baths just to update an old house right before putting it on the market.  The problem is, it may look great in your eyes but net you less than  if you had just sold it "as is" to one of the buyers who frequently want to buy a reasonably priced home and perhaps retain more of the old house feel and put in their own "sweat eq...

With the growing population of Hispanics in many communities, these three groups represent a large part of the demographics that we as business people need to truly focus our attentions on. In 1983, an estimated 8.5 percent of Hispanic renters were saving to buy a home, compared with 12.4 percent of white renters.
