Yes, it's just like a family reunion.  We all know each other so well and this was the 4th Active Rain Meet up at Dagny's.  The day was gorgeous and so was the setting.  Dagny's house is lovely and her backyard and pool were the perfect setting. Featured above (from left to right) are George Souto, Jennifers Fivesdal, Phil Faranda, Dagny Eason, Ginny Gorman, Debbie Gartner, Marilyn Katz, David Popoff,  Tatyana, Barbara Altieri, Ed Silva.   I arrived hot and flustered after a long and hectic day getting lots of samples for customers. Dagny and I have become such close friends that she let me take a quick shower there while the guests mingled.  I felt so much better and it did so much for my psyche.  Thank yuo Dagny.  You are the hostess with the mostess.   Dagny asked us all to bring som...

Have you ever had a weird situation that you didn't want your local community in on? I have... and Active Rain is always like a family - help without judgement.  I just wanted to rant and rave a little about the small things that happen here in the Rain that really are big things. Whenever I have a question - any question - I can easily pick up the phone and call anyone here on Active Rain and probably get the answer.   Whenever I need help - I get help! I needed advice on some forms - ask and yee shall have! I needed help with a client - just ask please.... Last week I had a HUGE (to me at least) question - I called Ed Silva, and got the answer immediately! Yesterday, I had just returned at one o'clock from vacation, printed up some listings, and flew out the door to meet clients 1/2 h...

Wilton is still in a Buyer’s Market, although it is trending towards a Seller’s market. Prices are still lower than a year ago, but there has been a slight uptick in the last three months. Average Days on Market continues to increase. The Average List to Sales Price Ratio remains steady at 95%. The Wilton real estate market appears to have hit bottom in Q1 2012 and is in recovery along with the rest of Fairfield County.

If you are planning a painting project for your home in Wilton CT, it's important to understand the value of proper preparation.   You've probably heard that the final look and durability of a paint job is largely dependant on the amount and quality of the preparation.  A layer of paint is only about the thickness of a human hair; so it won't hide defects or fix a faulty substrate.   Although it can be very time consuming, good preparation is worth every effort as it will improve the quality and longevity of the finished surface.   There are various levels of preparation as well.  If you are using a professional Wilton painter for your interior painting project, it is important to have a mutual understanding of your expectations of the finished surface to determine how "perfect" the end...

WILTON Market Trends Report June 2012   The Wilton, Connecticut real estate market is still a strong Buyers Market.  The chart above show that average sale prices are increasing, but are still significantly lower than a year ago.  However, the number of homes sold has picked up and Average List to Sales price has remained steady. The amount of inventory that the market can absorb has remained steady.   We use the 12 month absorption rate (see chart above) to determine inventory absorption, which means that it would take about 15 months to sell every home currently on the market in Wilton. That's still a very high number for Fairfield County, but the 3 month indicator is in a positive direction, moving towards a more balanced market. If you are thinking of buying or selling in Wilton,...

Why Short Sale vs. Foreclosure- Homes for Sale, Wilton CT Homes for sale, Wilton CT 06897 MYTH-      I can’t afford to pay my mortgage payments!       I stress about how I will find the money to pay my next payment.       All my other bills and providing for my family is way too much stress.       I give up.     I have no other option, but to have the bank foreclose on my property. To have a better understanding on the Mortgage Relief Act: Please see my previous blog on the Mortgage Relief Act .  What is a short Sale in Wilton CT? We all hear the term “...

WILTON Market Trends April 2012 Wilton is still in a Buyer’s Market (as shown by the market indicator trends in orange).  Wilton has over 16 months of inventory (the 12 month figure is used for the absorption analysis), which is one of the highest in Fairfield County and all the trend lines are in favor of the Buyer.

Wilton CT 06897 Huge Fire At Wilton Crest Condominiums I am heartbroken to see the damage at Wilton Crest Condominiums from this past week.    I heard that there was a small fire, folks thought it was out, but it reignited and took many condos, partially and wholly.   I heard that there were three completely gutted, and twelve affected.   Simply awful and sad.

WILTON Market Trends Report March 2012   The Wilton, Connecticut real estate market held has been slowing over the past 12 months. The chart above show that both the number of sales and sale prices are declining. The amount of inventory that the market can absorb is down significantly. We use the 12 month absorption rate (see chart above) to determine inventory absorption, which means that it would take about 15-17 months to sell every home currently on the market in Wilton. It is still a strong Buyers Market in Wilton, more so than many other Fairfield County towns.  The green area on the chart shows one area of improvement.  We hope to see more green areas in next month's chart. Garden Club in Wilton CT Comes to Dagny's to Raid Her Garden!     Kristen Begor and the rest of the diggers came yesterday and removed probably 50-60 plants, potted them, and then took them all home to water and maintain for the Garden Club sale, which will be in mid May!   The Garden Club is a group of gardeners, old, young, experienced, newbies......   and all in between.    It is a place to learn and to pass on information, enjoy gardening with others you have that and other things in common with.   I used to be a Garden Club member perhaps 35 years ago, and loved it.    Lately, in recent years, I have been contributing by donating plants to the Plant Sale in May.      We had already had Kim Young come in March to pull the ocean of bleeding hearts that fill my woods where I have thro...
