Meet Up in Wilton CT was a HUGE Success! We had our annual Holiday Meet Up in Wilton CT tonight, and had 18 folks in attendance, I think.   There were folks coming and going, so we never did get a great group shot.   I have snippets of everyone, ...  I hope... Who attended?    Scott Saradin came first, Maria Racelis next, then a blur -  Vickie Drewes, Ed Silva, Donna Bigda, Scott Webster, Annette Thor, Christi Farrington, George Souto, Debbie Gartner, Janis Borgueta, Barbara Altieri, David Brand, Joseph McCue, Jim Quarello, and last to arrive was Birgit Anich.  My four newer agents got to meet some of my crazy friends at Active Rain! Well, we sure did have fun, did a lot of networking, discussed referrals, and were certainly not lacking in the food and drink!   Lots of wine, beer, water...

Market Trends - Are Open Houses' Attendance in Wilton CT 06897 indicating an upward trend?   We held an Open House at 1 Chipmunk Lane in Wilton, CT 06897 this past weekend, after a small price reduction to $515,000 earlier in the week.    With minimal advertising (the usual - Realtor, Trulia, Zillow, MLS, etc), (no newspapers, mind you) and some Open House signs around town, we had over 20 groups come through in less than 2 hours!    The Open House was held from 1-3 pm on Sunday the 2nd of December, and it was mobbed.   Many were interested in this adorable cape of 1900 square feet, with 4 bedrooms and two full baths.  The roof is young, the kitchen is young, the septic fields are young, and the newly refinished wood floors just gleam at you!    The garage is roomy for two cars, the din...

WILTON Market Trends October 2012 Wilton is still in a Buyer’s Market with 9.7 months' supply of inventory.  Prices are still decreasing.  The Average List to Sales Price Ratio has remained steady at 95%. The Wilton real estate market appears to have hit bottom in February 2012, although the recovery is still rocky. The lowest sale over the past 12 months was $215,000.  The highest sale was $2,375,000.  The median sale price was $751,000.  Two homes sold for over $2 million. What homes are most in demand by buyers in Wilton?  The sweet spot in the market is for 4 bedroom homes with a list price of $825,000-850,000.  They tend to be on the market only 128 days and sell for 95% of list price. http://www.dagnysrealestate.com/ct/wilton/   Home Sales January 2010-November 2012 Wilton CT 06897       2012 had a good Summer.  A big leap in sales shows that there was a lot of activity in the late Spring therefore there were many closings in the summer.   Look at July, with 48 Closings in 2012 verses 27 the previous year, I wonder if the warm winter helped that number.  If you notice a drop in February and March of 2012 this could be a result of Hurricane Irene and the Nor'easter in late October 2011.  I wonder why May 2011 had such fewer Sales than the previous year and 2012??     View Larger Map

Voting Places Wish Lists? My favorite voting place!  I just was conversing with my daughter about the voting place she had to go to yesterday, and thought that I would share with you the contrast.   We are voting at a school here in Wilton, and she is voting in Manhattan Beach, California at a life guard station with this view- Must be nice to go vote with that kind of view.....

Today is the day to vote, and it is very important to hold our most important freedom in highest regard.     Exercise it today, by going out and voting for not only our next PRESIDENT, but also Senators, Congressmen, Selectmen, etc....    There may also be an important referrendum in your area.   Go vote! Remember your most important freedom today!   In Wilton, CT we have voting at Middlebrook School, Cider Mill School, and the High School.  If you are in doubt as to where you should go, simply type into a Google search - "vote wilton ct" - and it will be right there on the top for you.   You just  type in your address, and it will give you directions and instructions....  Another place to search would be the WiltonPatch.com.   It's all there also....

The Newest Hot Water Heaters? I was so surprised just the other day, when walking into the mechanicals room of two - not one - two different homes - to find a different looking hot water heater....   I am used to the round tall ones that hold anywhere from 40 gallons to 80 gallons.    Lo and behold they now have square ones!   Two houses in a row!!   Whaaaat?    I do not know if they are cheaper, more expensive, better quality, etc.   But they sure are different.   Hopefully, one of our favorite inspector friends will stop in and tell us all about it.

Not Only Our Trees,  Especially White Pines? We have all endured a lot here on the East Coast, with Hurricane Sandy blasting through our woods and shore lines.   Trees down in all kinds of directions - some landing in safe areas, and then others  landing in the middle of driveways, or on top of houses.....   We have concluded that the weakest tree we have here in Connecticut is the white pine tree.   It is used by nurserymen for quick screening planting for developments or between close houses.    Many years later, the trees are only tops, waving around in any kind of wind.     What I discovered with this last storm was just how brittle these trees are.    I leaned on a branch of a huge limb that had fallen the night before - very alive still - and it just snapped!    I had always thoug...

Hurricane Sandy certainly blew our tree up in the front of our home.    At first on Monday, October 29th, the back limb crashed across all of our beautiful landscaping in the circle of our driveway.   Twenty years of moving things around and planting little "babies" to grow to adulthood plants and shrubs - wiped out in one fell blow.   A very strong hurricane blow, mind you!!! We have been out of power for 5 days, and are thinking of those with no generators and no heat.   It is getting very cold now, and no fireplace can quite do the trick.   Our power has returned, but 60% of Wilton is still without.

Wilton Hardware Store in Wilton, CT 06897 Opens Oct. 26, 2012 just days before Hurricane Sandy came ashore.    The store had hoped to be open by November 1st, but decided to open early to help the townspeople out before the storm.    Within hours of being open, the store was empty of batteries, gas cans, flashlights, lanterns, etc.   Certain extension cords were sold out, etc.  Andy Eckman, the store manager, has informed me that the store will be restocked with these items early on Monday, October 29th, as the storm hits.   He has gotten an emergency delivery.           Now, this is a store that is service oriented and listens to the people it serves!   Now we as the townspeople, need to use it and keep those doors open!   As I help folks buy and sell their homes, I am always heading i...

Tom Sato and Andy Eckman are bringing Wilton Hardware Store to our town of Wilton, CT  06897 by the end of October.  I am soo excited!    The store shelves are being stocked as I write this post, and the anticipation is beginning to build in town.   We have spent the past year, since Keelers Hardware closed, driving to New Canaan, Westport, Weston, or Georgetown for our hardware needs for our homes.   The new Wilton Hardware will also be a True Value alliance.     The same great quality supplies as at Keelers Hardware will be found at The Wilton Hardware Store.    We are looking forward to the Grand Opening near the end of October!!!

WILTON Market Trends September 2012 Wilton is still in a Buyer’s Market, although it is trending towards a balanced market.  Prices are decreasing, but more homes are selling.  Average Days on Market has been decreasing.  The Average List to Sales Price Ratio increased to 96% over the past three months. A Great Meet Up in Mystic with AR Members from Far and Near! I drove from Wilton, CT to Mystic, CT - Ginny Gorman drove from North kingstown, RI to Mystic, CT - and Joan Cox flew from Denver, CO to Providence, RI and drove to Mystic, CT.   We all met at the S&P Oyster Company for lunch overlooking the Mystic Harbor with a few boats puttering through to the drawbridge.    Lunch was delicious - scallops and mussels were the chosen fare accompanying loads of laughter and chatter.   We spent a good amount of time discussing different methods of marketing and selling homes.  It is always such a worthwhile time spent - even though it certainly was a long drive - I always come away with so many ideas!   And good friendships.

Where Have I Been?  My Daughter's Wedding! For those of you who are following me, or who occasionally check in on my blog, I felt a little letter of explanation was needed for my lack of communication all summer.    My daughter got married this summer on August 4th to the most wonderful fellow!!!   I thought this was going to be so much fun (it was!) and sooo easy (it was!!)   My daughter was in Graduate School for the last two years, and teaches two kindergarten classes back to back in the LA area.    So, planning a wedding was a monstrous task for her!   But, being the most organized person in this entire world, and wanting to do it her way - who doesn't want their wedding done their way - she accomplished this feat.   She finished both schools by the end of June, had already had her ...
