  WESTON Market Trends Report January 2012   The Weston, Connecticut real estate market is still trending  down. The slowdown earlier in the year can be attributed in part to the power outages that accompanied Tropical Storm Irene and the freak October snowstorm. However, the 3 month comparison shows that both the number of sales and sale prices are still declining.  The amount of inventory that the market can absorb was down significantly in the second half of the year, likely due to the power outages from Tropical Storm Irene and the October snow storm, which kept buyers away.   We use the 12 month absorption rate (see chart above) to determine inventory absorption, which means that it would take about 13-14 months to sell every home currently on the market in Weston. This is slightl...

Who Fits Here? Real estate agents come across many crazy and many interesting things in our daily efforts to sell and list homes.   Many times, we will come across unusual pieces of furniture, or interesting things from clients travels around the world.   While showing homes this afternoon, we came across something I have not seen in many many years - if ever.    It was an amazingly short tub in a small bathroom.   Perhaps I am showing my lack of 30 years in the business, but I had never come across one before.   My client took a picture for me, as my phone was in the car.   I have never seen one so square.  It would be fine for a shower, but who could use the tub?   Only a child, I suppose. Weston CT 06883 Market Report  January - September 2010 vs. 2011 The real estate market in Weston CT 06883 has been fairly steady in its sales for the past two years.   September 2011 recap: Total home sales for the month: 6 The Average Days on the Market: 126 Low value of $455,000 for a cape.   High value of $1,535,000 for a colonial single family home.  Average sold price of $1,005,3333. Median price of $907,500  Average list price was $1,069,333. Actual purchase price was an average of 6% off of the list price.     Weston CT 06883's real estate market is, obviously from this graph, a pretty steady market place.   Year over year, for the same time period, not much change in the pattern of sales in numbers and values at this time.

Hurricane Irene in Weston CT 06883 Hurricane Irene has had quite an impact on our communities here in CT, and especially here in Fairfield County.  There are flooded basements, flooded roads, trees down everywhere, no power, no cable, and thank goodness, no need for heat. Everywhere we drove today there were trees blocking the roads, and wires hanging across the roads.   Along all of the river banks, there was flooding.   I believe this picture taken in Weston CT 06883 is worth a thousand words.                                                                 How much snow can we handle?        I drove pass my neighbors homes on Thursday afternoon after a long night where anywhere from 15-20 inches fell in Weston and the surrounding towns. The  sheer mass of snow everywhere I turned was both beautiful and dreadful.  There are mountains of snow  everywhere and I felt claustrophobic.                                        Can anyone get my mail? Seven months into the year, Weston is showing the signs of this difficult Real Estate market.  Through July 31, 40 Single Family homes have sold.  This is 45% below the pace of last year.  This pace is trailing 2007 by 61%. The Average Selling Price is $963,863 so far this year.  This number is down 23% from last years $1,281,550. Homes sales are the highend are experiencing the largest slowdown. So far this year, no homes over $3 Million have sold.    This data is based on the Greater Fairfield County MLS.
