I Don't Have Any Hot WaterI received an early morning phone call from a distressed young lady. She identified herself as a new tenant in a condo. I asked her where the condo we located and she told me, which brought an image to mind.I have no hot water she sobbed. How do I get it?  I told her to look at the electrical panel and see if the breaker was on or off.I also suggested that she look at the hot water heat after I told her where it might be located and see if it had a valve that was turned off.I also told her that if the breaker had been turned off, then she would have to wait for the water to heat up before she could use it.I then asked her how she came to call me, and she said mine was the only number on the website. Actually, it was a blog post I had written about the complex y...

There's a Difference Between Helping and SteeringAs real estate professionals we learn to find other professionals in necessary businesses to make our client's transactions flow smoother. It could be loan officers that we trust, lawyers that can handle closing properly, as well as inspectors and even tradespeople if repairs are needed. We also need to be mindful to have a few of each to give clients options and to also keep ourselves out of trouble if a question of steering arises.SteeringIn real estate, steering refers to an agent who steers potential buyers to neighborhoods as a discriminatory measure. It also includes sending buyers or sellers to specific people, as there is some type of monetary kickback for the agent. All are illegal and could mean not only loss of license but also ...

Making Your Connecticut Home Purchase PrimaryThe dream of home ownership has never been stronger than it has the past couple of years.  Interest rates were at historically low levels and buyers were into bidding frenzies to get their piece of the American Dream.Amid the anxiety, it was very easy for buyers to get so emotionally involved that they would forget what they had been told by their loan officers and agents about keeping their spending under control.Loan officers will talk about debt ratios and how important they are to a credit score and also getting a more favorable loan interest rate.Buyers will be warned about not getting any new credit cards, or even dropping existing cards. This advice can get lost once the emotions of having a house under contract hit.Sadly, I have experi...

Almost .... Wordless WednesdayHaving a room that overlooks a golf course allows one to see the various skills that people may or may not possess when it comes to the game.Very few understand that it is a game that cannot be won, just the accomplishment of having a better score than your playing companion.Lost balls are never desired and looking for them can get frustrating, especially if you saw the direction it went.Looking down from my window, I saw a couple of balls that will never be found. Trees can be problems, but palm trees have shelves that are the perfect rest stop for a ball. The group on the fairway had no such problem and were perfectly positioned to reach their green.Almost .... Friday Flags  A Waterbury CT Flag Waving ProudlyThere is a cemetery directly across the street from our office.  There is a flag there, but it is sheltered by several large trees, so it is very seldom doing anything other than just on the pole.Yesterday was a different story as the wind direction was perfect and my timing likewise.I try to be observant while doing my routines, but I do not see many flags aside from residential properties. I wonder if the business owners would rather be in some other country.  I will keep a mental note of that when I look for goods and services in the future.Friday Flags  A Waterbury CT Flag Waving Proudly

Waterbury CT 2022 Year End Real Estate Market Analysis The year 2022 was a year of transition to the strong buyer's market of the previous 2 years.  The rise of interest rates created due to the inflationary trend put some buyers back into a waiting mode.  Businesses are on the rebound and their biggest obstacles are the rise in raw materials as well as the lack of qualified employeesIn spite of this, after a brief pause the market in Waterbury CT began its rise and finished the year strong. Historically lagging in home prices, Waterbury saw a large spurt in median values and hopefully the trend will remain for the foreseeable future.  For the year 2022, the market sales or absorption rate for Waterbury CT was 77 sales per month, with an average sales value of $229,826 and average days ...

Ben Kinney : Tips on Selling Homes in This MarketThe Zoom call this week was presented by ActiveRain's own Ben Kinney. In addition to being owner of this platform, his roots are as a real estate agent and over the years his efforts have been more than successful. As all can see, there has been a shift in the market, and this will require a shift in business approach going into the new year.Ben made his presentation with data obtained from his network and specifically data from Goldman-Sachs.InflationEveryone is aware of the inflation data that is being offered on a daily basis. What few recognize, is that some inflation is necessary for economic growth and the Fed attempts to moderate the rate by increases in the Fed rate. Inflation is what has all of us paying more for goods and servic...

An Update  Remember That You Work for Me!In looking at a post for this month's challenge I went into my archives to find the post that had received the most clicks. It was this post in 2013, that had gotten Featured and re-blogged a couple of times that seemed to resonate with so many fellow members at the time.I washed off a little dust and brought it back as some times we just forget ourselves. The buyers were anxious to make a spectacular deal and had I done what they requested, they would have lost the home of their dreams. In retrospect, I should have titled the post  Remember that I  Work With You Remember That You Work for Me!These were the words spoken to me by a client while we were reviewing the inspection report on their intended purchase. They wanted me to make a claim for cr...

The Fall Colors Are Here In Central CT, Week 4As we head into the last days of October, the colors are truly, showing and with the drop in temps and wind, the trees will be shedding the foliage quickly.I have been showing the progression of the colors on our par 3 fifth hole.On October 1 we had very little in color surrounding the green. On October 9, it was starting to show shades of yellow and red.Coming up to October 16 we are definitely getting to the cusp of peak in color surrounding the green. This morning it was very distracting for the wind blowing the leaves, and the colors around the hole. From the tee, the hole was bright. And looking back at the tee from the green was just as impressive. We are very reaching peak and then the dark side of autumn with the onset of winter starts.Th...
