Here are the latest results of the Washington CT Real Estate Market, June 2013 The statistics don't always show everything. When putting my results together for single family home sales and other stats in Washington, CT I noticed a few things. The number of sales are down by 2 when compared to May 2013, and only up one from June 2012 The average list and sale prices are up compared to both May of 2013 and June of 2012 But... my web site is busier than it has been with people searching for homes for sale in Washington, CT! And I mean busy! The most popular home looked at by buyers on my site right now is a home in New Preston (Washington) CT on Lake Waramaug. Is the real estate market starting to change in Washington? We shall see. Currently there are 80 active single family homes for sa...

How is the real estate market in Washington, CT doing? As of the end of May in 2013 Washington has seen 13 sales for the year, 8 in May alone. I would hestitate to say that the market is coming back in Washington, but when you compare the market to neighboring towns of Roxbury and Bridgewater, Washington is doing far better. Because Washington has many luxury second home buyers, the market is somewhat tied to the availability of discretionary funds in New York City. There are some big draws to Washington, CT. The proximity to New York City, Lake Waramaug, great restaurants, a vibrant art association and community, the world renowned Mayflower Inn and Spa, a low mill rate (currently at 11.5). Washington is beautiful, with rolling hills and open farmlands, large estates and more modest ho...

Today's favorite is our newest listing at 114 Bee Brook Road in Washington, CT. This wonderful vintage home has a few surprises. You have your very own gate into Hidden Valley and all the trails and beauty inside, your own built in pool and your choice of either renting the accessory apartment or renovating the space it and using it as a large master suite, and last but not least, a "secret room". The house is charming, certainly holds the original character of a 1930's home. The large eat in kitchen is the heart of the house and opens to the dining area and the family room with a fireplace surrounded by local pink granite. The parlor is in the front of the home, with hardwood floors, wonderful light flowing in the windows, a very comfortable room. Arriving upstairs you come to large ha...

Although the national news says otherwise, 2012 real estate sales for Washington CT ended on a sour note with only 3 single family homes selling in December. Washington has been struggling all year, being primarily a second home luxury market, "discretionary funds" have not been as free as they once were. November brought hope to the market, 8 homes closed. That was the highest in the year. However a repeat in December was not meant to happen. As I write this, there are 66 single family homes for sale in Washington, CT. No homes show under deposit, which is troubling yet again. The good news, the inventory is lower than it has been during 2012, we shall see if this remains the case or not.2012 Year End Real Estate Review for Washington, CT. 41 single family homes sold. The average list p...

My dear friend Ann Fisher took me out for brunch today at The White Horse in Marbledale (Washington) CT. Wow, what a spectacular meal I had!On her recommendation we both ordered the Lobster Pot Pie with mixed greens. It is on their brunch menu. I have to say it was fantastic. The pot pie comes in its own ramekin, they even put a little horse on the top made of crust, very rustic looking. When I broke open the pie  the smell alone was enough to entice me to dig in! There were sweet, succulent chucks of fresh lobster inside in a delightful white sauce. Mouthwatering, really. Check out the menu for the White Horse here.(And might I add, if you are going with someone, make sure they don't eat much. Ann eats like a bird, I got to finish her Lobster Pie!) Of course we topped it off with a Bel...

Want the truth about the real estate market in Washington, CT? Here it is. Sales are slow, only one listed for September 2012. The absorption rate, or the time it would take to sell the current inventory that is on the market, if no more homes were listed, is 92 months. That is the highest it has been all year. For those selling their homes in Washington, CT this number is very important. If you want to be the one that sells, you must attract the buyer, the marketing must be aggressive and relentless, you must price it right, you must also have the patience of a saint.Buyers who are thinking about a home in Southern Litchfield County, Washington is certainly a fantastic option. There are magnificent homes available ranging from a modest retreat to a wildly fantastic estate homes. Washin...

The drum is sacred, when a drum is finished being built it is given an awakening song, it is guarded, it is never left alone, nor uncovered when not in use. A drum was considered to be so special it could even own property. The beat of the drum is the first and last thing we hear, from our mothers heart beat to the last of our own heart beat. These are just a few of the things I learned last night about Native American drums at The Institute for American Indian Studies in Washington, CT. My friend Ann Fisher invited me, and I was so happy we went. There was a fantastic meal first, before we went to listen to the drummers and singers. Eaten outside in celebration of the earth and sea, we had lobsters, steamers, corn on the cob and potatoes. And because this is New England, toss in some cl...

Washington, CT real estate market, great news for buyers, no so great for sellers.Because Washington CT is a small town (with a population "exceeding 4,000" according the the towns website) I expect sales to be lower than neighboring New Milford, CT. It is also more popular as a second home destination, historically favored by people from New York City looking for that quintessential New England home. How is the market in Washington, CT?As a seller in Washington, CT you can expect to wait a bit before your home sells. On average, the days on market are high, currently at 354. There is also 19 months of inventory on the market. If no other homes were to come on the market, it would take 19 months to sell the current inventory. In addition to a 354 average days on market, there will be a ...

What's the real estate market doing in Washington, CT? I do love Washington, lived there for a few years and it remains near and dear to my heart. Washington is comprised of a few different areas, Washington, Washington Depot, New Preston, Marbledale and Woodville. Encompassing 38.7 square miles of some of the most beautiful Connecticut countryside, Washington has long been a favorite spot for that quintessential Connecticut country home. With a population of approximately 3,556, it is a quiet spot, with an emphasis on the arts and land conservation. Washington is home to some of the most beautiful places, Lake Waramaug and Steep Rock are at the top of my list. For a bit more about life in Washington, CT, take a peek here. Washington, Connecticut, how is the real estate market? Looking back from 2009 through today, the real estate market in Washington, CT is down. The average sale price is down, the average market time is down (that is a good thing) and the verdict is not in about the total sales for the year. I doubt that 15 homes will sell between October - December of this year. It looks like 2010 was the better of the three years all around for anyone selling. For buyers, this just might be the year. Selling in Washington, CT in this market is not easy. There is plenty of competition, as I write this there are 86 single family homes for sale. Ranging in price from $189,999 to $8,995,000, Washington does consist mostly of higher end homes for the second home luxury market. If you are selling, you must ...
