Sadie Mae Foundation needs foster parents! Sadie Mae Foundation Animal Rescue League is a 501c3 non-profit organization that works with local shelters and pounds to rescue animals from being euthanized due to overcrowding.  For example, they work primarily with the Hartford Pound which will euthanize animals after 10 days if no one adopts them. According to their website, they used to rent space from a local kennel but they have lost that space and now must rely on volunteers taking the animals into their homes until the animals can be permanently adopted. Sadie Mae Foundation will be holding an information session on being a foster parent on July 22, 2011 at 6:30 in Vernon, CT.  This session will provide information about everything that is involved in being a foster parent, and they a...

Vernon CT Market Report ~ May 2011   The Vernon CT real estate market showed some strong gains in terms of closed sales during May 2011.  There were 14 closed sales with a median price of $177,500.  This compared very favorably to April's closed sales which were just 5, and the median price during April was $155,000.  So we saw increases in both number of sales and median price. In addition, the list price to sale price ratio improved as well, with 96.15 in May and 94.6 in April.  Days on the market improved to 52 in May from 83 in April. So all in all, positive trends were reported. When we look at May 2011 compared to May 2010, we see interesting results as well.  Vernon is the the only town I have reported on this spring that saw more closed sales over the corresponding month last ye...

435 Hartford TpkVernon, CT 06066(860) 875-1344 I found myself showing properties in Vernon CT around lunch today,  and I remember how I went to Rein's Deli in Vernon CT before. The best New York Deli here in CT.  I thought I would go there again since it has been a while.  Yes, I've blogged about this deli before (about 2 years ago) but it is WELL worth the repeat again. Rein's Deli (founded in 1972) in Vernon CT, right off I-84.  I was blown away, again.  Walking through the door you instantly felt that you were transported to NYC.  There is a life size Statue of Liberty in the middle of the diningroom.  The smells and the display cases were if I was standing in SOHO, not Vernon CT. I ordered a corned beef on rye (fresser.. wondering what this is.. you'll have to go there to find out)...

The Year in Review - Vernon CT Median Home Prices Like other towns in the area, Vernon experienced two spikes in the number of home sales during 2010--one in June when the homebuyer tax credit expired and one at the end of the year.  Let's look at the number of closed sales by month for the year 2010: Now let's take a look at the median prices for each month during 2010 in Vernon CT. For the year, the total number of closed sales was 170 in 2010 compared to 222 in 2009.  The median price for the entire year was $191,000 in 2010, compared to $194,450 in 2009.  So while there was a significant decrease in the number of sales, the median price fell only slightly. Another interesting observation is that median days on market was 39.5 in 2010, compared to 47 in 2009.

Vernon CT Market Report for November 2010 During November 2010, there were 22 closed sales in Vernon CT with a median price of $226,000. During November 2009, there were also 22 closed sales with a median price of $200,000. Considering that last November had the impetus of the first-time homebuyers' tax credit (which only later had been extended into 2010), this year's November sales seem quite robust.  So number of sales stayed the same, and median price increased this year as well.  Comparing November statistics to October 2010 and September 2010, the housing market in Vernon shows significant improvement.   Here is the breakdown by price range: Price Range November 2010 November 2009 Under $100,000 4 - $100,000-$149,999 3 2 $149,999-$199,999 2 9 $200,000-$249,999 7 6 $250,000-$299,99...

As of this week, a recent study by the real estate data provider, CoreLogic, has revealed that about 11 million US homes are occupied by owners who owe 15% or more than the current appraisal value of their home.  This amounts to an alarming 23% of American home owners. This tells us that an even larger number of Americans are "underwater" on their mortgage in some capacity.   Amidst the recent real estate bubble, millions of Americans have found themselves facing the question of whether to fall into foreclosure or attempt to sell their property through a short sale.  The next question is usually "which is better for my credit?"  First, It is important to know the difference between the two processes.  Although there may not be one with any ultimate advantage over the other, this will he...

Valley Falls Park Valley Falls Park is a magnificent piece of natural beauty that is located in Vernon CT, at the edge of the eastern highlands.  It's a great place to go bird watching, hiking, or just marvel at natural beauty.  Valley Falls Park has been a local favorite for years, and remains one of the preferred places to spend a relaxing afternoon in Vernon CT.  This park is just as rich in history as it is in natural beauty, which dates back to the 18th century.  In 1740 a fellow by the name Thomas Johns constructed a saw mill near one of the many ponds in Valley Falls Park.  In 1790, two local residents, Joseph and Samuel Carver purchased the water rights and mill, and turned it into a linseed oil mill.  When cotton and wool fabric began to take root in society, the need for linse...
