STRATFORD Market Trends September 2012 Stratford’s is still a Buyer’s Market with 7 Months Supply of inventory for the 12 month period, which is close to a balanced market (6 months supply is balanced and less than 6 months is a Seller’s Market).  In fact, the 3 Months figure shows 5.9 months of inventory, so Stratford is moving closer to a balanced market. In retrospect, Stratford’s real estate market appears to have hit bottom in Q1 2012 and is now in recovery.  However, the signals remain mixed.  There has been no real upward trend in prices, but inventory is decreasing and the number of sales has been increasing.  Stratford CT Real Estate Market Report - August 2012 Stratford CT August 2012 single family home sales were exactly the same as compared to sales in August 2011 but showed a hefty 30% increase over July 2012 sales.     Stratford’s market has improved over the past three months.  It is still a Buyer’s Market as Months Supply on Market is 7.1 for the 12 month period, which is close to a balanced market (6 months supply is balanced and less than 6 months is a Buyer’s Market).  In fact, the 3 Months figure is 6.3 months of inventory, so Stratford is inching closer to a balanced market. In retrospect, Stratford’s real estate market appears to have hit bottom in Q1 2012 and is now in recovery. What homes are most in demand by buyer in Stratford?  The sweet spot in the market is for 3-4 bedroom homes with a list price of $225,000-275,000.  They tend to be on the market only 88-106 days and sell for 94% of list price.

    Stratford’s market remains stable. The Spring market didn’t bring a major shift towards a Buyer’s market. Months Supply on Market is 7.1 for the 12 month period, which is close to a balanced market (6 months supply is balanced and less than 6 months is a Buyer’s Market). In fact, the 3 Months figure is 6.4 months of inventory. In retrospect, Stratford’s real estate market appears to have hit bottom in Q1 2012 and is now in recovery.

  STRATFORD Market Trends April 2012     Stratford is still in a Buyer’s Market (as shown by the market indicator trends in orange).  Stratford has over 9 months of inventory (the 12 month figure is used for the absorption analysis), which is actually among the lowest in Fairfield County.   Six months of inventory is a balanced market, favoring neither Seller nor Buyer.  Less than six months is a Seller’s market.  Many towns in Fairfield County have a year’s worth of inventory or more. The Average List and Sales prices are still declining, but this may be more reflective of fewer sales on the high end than a true decline in prices over the past 12 months.  Mid-range prices appear to be pretty stable, but sales at the high end of the market are slow.
