The unemployment report which I saw on CNBC stated that the US economy lost 85,000 jobs in the month of December which could mean the mortgage interest rates could come down a bit from their existing positions.   The mortgage interest rates have been going higher and higher since November 30, 2009.  The poor report today could cause a small drop in rates and that's what most home buyers will be hoping for.   In my opinion, lower rates could cause much mortgage rate lock activity as most borrowers and most mortgage professionals did not lock in before November 30th.    Let's hope for a decrease in the mortgage interest rates so that more consumers can take advantage of these low rates.  You can't get greedy in this highly volatile market and you need to be pro-active.  I watch the market...

How to fix your credit in Fairfield CT: Part 2 of a 4 part series In part 1 I covered obtaining a copy of your credit report. Now that you have your credit report, you need to go through it item by item and make a list of all the negative (know as deragatory) items contained in the report.  Once you have your list of the negative items you are ready to begin your credit repair. At this point you need to make a choice.  Are you going to attempt to do the credit repair yourself or will you hire a professional.  This could be a topic for a whole other post so I will leave that issue alone. If you decide to go it alone, you'll want to write to the three credit bureaus at these addresses: Experian                         Trans Union Consumer Relations        Equifax P.O. Box 2002            ...

You don't have to be rich to get audited. To protect yourself, get a receipt for any donation you plan on deducting. And keep those receipts for seven years-unless it suspects you of outright fraud, that's how far back the IRS will go with an audit. From your realtor

Studies show that the longer a property stays on the market, the less the seller will net upon the sale. It is very important to price your property at a competitive market value at the signing of your listing contract. The market is so competitive that even over-pricing by a few thousand dollars could mean that your house will not sell. An Overpriced Home:· Minimizes offers· Lowers agents response· Limits qualified buyers· Lowers showings· Lowers prospects· Limits financing· Wastes advertising dollars· Nets less for the seller

Buying bank owned propertiesThere is a lot of interest in buying bank owned properties these days. A lot of information, some good and some bad, is floating around about the subject.   Often the information offered is for sale, with the promise that you can make a lot of money with little effort once you know "the secret formula".  The fact is that there are no secrets, and to make money does require effort. What's an REO?REO stands for "Real Estate Owned".  These are properties that have gone through foreclosure and are now owned by the bank or mortgage company.  This is not the same as a property up for foreclosure auction.  When buying a property during a foreclosure sale, you must pay at least the loan balance plus any interest and other fees accumulated during the foreclosure proc...

Your Stamford home may look good from your point of view, but a buyer's perspective can be completely different. So step back and take a fresh look at your home. Here is a quick guide to getting the most objective look at your property.  Take drive around the block, and try to visualize your home and your neighborhood as if seeing it for the first time.Consider your home's curb appeal; does it need a new coat of paint? Is the driveway stained? Could it use a bit of landscaping? Pull into the driveway and take look at your property. Take a fresh new look inside. Make a list of any potential red flags.   These are issues that buyers would see. Make another list of the areas that are attractive about the house. Detach from your personal feelings and be as critical as a buyer would be. Tak...
