Shelton CT December 2009 Single Family Market Report - Sales SURGE! Shelton CT single family home sales SURGED in December, 2009, as compared to the same time last year. MLS data shows Shelton single family home sales in December were UP 57% from December 2008.  Average list and selling prices were down 11.86% and 13.77% respectively. These numbers were considerably more respectable than November's report.  Average days on the market indicated a 40% increase; however, there were a few listings at 300+ days which skewed the results.   Those particular houses being sold is good news, also. Inventory is MOVING! Go Green -- Save Green with up to a $1,500 Tax Credit As a followup to my post about  appliance rebates, here is some valuable information for homeowners interested in saving energy AND saving some cash at the same time.   When you purchase and install energy efficient items (listed below) in your ‘principal residence', you will be entitled to receive a tax credit of 30% of the cost, up to a total of $1,500 through December 31, 2010.  A ‘principal residence' is the home where you live most of the time, including a house, houseboat, mobile home, co-op apartment, condo and manufactured home.  The home must be in the U.S.    Vacation homes are not included.  Renters are not eligible for any of the tax credits. Shelton CT Condo Market Report for November 2009 The condo real estate market in Shelton CT for the month of November, 2009, was BOOMING in sales as compared to the same time last year. MLS data shows Shelton CT condo sales in November were up 183% from November 2008.  Average list and selling prices were down 21% and 17% respectively. The high sale was in Aspetuck and the low sale was in Asbury Ridge. Shelton CT Single Family Market Report for November 2009 Here's what happened in the single family real estate market in Shelton Connecticut for the month of November, 2009, as compared to the same time last year. Homebuyer Tax Credit Expanded and Extended It's Official.  Today President Obama signed legislation that extends and expands the former First Time Homebuyers credit.  The credit is now simply called the Homebuyer Tax Credit. The National Association of Realtors has provided a chart which lists changes from the original First Time Homebuyers Tax Credit.  Here is additional information on the Homebuyers Tax Credit provided by NAR: If you qualified for the original first time homebuyer credit, you do not have to close by December 1, 2009.  Since the new legislation was signed today, that date no longer exists.  If you are an existing homeowner, your new house does not have to cost more than your old house. Real Estate Final Inspection --  The Walkthrough Before Closing  You're almost at the end of the transaction.  You can see the light at the end of the tunnel, but you're not done yet.  It's time to schedule the walkthrough of your soon-to-be home. The main purpose of the final walkthrough is to be sure the property is in the condition you expect it to be and nothing has changed (except for normal wear and tear) since the contract was made.  Period.  Buyers: This is not the home inspection.  Provided an inspection was done, this is the time to be sure any repairs agreed to as a result of that inspection were completed. This is not a time to make out a punch list of things you don't like about the house that you think need to be fixed.  Sorry, too late.  You do want to make a list, though...

The Echo Hose Ambulance Service in Shelton CT is hosting a 60th anniversary celebration on Saturday, September 26, from 2 p.m. to 6 p.m.   This event is part of the Valley United Way Harvest House.    The 400 square foot Harvest House will be erected by volunteers from donated food ( yes, that's correct!) on the Shelton Downtown Riverwalk grounds on Saturday.  See more information here.
