I am one of those shoppers who will find something I might like to buy and then hold off actually purchasing for a day or even more.   Why?  I don't know.  Maybe I just don't like to impulse buy. Maybe I have to think about it for awhile to be sure it's a good deal.  Maybe I want to make sure I really need it.  Maybe I am getting tighter with my money.  Whatever it is, many times I will make my ‘delayed' decision only to find the item I now ‘really' wanted is no longer available. Someone else has purchased it and there is no longer anything exactly similar.  Bummer. Because of my frequent buying indecision my husband has gotten accustomed to saying "If you like it, buy it".   I still don't regularly take his advice so I continue to get burned by my purchasing delays. There is always som...

The Shelton CT condo market report for June 2010 showed a 114% increase in sales compared to the same period last year.   However, we should probably acknowledge that the homebuyer tax credit had something to do with the strong number of sales. Average list and selling prices were both down 26%.   Not so hot, there.  However, further analysis shows the sales were slightly skewed by a $895K sale in 2009 that brought that month's averages up considerably.  To get a more accurate picture, take a look at the median sales figure, showing a 9% decrease in selling price. Days on the market went up 161% due to five units being active more than 8+ months.   Following are the Shelton, CT condo property transfers for June 1-30 recorded as of July 12, 2010.  The high sale was in the Renaissance, an...

Shelton CT Single Family Market Report for June 2010 Shelton CT single family home sales, including Huntington and White Hills,  were UP 35% from June 2009.  The average list and selling prices were down 6% and 5% respectively, and median price was down 9% from the same period last year. Days on the market were up 8%. Here's the shocker!  The absorption rate for the month of June was actually the lowest in quite some time, with 5.86 months to sell off the current inventory.  That statistically puts June into a 'seller's market'. Remember that?  Well, don't get too excited, though, as sales were boosted by the homebuyer's tax credit.  Nevertheless, it did happen and numbers don't lie.  Where were all the single family sales for the month of June in Shelton?  The hot spot was in the $300-...
