Shelton CT Condo Market Report ~ May 2011 ~ Shelton CT Real Estate Condo sales in Shelton CT for May 2011 were up 33% compared to the same period last year.      May averages showed significant increases over May 2010.  Average list and selling prices were UP 41% and 49% respectively. The median was UP 58%.  Now, before we get really excited, let's see what brought the prices up. Let's take a look at the Shelton Condo property transfers for May 2011 as well as a chart showing where the bulk of sales were.    62.5% of sales were in the $400-500K range, three of which were in the new Cranberry Hill Estates, Shelton's newest residential community, on Armstrong Road. Shelton CT Single Family Real Estate Market Report for May 2011 Shelton CT single family home sales for May 2011 were off 30% from the same period last year.  Further analysis of the dropoff in number of houses sold in May 2010 compared to May 2011 is directly attributed to the expiration of the homebuyer tax credit in June 2010. Sales in May 2010 were artificially inflated due to the credit and will be much the same with the June numbers.  Average list and selling prices INCREASED 11.48% & 10.64% respectively.   The median home price was UP 15% from the same period last year. The 47th Annual Arts and Crafts Fair on the Huntington Green in Shelton CT will be held on Sunday, June 5 from 10 – 4.  Rain date is June 12. Hopefully…not needed.This was one of the first events I attended in the area when I moved here 26 years ago.  I remember being overwhelmed by the number of exhibitors as well as the pure, raw, creative talent displayed.Any attendee should find it easy to really appreciate the love, dedication, and time that goes into each and every piece of art or craft created. Derby-Shelton Memorial Day Parade Monday May 30, 2011 The Derby Shelton Memorial Day Parade kicks off on Monday, May 30, with a full schedule of marching and music, at 9 a.m. in Derby at Elizabeth and Cottage Streets.The parade will proceed on Elizabeth Street to Main Street to the Derby-Shelton bridge. Setting up for a Fabulous Book Sale!This morning, along with other Friends of Shelton Libraries, I'll be working at the Huntington Branch Library to set up for the Library Book Sale that will take place next week. This group is great - women of all ages, all of whom love books and our libraries. We always have good laughs, so although I know I'll come home with an achy back, it's totally worthwhile.     The Huntington Branch Library will have books in many categories, including House & Home, a large Children's section, History, Art, and many more. By far the largest pool will be the general fiction section. James Tate, a senior at Shelton High School in Shelton, CT, is a hero.  James became famous this week for being suspended and banned from attending the school's Senior Prom.  When you think of his punishment, keep in mind that this is a a day and age when schools have increased violence, cheating, bullying and a decrease in learning, standardized scores and graduation.   What was James Tate's crime?  See for yourself: That's right.  James and some of his friends came up with a creative way to ask a young woman to the Senior Prom.  They cut out letters with cardboard and affixed it on the side of the school.  The young woman (you can see her name above) was amused and accepted his invite.  The school's officials had other ideas.  They suspended James (and the friends who helped him stick...
