Shelton CT Sunset Run for the Warriors Postponed to October 9Hurricane Irene came down hard on Shelton CT last weekend.  Thousands of trees down, flooding, power outages (which still continue for many), school opening delays, and event cancellations have plagued the city.  Residents and businesses have been slowly getting back to some normalcy. My FIRST Hole in One at the Shelton Exchange Club ProAm Golf Tournament at Brownson Country Club Shelton CTI finally experienced my first hole in one.  Well, don’t get too excited about this.  I am going to come clean right up front and tell you it wasn’t me who hit it into the cup on one shot.  I only do that in miniature golf!Here’s what happened –Yesterday was the day for the Shelton Exchange Annual ProAm Golf Tournament, the Exchange club’s biggest fundraiser of the year.  I am a member and worked at the tournament. My assignment was being a hole spotter on the 211-yard-upward-tee-shot first hole at Brownson Country Club in Shelton on a particularly glorious day. Irene Didn’t Ring the Doorbell. She Knocked the Door Down ~ Aftermath in Shelton CT It’s almost over. I say ‘almost’ because the winds have just picked up again and I can ONLY hope that more trees don’t topple. Unfortunately, for me, I have some serious cleanup issues to deal with. My property looks like a war zone.  Insurance adjuster is coming tomorrow.   I am looking out at a huge tree precariously hanging on my power lines. Please, let me keep my power! I commented to my husband on Saturday morning to take a look at how nice the yard looked because it probably won’t look the same 24 hours from now. My property and some of my neighborhood looks surreal.  I saw people taking pictures of my house and property earlier.  Yeah….I know…it looks pretty scary. We will make our way out of it....

Shelton CT Public Schools Bus Routes for School Year 2011-2012 Get ready for the yellow invasion.   Shelton CT public schools will be having a school bus practice run on Thursday, August 18 to ensure preparedness of drivers.Last year’s school start was a bit problematic and confusing due to the opening of the new Perry Hill School.  This year maps have been updated to avoid a recurrence of problems experienced last year. 60 unused bus stops have been eliminated and Shelton Intermediate School and Perry Hill school will have some combined runs with the rest being segregated.The Shelton Public Schools bus routes as presently posted may change slightly due to new student registration, daycare dropoffs and changes of address. Shelton CT Condo Market Report ~ July 2011 ~ Shelton CT Real Estate WOW!!  ANOTHER strong month in condo sales in Shelton CT.  Condo sales in Shelton CT for July 2011 were up 225% compared to the same period last year.       Additionally, average list and selling prices were BOTH UP 19% and the median remained pretty flat as sales were evenly distributed with the $200-$300K range being the sweet spot.     Take a look at the Shelton Condo property transfers for July 2011.     The year-in-review chart shows condos sales hitting the highest number of sales this June.  Moving forward, August is looking good as there are 8 condos under deposit and 31 units under contract.     The absorption trend for the last three months continues to move DOWN and came in at 6.79 months for ALL prices -- pr...

Shelton CT Single Family Market Report ~ July 2011 ~ Shelton CT Real Estate   Shelton CT single family home sales for July 2011 continue to be in an upward trend since April.  Sales were up 14% since June. Selling Your Home in CT?  How to Calculate the CT Conveyance TaxThe other day a prospective seller asked me to go over his expense sheet to get a ball park idea of what he might net if he sold his home in Shelton, CT.  When I looked at it, what was right at the top as the number one cost? Yes, realtor commission. Shelton CT Condo Market Report ~ June 2011 ~ Shelton CT Real Estate WOW!!  What a month.  Condo sales in Shelton CT for June 2011 were up 7% compared to the same period last year.   Why does that deserve a 'WOW'?  June 2010 was the deadline for the homebuyer tax credit so sales were very high artificially.  Not only did June 2011 beat June 2010 BUT sales in June were 100% higher than last month!   Additionally, average list and selling prices were UP 23% and 27% respectively and the median INCREASED 42%.  Sales in the Renaissance and Aspen Ridge brought up the averages, but even so, sales were evenly spaced out.  Take a look at the Shelton Condo property transfers for June 2011.  The year-in-review chart shows condos sales hitting the highest number of sales this June.  Moving forward, ...

Shelton CT Single Family Real Estate Market Report for June 2011 Shelton CT single family home sales for June 2011 were exactly on par with May 2011 in number of sales.    Let's take a look back to June 2010.  What was happening there?  Well, that was the expiration of the homebuyer tax credit, which artificially boosted sales with there being some residual going into July 2010. Now, that credit also boosted the selling prices a bit as well.
