I was driving by Trap Falls Reservoir in Shelton close to a 4:40 p.m. sunset today after enjoying a beautifully, warm 70 degree autumn day.  What a treat after that 10 inches of snow we had last week!  I pulled over at the Bic Headquarters and in just a few quick minutes, I was able to capture some: vibrant fall color   the sunset at the reservoir……   and then I turned to the east and look what I found…. Waxing Gibbous Moon (ok....I admit I looked that up ;-)   If I waited a little longer, I may have been able to capture some stars!    What a change in literally just a few minutes in time.  Very cool....... Shelton CT Single Family Market Report - October 2011 - Shelton CT Real Estate The good news in the Shelton CT single family market report for October 2011, which includes Huntington and White Hills,  is that sales were UP 12.5% over September 2011 sales.   A comparison to the same period last year shows a 22% decrease in sales, as well as 25% decreases in average selling and list prices. The median also fell down at 14% lower.  95% of sales were concentrated in the $0-400K range with only ONE sale above that ($435K). Sales were up 22% Average List Price was up 48%. Yes, you read that right. Average Selling Price was up 50%.  Another yes. The Median sales price was up 57%. I generally add in an analysis offering reasons why the numbers may be as they are. Homes sold in Shelton CT in September 2011 have gone down from the same period last year as well as from the previous month.  Let me offer a few reasons.  1) September 2010 was the closing deadline for the homebuyer tax credit.  The original date was June, 30, 2010, but Congress extended it due to short sale and financing delays.  Therefore, it is possible some of that surge in September 2010 was due to the frenzy to get transactions closed by the end of September. 2) In September 2011, we have been experiencing delays in closings due to ...

Shelton CT Condo Market Report ~ August 2011 ~ Shelton CT Real Estate Condos in Shelton CT are continuing to be very popular with buyers. Similar to last month's results, sales for August 2011 have blown away August 2010, up 225% from last year.     Additionally, average list and selling prices were UP 33% and 42% respectively and the median was UP 25%.  Days on the market went UP 22% with one significant outlier at 561 days. Before getting too excited, though, let's look at the sold units. Four of the higher units on Sconset Circle and Bartlett Lane are in the new Cranberrry Hill planned unit development off Armstrong road and their sales brought the averages up considerably.  They did not affect the median of $366,000, up 25%.   62% of Shelton condo sales for August 2011 were in the $...
