    The Shelton market appears to have hit bottom in Q4 2011 and has been improving ever since.  It has increasing prices, shorter days on market, lower inventory, and a very good Average List to Sales Price of 96%. What homes are most in demand by buyers in Shelton?  The sweet spot in the market is for 3 bedroom homes with a list price of $325,000-350,000.  They tend to be on the market only 86 days and sell for 95% of list price.

Shelton CT Real Estate Market Report - July 2012 - It's a SELLERS Market   Shelton CT Single family home sales continue to RISE.  Sales for July 2012 were the HIGHEST recorded in the last year with an INCREASE of 50% from July 2011 and a 13% INCREASE from last month.  Thinking of Buying or Selling in Shelton CT?  SEARCH homes here.   (Do you think Shelton bottomed out in Jan-March??)   SHELTON Market Trends Report July 2012   The Shelton, Connecticut  Spring real estate market brought an increased number of sales and a high Average List to Sales Price ratio of 97%. Unfortunately, prices decreased and are lower than a year ago.   The amount of inventory that the market can absorb improved over the past 3 months.   We use the 12 month absorption rate (see chart above) to determine inventory absorption, which means that it would take 11.5 months to sell every home currently on the market in Shelton. Shelton CT Real Estate Market Report - May 2012   Shelton CT Single family home sales for the month of May 2012 remained relatively stable, down only one sale, from the same period last year.  Compared to  May 2011, listing and sales prices INCREASED 3% and 7% respectively. SHELTON Market Trends April 2012 Shelton is still in a Buyer’s Market (as shown by the market trend indicators in orange), but there are slight signs of an improving market as shown in green – slightly more homes are selling and they are spending slightly fewer days on market.  Shelton has over 11 months of inventory (the 12 month figure is used for the absorption analysis), but that is not out of line with the majority of Fairfield County towns.   The Average List to Sales Price is good and holding steady at 95%.
