 Get ready and get comfortable! The 2017 strawberry picking season at Jones Family Farm in Shelton CT at the Pumpkinseed Hill and Valley Farm locations began June 7.    Before heading to the farm call the Farmer Jones Crop Line at 203-929-8425 to get the daily update on which farm is ready to be picked that day.      Normal picking hours are Monday through Saturday 8am until 5:30pm and Sundays from 8am until 12pm.  Always check the Crop Line on the day you plan to pick.     When you arrive, pick up your harvest box from the farm assistants and head to the Berry Ferry, which will transfer you to the fields.  The large harvest box holds about 8 lbs. when filled to the rim.  How should you dress?  You will want to be prepared for comfortable picking by dressing appropriately.     Wear stur...

  Shelton CT single family home sales for June 2016 were down 25% as compared to June 2015 sales.  However, June sales were the highest for the year to date and increased 25% from last month.  Both listing average and closed sales averages decreased 2%  with the median down 4%.  This median is in line with the sales price average, but it is important to  understand the difference between median and averages when reading market reports.  The absorption rate went back down (from a buyer's market)  into a seller's market (statistically)  with 5.26 months of supply.  Translation: it would take 5.26 months to sell off the present inventory of 184 homes.  See the absorption rate chart below for the three-month trend.  Going forward, there are 45 homes under deposit and 63 homes pending.    Th...

  Shelton CT single family home sales for May 2016 were exactly the same as compared to May 2015 sales. Both listing average and closed sales averages went UP 38% and 36% respectively with the median INCREASING 40%.  This median is in line with the sales price average, but it is important to  understand the difference between median and averages when reading market reports.  The absorption rate went just over into a buyer's market, from a balanced market in April,  with 6.75 months of supply.  Translation: it would take 6.75 months to sell off the present inventory of 189 homes.  See the absorption rate chart below for the three-month trend.  Going forward, there are 57 homes under deposit and 60 homes pending.   These numbers are stronger than last month.  Thinking of Buying or Selling...

 Homes sales in Monroe CT for the month ending January 31, 2016 showed a slight increase as compared to January 2015.  Not quite up to the strong finish in December 2015 (see chart below) but still on par with the previous months.   Average list and sales prices both decreased 4% and 3% respectively with the median going down 24% as well.  Bulk of sales last year were clearly above the average for the month as the chart indicates a higher than usual median in January 2015. Market absorption rate was at 6.85 months.  Translated it would take 6.85 months to sell off the present inventory of 89  homes putting Monroe back into a buyer's market statistically for the month.        CLICK HERE TO SEARCH for Your New Home in Monroe, CT  Futures show 23 houses under deposit and 12 properties unde...
