Norwalk is still in a Buyer’s Market but the indicators over the past three months are pointing towards a balanced market.  The ratio of List to Sales Price is very good at 96% and the amount of inventory has declined.  However, prices have declined over the past three months, so signals of a recovery are mixed. What homes are most in demand by buyer in Norwalk?  The sweet spot in the market is for 3 bedroom homes with a list price of $425,000-450,000.  They tend to be on the market only 101 days and sell for 96% of list price.

    Norwalk is still in a Buyer’s Market but the indicators over the past three months are pointing towards a balanced market. Norwalk had a great Spring market with increasing sale prices, higher Average List to Sales Price ratio, and fewer Days on Market. The ratio of List to Sales Price has risen to 96%, which is very good. In retrospect it looks like the market recovery has been underway in Norwalk since Q4 2011.

Norwalk CT Market Report - Real Estate in 06850 August in Norwalk CT marks the end of the Summer, the Spring market and the beginning of the Fall housing market rush.  It's time to take a look at what happened last month and what are the opportunities for the months to come.... In the month of July, there were a total of 61 single family homes that sold.  The majority of them were priced below $700,000, which is a great entry point for New England.  The least expensive home that sold wa a foreclosure in South Norwalk having 3 bedrooms and 1.5 baths.   NORWALK Market Trends Report June 2012   Norwalk, Connecticut had a good Spring real estate market.  All of the 3 and 6 month market trend indicators are heading in a more balanced market direction. Most importantly for both the 3 month and 6 month trends the number of sales and sale prices are increasing (with the exception of the 3 month Average List Price).  Prices are higher than a year ago.  This is good news. However, Norwalk is still a Buyer's Market with 12.8 months of inventory.  We use the 12 month figure for absorption analysis.  The indicators are moving in the right direction and we hope to see a more balanced market soon. It's a Happy 4th of July for Norwalk CT in real estate!  Homes are selling and inventory is high allowing homebuyers to have their pick of which home to call their own!  Let's get down to the numbers.  In the month of June, a total of 61 homes sold in Norwalk Connecticut.  The vast majority sold in the $399,999 and below price range. First time homebuyers and investors are busy! The least expensive home sold in June was a South Norwalk (SONO) foreclosure on Burritt Avenue, 3 bedrooms and 1 bathroom which sold for $106,000.  The most expensive home that sold was a Mediterranean Villa in Rowayton which has 5 bedrooms, 3 1/2 bathrooms and guest cottage.  This property sold for $1,917,500, it's listed price was $2,100,000.   Homes For Sale-Market Report Norwalk CT May, 2012 Sales Homes for sales in Norwalk, CT May were 44. This is up 22.2% from 36 in May of 2011. Sales/list price ratio in May moved up to 96.0% from 93.5% in April.     Prices Median price for homes for sale in Norwalk CT was $453,750 in May was up 10.3% from $411,500 in April and up 20.2% from $377,500 in May of 2011. 3-month average sale price of $611,411 in May was up considerably from $524,207 in April but down marginally from $624,274 in May of 2011.     Market Time Average days on market for homes for sale in Norwalk, CT was 101 in May was down considerably from 135 in April but way up from 80 in May of 2011. "So how is the Norwalk CT real estate market going?  Is it turning around?" These questions I am asked on an almost daily basis. So allow me to share the most recent statistics with you... In the month of May, there were a total of 44 single family homes sold.  The least expensive was a 5 bedroom, 3 and 1/2 bathroom house with 2,080 square feet, purchased as a foreclosure. NORWALK Market Trends April 2012 Norwalk remains in a Buyer’s Market with 14.7 months of inventory (the 12 month figure is used to calculate absorption).  The Norwalk market is showing slight signs of strengthening in terms of more homes sold (although the trend is negative compared to the 12 months figure), a slightly lower Months Supply on Market (again still higher than the 12 months figure), and an uptick in prices (almost in line with the 12 months figure).  Average Days on Market is increasing and the Average List to Sales Price is very low at 91%.
