  MONROE Market Trends Report January 2012   The Monroe, Connecticut real estate market is showing signs of picking up. The slowdown earlier in the year can be attributed in part to the power outages that accompanied Tropical Storm Irene and the freak October snowstorm. Trends over the past 6 and 3 months show that both the number of sale and days on market are on the rise.  The one bright spot is the increase in the past 3 months for the sale price and percent of list price sold.  The amount of inventory that the market can absorb was down significantly August through October, likely due to Tropical Storm Irene and the October snow storm, which kept buyers away.   We use the 12 month absorption rate instead of the 3 or 6 month rate to determine inventory absorption, which means that i...

  Monroe CT Real Estate Market Report January 2012 Monroe CT real estate sales for January 2012 took a bit of a dip from the same period last year.  However, list and sales prices both increased 2%. The median decreased 8%.  Days on the market significantly increased with three of the properties being on the market 200+ days.     Which houses sold in Monroe CT in January 2012?   Monroe CT January 2012 Property Transfers(as recorded in the Greater Fairfield County MLS as of 2/15/12)   The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 11.39 for the last three months. Monroe CT Single Family Market Report - December 2011 - Monroe CT Real Estate Monroe CT December 2011 single family home sales stayed the same from November, AND are UP 33% from the same period last year.       A year-to-year comparison shows list and sales prices decreased 17% and 18% respectively.  The median was down 18% and days on the market went up 62%.  Anything behind those numbers to account for the drop in averages?   As usual....yes.   December 2010 had only 9 sales and the two top sales came in at $650K and $690K. The next two sales were over $550K.   December 2011 had more sales, but sales were concentrated in the $400s with one high sale at $552,500.  So, mathematically, of course, the averages are lower in 2011. Monroe CT Single Family Market Report - November 2011 - Monroe CT Real Estate Monroe CT November 2011 single family home sales INCREASED 20% from October, AND are UP 33% from the same period last year.       A comparison to the same period last year shows list and sales prices decreased heavily at 30% and 33% respectively.  The median was down 25% and days on the market went up 22%.  There are a few factors in play this month that account somewhat for the low comparison averages.  November 2010 had high lows and high highs.  Now stay with me.  November 2011 had low lows and 90% of sales below $400K.  There was one high sale at $645K for the month. So, if you are a seller or buyer, you have to be supplied with a comparable market analysis by your agent for averages in YOUR price range.  ...

Monroe CT Single Family Market Report - October 2011 - Monroe CT Real Estate Monroe CT October 2011 single family home sales decreased from September, but are UP 11% from the same period last year.       A comparison to the same period last year shows list and sales prices decreased at 5% and 7% respectively.  The median was down 5% and days on the market showed a 3% improvement. Anyone who follows my market reports knows that I don't just report the numbers. I provide an in-depth analysis.  I usually talk about outliers and how they affect the numbers. This report is no different.  The October 2010 'high' sale of $690,000 brought the averages up for 2010.  Remove that high outlier and the list and sell averages are basically the same, favoring the 2011 numbers.  So, bottom line?  The r...

Monroe CT Single Family Market Report | August 2011 | Monroe CT Real Estate   Monroe CT August 2011 single family home sales were the HIGHEST month recorded in the last year AND  jumped up 58% from July 2011 sales.     A comparison to the same period last year shows list and sales prices were relatively flat.
