Over the past four years, the Monroe single family real estate market has been improving in number of sales, but fluctuating in median prices.  From 2012 to 2013, there was a 10 percent decrease in the median sale price ($347,500 vs. $384,900), but there was a 19% increase in the number of sales (195 vs. 158). The number of Days on Market has decreased from 2012, which is good news for home buyers. The Monroe CT real estate market for July 2013 showed a strong 64% INCREASE in sales as compared to July 2012 .  Sales were also UP 10% from June 2013.    However, average list and sales prices both decreased 18%. The median home price average was down 15%.   The averages might seem worrisome, but it is important to look at the dataset for both July 2013 and 2012 and note that half of July 2012 sales as shown in the July 2012 Monroe market report were above $500K, which was an exceptional month in higher end sales.  The charts below show that 87% of July 2013 sales were BELOW $500K.
