Danbury, CT is a very interesting place when it comes to real estate. In the past, I have had clients request to only tour homes serviced with public water and public sewer.  Even with their fairly good sized budget, it severally limited the number of homes available that we could look at. They also told me which parts of town they would like or not want to be as well.Generally speaking, please consider the following:-All townhome/condos in Danbury are required to be serviced by public water & sewer.-Almost all properties in city center will be serviced by public water & sewer.-Almost all homes up by Richter Golf Course will be serviced by private septic & well.-Almost all homes over by Candlewood Lake will be serviced by private septic & well. There are some communities which have priv...

Friday Flags: Jarjura's,  A Waterbury CT Year-Round Farmers MarketThe flag for this week was easy to spot as the wind was blustery. It stood outside a Waterbury CT Landmark at the edge of the parking lot of Jarjura's Farm Market.Established in 1917, this market has been selling wholesale and retail fresh fruits and vegetables all over the State of CT, and in 1993 opened its retail outlet. To this day it is a family run operation, and they stock the retail side with produce regularly and often items not found in some of the larger stores in the area.https://youtu.be/jG8AC0J3xaQThe market is just off the downtown area and astride the highway that traverses through the town.My wife shops here regularly and I will get our garden plants here when the time comes in May. Friday Flags: Jarjura's...

Total Eclipse of the Sun 2.08.24The celestial bodies offer up images on a somewhat frequent basis, which is when the path of one celestial body is blocked by another and the image or shadow falls on the last of the 3.It can be in the form of a lunar eclipse, when the earth takes a path between the sun and the moon, and the earth's shadow is shown on the lunar (moon's ) surface, or as happened this past Monday, a solar eclipse in which the moon aligns in the path between the earth and the moon and blocks the sun from the earth. There are numerous eclipses annually that fall all over our planet, and on occasion they are viewable from land. This latest eclipse was viewable in a swath across our country and passed though the Northeast. It began around 2:44 and lasted maybe a total of 15 minut...

The NCAA Men's Tournament is Down to its Last GameThe practices started back in late August of 2023 and for many the games were for records in very early November. Back and forth the 2 teams that meet on Monday night jockeyed nationally while taking care of their business within their conferences. The rankings meant little except for the prestige it carried, and maybe to move an eye of a potential recruit to wonder what it would be like to wear that uniform. It's almost all over now, and on Monday April 8 at 9:20 EST, it's tip off to see who remains the last team with a win.UConn Huskies vs Purdue Boiler Makers  Both are #1 seeds, with UConn be recognized as the first #1.  Purdue has never played for a National Championship, while UConn is playing for their 6th, and also playing for back...

Spring 2024  March Rains Led to April FlowersTh expression has always been April showers lead to May Flowers.  In years past that may have been the case, but I noticed while taking a light stroll along the yard this morning, that the flowers aren't waiting for much warmer weather. In fact, they aren't even concerned that the spring debris cleanup has yet to be done.We have daffodils all over the yard and as they are so good about regenerating themselves, they are not only stronger but also thicker.I know there are several varieties of daffodils, but the best I can do is large and small, yellow and white.Same with the hyacinth, and at least one of the clumps has far more this year than they had last year but still a little too early for them to fully blossom. It just cheered my soul to see...

Friday Flags In Waterbury CT's West SideEarlier in the week while leaving the Waterbury Hospital entrance, it appeared that the flag winds were trying to make me wait longer than I wanted for a photo. With a little patience, however, the winds cooperated, and I got a photo that I could be pleased to offer up today.Even it if took a change in wind direction to get it done. Friday Flags In Waterbury CT's West Side

Tomorrow is Easter Sunday and I will be spending this special day with my wife.  We will begin our special day with many of our friends who also go to the same church with their families.  Church is very special for the two of us.  We attend every Sunday, but tomorrow being Easter, will be an even more special Sunday for us. After Church we will head down to one of our favorite restaurants on the shore, and have an Easter brunch.  There will be a special menu for Easter, and one of the choices will be one I have never had or heard of before.  It is crab cakes benedict, which is made up of Maryland lump crab cakes, house made biscuits, eggs, and drizzled with hollandaise sauce.  That will be one of several choices I will try. After brunch we will head home, and close out this special day...

Friday Flags A Bit of Texas in ConnecticutWe have a couple of big box stores in Waterbury, and they are relatively close to each other.I was on my way to one when the restaurant adjacent was calling to me.This gave me an opportunity to not only offer our proud American flag in the breeze, but also the National Flag of Texas right beside it.After a couple of comments from citizens of that country on my recent flag post, I wanted them to know that it is easy to flag photos if you just take the time. This took me all of 5 minutes from getting my gas, but the satisfaction was well worth it.The wind kicked up enough for me to get the last shot as well. Friday Flags A Bit of Texas in Connecticut

I had the pleasure of representing a client an out of town real estate investor for the sale of their Danbury, CT property. Determining strategy when my client had multiple offers led to my seller at 27 Crows Nest Lane #15-A in Danbury, CT to great success.  Another long term client that was able to capitalize on the market, and grateful first time buyers have a new homeWhen being an absentee landlord and having a vacancy, owners are left with several options. Having an experienced real estate agent engaged from prior to vacancy gives owners time to made this important business decisions-Can I rent the property again in the current condition? If not, what should be done now as a cost effective repair that would help or what should we start budgeting for in  the future?-What is the curre...

The 2024 NCAA Men's Tournament Field is Down to 16There are cats and dogs are starring at each other with soaring birds along with some very interested spectators. The end of this week will have some tough battles as the field of 16 fight to reach the final four. All four #1 seeds are still in the battle, no big upsets there. Along with a bunch of single digit seeds. No one higher than a 9 seed, even though there were some teams shocked at their demise. The Blue cats from Kentucky will need time to recover. The 'smart people' are still picking our UConn Huskies to win it all and be only the second repeat winner in this century. There have been some exciting games and very few ones with people tuning away. The regional sites have been very kind to our Huskies with the road to AZ barely leav...
