DARIEN Market Trends September 2012   The Darien market is showing signs of slowing down.  With only 6.7 months of inventory (the 12 month figure is used for the absorption analysis), it is still almost a balanced market (less than 6 months of inventory indicates a Seller’s Market.), but the trends are no longer strongly pointing to a Seller’s Market.  The three-month figures show an increase in inventory. The lowest sale price over the past 12 months was $350,000 and the highest was $11,500,000.  The median sale price was $1,200,000.  There were 46 sales over $2,000,000. The good news is that prices have been increasing over the past three months. This is a positive trend in a market with mixed signals. Darien sales have increased in number and in price over the past year.  In retrospe...

DARIEN Market Trends September 2012   The Darien market is showing signs of slowing down.  With only 7.1 months of inventory (the 12 month figure is used for the absorption analysis), it is still almost a balanced market, but the trends are no longer strongly pointing to a Seller’s Market.  (Less than 6 months of inventory indicates a Seller’s Market.) Prices have been decreasing and time on market is increasing.  The one positive note is that the Average List to Sales Price has increased to 96%.  Darien sales have increased in number, but not in price over the past year.  In retrospect, it looks like the Darien market hit bottom in the Q1 2012 and the market recovery that began in Q2 2012 has slowed down.  Will we see another bottom or will the market pick up again?    DARIEN INVENTORY...

New Energy Code in Connecticut and Nationwide. In Connecticut as well as in other states the 2009 International Energy Conservation Code (2009 IECC) has been adopted. Adoption of this code will save approximately 12 to 15% energy consumption for new homes. Energy codes are the easiest and most cost effective way for improving the building sector’s energy efficiency. New changes in the Residential 2009 IECC code are: 50% or more of lighting needs to be high efficacy Mandatory duct system pressure tests unless the duct system is located entirely inside the thermal envelope. Improved air tightness of the new home by either following a checklist of measures or have a blower door test.   The Darien market is getting stronger.  With only 6 months of inventory (the 12 month figure is used for the absorption analysis), it is a balanced market and trends show it is well on its way to a Seller’s Market (look at the past three months, which shows only 3.3 Months Supply on Market).  Less than 6 months of inventory indicates a Seller’s Market.  On another good note, prices have been increasing and have surpassed prices of a year ago.  Average List to Sales Price has increased to 96%.  Darien had a great Spring market and the market trends are all favorable.  In retrospect, it looks like the Darien market hit bottom in the Q1 2012 and the market recovery began in Q2 2012.  What homes are most in demand by buyers in Darien?  The sweet spot in the market is for  4 bedroom homes...

Lots of green on the chart is good news. The Darien market is getting stronger. With only 6.3 months of inventory (the 12 month figure is used for the absorption analysis), it is a balanced market and trends show it is well on its way to a Seller's Market (look at the past three months, which shows only 3.2 Months Supply on Market). Less than 6 months of inventory indicates a Seller’s Market. It's been years since we have seen Seller's Market statistics in any Fairfield County town. On another good note, prices have been increasing and are almost back to prices of a year ago. Average List to Sales Price remains has increased to 96%. Darien had a great Spring market and the market trends are all favorable.  In retrospect, it looks like the Darien market hit bottom in the Q1 2012 and t...

If you are planning a painting project for your home in Darien CT, it's important to understand the value of proper preparation.   You've probably heard that the final look and durability of a paint job is largely dependant on the amount and quality of the preparation.  A layer of paint is only about the thickness of a human hair; so it won't hide defects or fix a faulty substrate.   Although it can be very time consuming, good preparation is worth every effort as it will improve the quality and longevity of the finished surface.   There are various levels of preparation as well.  If you are using a professional Darien painter for your interior painting project, it is important to have a mutual understanding of your expectations of the finished surface to determine how "perfect" the end...

DARIEN Market Trends June 2012     Darien, Connecticut had a fabulous Spring market.  Although it is still a Buyer's market with 9.0 months of inventory (based on absorption rates over the past 12 months), the three month trend is in Seller's Market territory for the first time.  A Seller's Market has less than six months of inventory and Darien has only 5.6 months of inventory.  Darien is the only Fairfield County town with an indicator in a Seller's Market (of the nine towns we track). This is great news for Darien! On another good note, the three month trend shows prices are increasing, more homes are selling and inventory is lower.  If you are interested in buying or selling in Darien, Connecticut, please contact Gail Robinson, REALTOR, at 203-521-0768.
