Beware: Active Rain Addiction Day 10  A Crazy little thing called Mega Agent Camp I am going to Mega Agent Camp next week and I wanted to take a few minutes to reflect on the first Mega Camp that I went to two years ago.  I had been with the same company for over ten years and was sure that this was the only company for me.  I had been recognized ten years in a row, by this company, as a top producer.  I had owned my own franchise for five years and I had just sold it and joined the company that I sold it to as an agent.  I was only there for six months when a good friend of mine asked me if I'd like to go to Mega Camp.  Of course, I had no idea what Mega Camp was but my friend was raving about it.  Of course, you must realize that we had been trying to recruit each other to our respect...

Beware: Active Rain Addiction Day 3  Well we got up early this morning to beat the traffic and drive the hour and a half back to the sunny Western Ct area where we call home. The view of the lake was so great in the morning that I thought I'd share it.  Hard to believe that yesterday we were at the site of the Woodstock Concert. Where can you find a 4 Bedroom Cape in Brookfield CT for $135,000.  Well I found one for my Buyer and even though it took months to close the deal, what a deal it was!  Months had gone by to close this deal mainly due to getting a 203K mortgage so that the property could be updated.  The home will require a new Kitchen, Baths and some other cosmetic work but all in all it is a solid house.  This being a HUD property it did require other inspections and forms to be filled out.  I must say HUD was great to work with.  HUD also prefers to sell there homes to Owner Occupied Buyers.  They even seem to be more negotiable to this type of Buyer. If living in a community that is serviced by Community Wells/Water Company, they are required by State Law to do peroidic testing.  The testing done is usually more extensive than is done on a private well when you are purchasing a home.  One of the newest Chemical Elements they are testing for is Uranium.  The EPA maximum allowable Uranium in water is 30ug/L.  If you own a home with a private well you most likely had the well tested when you first bought the home to make sure the water is potable.  Most owners don't ever give it a second thought after that.  Even when you do get a water test done it usually does not include a test for Uranium since it was not known to be a concern in the past.  This is somewhat the same story with Radon, and most of the buyers in the Northeast now have...

School Information-Yes, It's That Time Again!  We are now in "The Dog Days" of August.  The "Boys of Summerare in the heat of their pennant races.  Everyone is either on vacation, thinking about vacation or about to go on vacation.  Most of the kids are coming back from Summer camps.  Some are even complaining that there is nothing to do.  All of these are signs.......no, not of the apocalypse but of the fact that it is time to think about "GOING BACK TO SCHOOL" HERE ARE SOME HELPFUL LINKS....... Home Inspection for a Condominium??? Why Bother!!!  This is a question that I have been asked frequently over the 27 years that I have been listing and selling Real Estate in Greater Danbury.  My stock answer is always the same.  "Of course" is what I respond with.  As a matter of fact if my clients refuse to have a building inspection I ask them to sign a waiver that states that I strongly recommend that they have an inspection and that they are not having said inspection at their own peril.  Some of my clients have commented that they thought the wording of the waiver was a little harsh but most of them appreciate the fact that I am looking out for their best interest.
