Where can you find a 4 Bedroom Cape in Brookfield CT for $135,000.  Well I found one for my Buyer and even though it took months to close the deal, what a deal it was!  Months had gone by to close this deal mainly due to getting a 203K mortgage so that the property could be updated.  The home will require a new Kitchen, Baths and some other cosmetic work but all in all it is a solid house.  This being a HUD property it did require other inspections and forms to be filled out.  I must say HUD was great to work with.  HUD also prefers to sell there homes to Owner Occupied Buyers.  They even seem to be more negotiable to this type of Buyer. Not all Brokers are HUD agents, fortunately my office was and now I know the in's and out's of working these deals. I'm always looking for the next gre...

If living in a community that is serviced by Community Wells/Water Company, they are required by State Law to do peroidic testing.  The testing done is usually more extensive than is done on a private well when you are purchasing a home.  One of the newest Chemical Elements they are testing for is Uranium.  The EPA maximum allowable Uranium in water is 30ug/L.  If you own a home with a private well you most likely had the well tested when you first bought the home to make sure the water is potable.  Most owners don't ever give it a second thought after that.  Even when you do get a water test done it usually does not include a test for Uranium since it was not known to be a concern in the past.  This is somewhat the same story with Radon, and most of the buyers in the Northeast now have...

Getting Your Brookfield, CT. Home SOLD. Over my 27 years in Real Estate I have heard the same question over and over again. How do I get my home to go from FOR SALE to SOLD? It is indeed the basic question in Real Estate and no matter the market the fundamentals are still the same. To go about Getting Your Brookfield, CT. home SOLD you need to consider four factors. These factors are location, condition, pricing and commission. LOCATION     Not too much that you can do to offset a challenging location. You can't move it----usually. However, you may need to make a pricing concession to offset it. For example: a 2400 square foot colonial on a quiet Ironworks Hill cul-de-sac might sell between $400,000- $500,000 while the same home on Federal Road might sell for $350,000-$400,000. CONDITIO...

Home Inspection for a Condominium??? Why Bother!!!  This is a question that I have been asked frequently over the 27 years that I have been listing and selling Real Estate in Greater Danbury.  My stock answer is always the same.  "Of course" is what I respond with.  As a matter of fact if my clients refuse to have a building inspection I ask them to sign a waiver that states that I strongly recommend that they have an inspection and that they are not having said inspection at their own peril.  Some of my clients have commented that they thought the wording of the waiver was a little harsh but most of them appreciate the fact that I am looking out for their best interest. What types of things can go wrong with a condominium that a typical inspection would discover anyway?  Well the first...

Today I was on my way to preview a home for sale in Brookfield CT and I had the opportunity to visit an inspiring site that made me proud to be an American, and it also reminded of me of what it really means to live in a small, close knit town. According to the flyer left on site by the organizer: "Field of Flags is a silent, patriotic and poingnant reminder of the cost of war. Each flag represents not simply one casualty, but all the family members and friends who have been touched by that life now gone. They represent our respect for those who have served and are currently serving in the military and our hope for peace in the future, for a time when no one is called upon by our country to give the greatest sacrifice. Please continue to pray for the safety of all of our troops and for ...

The community is very accessible, right off of Candlewood Lake road and is only 5 minutes from I-84 and Route 7. With almost all lake communities, there is a variety of home styles, sizes & price ranges. Many of the homes in Candlewood Shores sit on around a 7000 square foot lot. Some have a garage, others don’t. Some of the original 1950s ranches & raised ranches have been added on to over the years, while others remain modest homes. There has been some construction of new homes on some of the remaining lots. Even some of the small homes sitting directly on Candlewood Lake have been torn down to make way for much larger homes.
