Jefferson Woods Branford Connecticut Market Report September 2008 Jefferson Woods is one of the larger condominium complexes in Branford CT.  The complex consits of 285 one to three bedroom ranch and towhouse syle units located just off Route 1 (Branford Hill) and is in the Mary Murphy school district. There are currently nine townhouses for sale ranging in price from $185,000 to $204,500 with an average list price of $194, 288 with an average of 52 days on the market. All of these townhouses are two bedroom units and one unit includes a garage. Three towhouses are currently under contract with an average of 81 days on the market. Waterfront & Luxury Home Mid Year Market Statistics 2008 East Haven, Branford, Clinton, Guilford, Madison, Old Saybrook and Westbrook The market for waterfront and luxury homes along the shoreline for the first half of this year has seen a decline from this same period in 2007.  The sale of single family homes over $750,000 for the first 6 months of 2008 is 63 which is a decrease from the 94 homes sold for the same period in 2007.  The average sales price has decreased from $1,196,162 in 2007 to $1,161,127 in 2008 while the median sales price has seen an increase from $907,500 in 2007 to $970,000 in 2008.  The average days on market was 137 in 2007 vs. 135 in 2008.  The sales price to list price percentage in 2007 was 92.83 vs. 92.29 for 2008. With the spring market upon us I thought it would be a good time to post the 2008 first quarter report on the Branford CT real estate condo market. There are currently 125 condos listed in Branford, CT.  Of those 125, 42 are ranch style units ranging in price from $100,000 to $750,000 and 76 are townhouse units ranging in price from $148,500 to $629,500 and 7 are single detached units in active adult communites ranging in price from $535,000 to $675,000. From 1/1/2008 to 3/31/2008, there were 39 condos sold with a minimum sales price of $80,000 to a maximum sales price of $340,000.  This compares to 41 condos sold for the same period in 2007 with a minimum sales price of $105,000 to a maximum sales price of $815,000. One day you read how terrible the market is and a week later you may notice an article stating home prices have rising. There are currently 107 single family residential properties on the Branford CT real estate market ranging in price from $19,600 to $3,750,000.  For the year 2007 there were 164 single family homes sold in Branford CT with an average sales price of $550,751 and a median sales price of $377,500.  The average sold price to listing price ratio was 93.11% with an average days on market of 92.  The lowest sale was $11,000 for a Stony Creek mobile home and the high $3,150,000 for one of the fabulous Thimble Islands. I thought since we're almost half way through the month of January it would be a good time to post the 2007 fouth quarter report on the condo real estate market in Branford, CT. There are currently 117 condos listed in Branford, CT.  Of those 117, 51 are ranch style units ranging in price from $89,000 to $715,000 and 56 are townhouse units ranging in price from $149,900 to $649,900. Branford offers and abundance of food.  For specialties you can try Kampai Japanese Restaurant or if you are thinking south of the border try Su Casa's Mexican Restaurant. I'm getting a little ahead of myself thinking of dinner delights. For starters in downtown Branford near the bottom of the hill at the intersection of Main & Ivy Street you will find Scotty's Breakfast Connections.  The Omelette King serves meals daily from 6 am until noon.     Traveling south on 146 is Lenny's at Indian Neck.  Bring some cash because credit cards are not accepted and if you like to eat you may splurge on a $50 lobster treat.    The Chowder Pot is another seafood spot on Route 1 near exit 56.   You can enjoy lunch, dinner or a night in the lounge.

The median sales price of single-family homes in Branford followed the trend of surrounding towns by dropping in the fourth quarter of 2006.   Unlike most of the other towns Branford saw an increase in the number of homes closings.  Activity has been picking up this quarter and mortgage rates continue to hover around 6%.  Buyers are accepting the slight increase in interest rates and realize these are still very attractive.
