"If they take so long why do they call them short sales?"I was asked this question recently by a buyer client of mine.  I started off by explaining that in a short sale you can't just go from point A to point B and that it is necessary to take a few curves along the way.  My comment was met with that deer in the headlights look so I knew that I might have to give a more detailed explanation.  I decided that it was best to give a recent transaction as an explanation.  I originally listed this Bethel Townhome two years ago for $229,900 and had an offer of $220,000 within two weeks which was immediately presented to the bank(Bank of America).  Weeks turned into months and mortgage extension turned into mortgage extension until (at long last) the buyers bank would no longer grant a further ...

The Shadow Inventory: How will it affect the Bethel, Ct. Market There is a hidden demon out there that can have a drastic effect on the market as we know it.  This demon is something called The Shadow Inventory.  You may be wondering what it is and how will it affect the Real Estate Market in Bethel.  The shadow inventory is made up a four basic types of properties.  These types are pre-foreclosure, bank owned properties, auction properties and government owned properties.  These properties are not on the market currently but are likely to come on the market in the Spring.  Currently there are 81 properties in the shadow inventory in Bethel.  These properties fall into the category of distressed properties and they will usually come onto the market at below market prices.  As with any t...

Sell your Bethel, CT Home in the Spring?!  I have been on quite a few Market Analysis lately where potential sellers have been told that it's better to Sell Your Bethel, Ct Home in the Spring?! Some thought that they read it in the newspaper(Is there such a thing as a Newspaper these days?), some were actually told by another Realtor(believe it or not)and some just think that Spring has always been the very best time to sell.  Let's see if we can put some plusses and minuses down and see where we end up. Currently we have the LOWEST INTEREST RATES IN HISTORY.  Interest rates have an inverse relationship with price.  That means that THE LOWER THE INTEREST RATE THE HIGHER THE MARKET PRICE FOR HOMES.  We also know the the Government is artificially holding interests rates down in an effort...

Beware: Active Rain Addiction Day 7 Remembering 9/11 I will never forget the morning of the 9/11 terrorists attacks.  It was a typical morning for me.  I woke up and put on the water for tea, put the dog out, fed the dog and cat, made the tea and brought one up to my sleeping wife.  I had showing appointments that morning so I jumped on the computer to check the hot sheet just to make sure that there wasn't some great property that I should add to my list that day.  It was time to wake my daughters up for school(always a good time for me but not so much for them).  It seems that I am the only one in my family who is a morning person.  I start out the day up and positive and it can be a bit much to my other family members who would rather start the morning in the afternoon.(I'm sure you ...

Beaware:Active Rain Addiction Day 6-State of Ct Law of Agency for Dummies This is the sixth entry in a 30 day challenge to write informative content for thirty days in a row.  I have blogged about "Holding a Productive Open House" and chronicled my search for wifi while on vacation complete with scenic pictures of course. The State of Ct, when it comes to the Law of Agency, could be called "The State of confusion".  We offer Exclusive right to represent both buyer or seller, dual agency representation to represent both buyer and seller, and designated representation where we designate another agent to represent the second party in a transaction that we are involved in.  Finally, there is an unrepresented party agreement. Whew!!! One of these forms must be signed before any significant a...

Beware: Active Rain Addiction Day 4-Holding A Productive Open House  There has been constant debate over Public Open Houses ever since I was a weeeee Real Estate agent back in the day.  Some agents feel that these Open Houses are only a good way to attract buyers for other homes and therefore are not really for the benefit of the listing client.  However, there are those agents who have sold homes through Public Open Houses and believe they are another avenue to sell homes.  I have to admit that my success rate over the years was near the national average success rate of 3-5% until I decided to start holding "Proactive Open Houses".  There are a number of ingredients that go into having "Proactive Open Houses".  My proactive Open Houses have been much more successful!!!! 1. Send out a...

Come over to List My House for Sale Usually those words are like sweet music to a Realtor's ears.  However, there are times when it really stinks to get this type of call.  Lately, this economy has been putting extra pressure on families that I haven't seen before in my 27 years of Real Estate experience.  Here are some of the reasons behind some of my recent calls from clients to come over to List My House for Sale. 1. Bob lost his job and we can keep up with the mortgage payments.  He is looking for another one. 2. Bob had his hours cut back by fifty percent and we won't be able to make our payments for long. 3. Bob and Sally have decided to get a divorce brought on by the stress of this economy. 4. Bob and Sally have lived in their home for over 50 years but now can't afford the cost...
