Are you looking to buy a home in Wheat Ridge?  Then don't miss out on the Home Buyer Tax Credit Wheat Ridge Colorado.  The tax credit can save you a lot of money each year on your mortgage. The tax credit is a direct reduction of your tax liability and will reduce the amount of interest you pay on your mortgage, and will substantially reduce you effective mortgage rate. You can deduct between 20-50% of your mortgage interest, which is determined by your loan amount.  The Home Buyer Tax Credit Wheat Ridge Colorado is a credit, not a deduction, meaning that if your tax credit is for example $1000 this year, and your tax liability is $1500, you would only owe $500, as the $1000 credit is subtracted from how much you owe on your taxes. If you are seeking a first time home buyer loan in Whea...

Want to know your home's value? Why your local agent is MUCH more reliable than your real estate website. Finally! I just read this article: 4 ways online real estate valuations fail.  I will add this to my library for refuting the monthly conversation of off-based website property values.  I know Realtors are not the only ones putting out this fire, mortgage brokers and appraisers have the same objection:  But ***** says my home is worth $270,000!   Here's their list of ways consumers could get bad comps: if your home is older and has had a lot of improvements and even additions that are not in the county records, you're likely to get bad comps; if homes in your area are very different from each other, you might get bad comps; if you live in a neighborhood very nearby another neighborh...

Treasury To Temporarily Penalize Mortgage Companies, Making Good On Old Threat   3 of the largest mortgage companies are failing to comply with the MHA program used to help struggling homeowners.  The Treasury has been threating for 19 months, yep 19 months, to penalize these lenders for non-compliance and "abusing homeowners". "More homeowners have been kicked out of the program than are receiving assistance."!  Really?!  I had to share this article and spread some awareness. "Treasury first identified potential mass non-compliance in November 2009, warning the participating companies that those failing to meet their obligations to homeowners under their contracts with the federal government "will be subject to consequences which could include monetary penalties and sanctions." The Oba...

If you have a mid-century home (built in the 1940s to 1960s) located in one of the friendly and unique towns between Denver and Boulder, and you want to furnish it true to its era - you're in luck! modmood and Retro Consignment are ready for you - packed with coffe tables, ash trays, dressers, sofas, rugs, lighting, art, and more. Located at 7700 W. 44th Avenue in Wheat Ridge (just west of Wadsworth), modmood and Retro Consignment are two parts of the same store. I was lucky to spend a few minutes perusing both stores last week. modmood is more upscale - every item looks shiny and new, and there are some very unique pieces. Retro Consignment is where you can sell or consign pieces. They will help you with estate liquidations, auctions, appraisals. This is where you will find pieces that...

I was previewing a Wheat Ridge house for a client last week, and boy was it a wreck.  (BTW - that's Wheat Ridge, Colorado, a town between Denver and Boulder.)   Not too bad on the inside, actually. Had rounded doorways and the recessed ceiling popular in the 1940s.   But the outside had been completely neglected for a long, long time.  I'd say this was one of the most neglected homes I've seen (except for that one missing a large chunk of the front room ceilng, all the way through to the sky).   The yard was trashed too. Still, as I came around the last corner, I saw this one lovely iris, blooming courageously amongst the weeds and trash that constituted the yard of this house. It always amazes me - to find a bright spot of beauty in the midst of chaos.   "Bloom Where You're Planted!"...

New proposed bill to impose quick response time on short sales. 45 days! I just happened to see the headline for this article. REALTORS Applaud Bill to Speed Lender Response to Short Sales  What a great idea!  "A new bill to improve the process for approving short sales may soon bring relief to distressed homeowners who are unable to keep their homes and hope to avoid foreclosure. The bill, recently introduced in the U.S. House and strongly supported by the National Association of REALTORS®, would impose a deadline of 45 days on lenders to respond to short sale requests. The legislation, the "Prompt Decision for Qualification for Short Sale Act of 2011," was offered in Congress by U.S. Reps. Tom Rooney (R-Fla.) and Robert Andrews (D-N.J.)." Every lender has their own procedure or protoc...
