Recently, I had the opportunity to help a couple find the right home for them.  It turns out that the right home for them was a short sale.  We looked at several homes and they really wanted to avoid a short sale but they really wanted this home.  The short sale process can challenge all buyers, but it can be particularly hard on first time buyers.  Here was their reaction, in their own words: First time home buyers Soon after our engagement, we quickly decided buying a home was the only option for our future. Yesterday I was invited to an open house hosted by some home buyers that I helped earlier this summer. I was thrilled that they invited me to come see their home and proudly show off their investment.  The home is in Wellington, Colorado in the Meadows Subdivision.  They purchased the home as a short sale.  As first time home buyers they were very patient but the last few weeks were quite harrowing at times.  Since Wellington qualifies for the Rural housing financing from USDA they took advantage of not only the first time buyers tax credit of $8000 but also a no money down loan.      If you would have asked me 10 years ago if I would live in Wellington I would have told you NO WAY.  Being in law enforcement I saw firsthand the crime that took place there.  The town also had a very run down appearance with nothing there except three bars.  (It always baffled me how a town that small could keep three bars going)      Well if you have not been there in the last couple of years you are missing out.  There are many businesses in town and more coming our way.  Just last year Main Street Market opened, offering residents the convenience of a grocery store with reasonable prices and a good selection, along with a pharmacy too!!  Just down the street is the Comfort Inn which always seems busy, and next to that are the Doctors office and a new vet clinic in the works.  W... 01/05/2008
