Halloween in Steamboat Springs One of the things that makes Steamboat special is the sense of community fostered here. And one of THIS community's favorite times of year is Halloween. You won't find us in our neighborhoods knocking on doors on Halloween night though. We, and I mean ALL of us whether you have kids or not, will be at the Downtown Halloween Stroll on Lincoln Avenue. That's where, for over 30 years, our community has gathered to trick-or-treat at downtown businesses. Fall couldn't be better! What a great day for a bike ride....or fly fishing, or hiking, hunting, playing golf...anything outside! Steamboat Springs real estate sales this past week rocked as much as this day.  34 closed transactions were reported by the Steamboat Pilot for dollar volume of $16,901,300.  9 of those closed Steamboat Springs real estate transactions were single family homes, 14 were condo/town homes, 8 were lot/land sales, and 3 were commercial/industrial. As of this afternoon, there are 176 pending Steamboat Springs area real estate sales (excluding the ever pending $18 million ranch) for a list price dollar volume of $96,020,995.  The average pending sale price is $545,574 and the median pending price is $326,250. Real Estate Video, Not a Virtual Home Tour .....and certainly NOT a virtual home tour. Producing quality video for each of my listings is something I am committed to. Real estate video has become the buzz phrase in the industry. After all, using video in an amazing tool in selling homes. And with roughly 50% of Steamboat's real estate buyer's coming from outside of the Yampa Valley, I believe that it is really important to give those prospective buyer's as much of a feeling for homes on the market as possible and video is a great way to do this. The fall colors are glorious! 34 Steamboat Springs area real estate sales closed this past week with a dollar volume of $12,999,445.  Of those closed transactions, 12 were single family sales, 16 were condo/townhomes, 4 were lot/land, and 2 were commercial/industrial. For Sunday, October 5, there are 162 pending sales reported by the Steamboat Springs MLS with a pending dollar volume of $111,850,995.  This number excludes an $18 million ranch sale.  There is included, however, a $12 million ranch sale that will skew the average pending price.  The median pending sale price is $362,450 while the average is $690,438.                                                           Of the 162 pending sales, 17% are listed for $1 million or over, 6% are listed between $999,000 and $800k, 14% are ...

Fall is coming on strong with colors popping all around.  We collected our third load of firewood this morning and this is the view we were treated to while working! The Steamboat Pilot and Today reported 30 closed transactions this past week with a dollar volume of $14,014,161.  Of those 30 closed sales, 8 were single family homes, 13 were condo/townhomes, and 9 were lot/land. $115,683,464 is the current dollar volume of pending sales reported by the Steamboat Springs Board of Realtors Multiple Listing Service on 173 pending transactions.  (This continues to exclude the $18 million ranch pending sale.)  The average price of all pending sales is $668,690.54 and the median is $344,450.  14% of all pending sales are listed for over $1 million (7% are over $2 million), 6% are pending with...

Love the lighting in the fall! A sabbatical does the soul good...as does a walk in the woods with my dogs.  This morning was no exception. Do you like this real estate video idea? Video seems to be the buzz word in real estate. And as you may have gathered by now, I like producing videos for each of my listings. It's a great way to market real estate. What I don't like is shooting the same video for every listing. I like to approach them from different angles, tell the story of that particular home, try new equipment and editing ideas and so on.  Here is something new I did for a beautiful home for sale here in Steamboat Springs, Colorado.   How’s the real estate market?  As a real estate advisor, this ubiquitous question is not easy to answer.  Especially in Steamboat Springs, Colorado where our real estate varies from small vacation condos to multi-million dollar homes.  So these “how’s the market” question really depends on the property in question. The national media sources like S&P/Case-Shiller Home Price Indices reports that average home prices are up 12.4% over the last year. While this is true, not every property in Steamboat Springs went up in value over the last year.  Some properties saw 20+% appreciation. While others properties continued to drop in value. Steamboat Springs, CO Real Estate Market Report Home prices both nationally and locally continue to  rise at a slow and steady rate. Studies show that consumer confidence is growing, and recent surveys show that vacation-home sales are increasing. All of these factors bode well for a resort market like Steamboat Springs. Steamboat's housing market tends to lag behind larger cities like the ones studied for the S & P Case-Schiller Home Price Index.
