Like many places around the world, you can see a million stars on a clear night in the Red Feather Lakes area. One of the things I love about living here, is that our subdivision covenants prohibit leaving our outside lights on at night. We don't have street lights either, so there is no artificial light interfering or competing with the starlight... If you have been far away from the city lights, you know exactly what I'm talking about! The abundance of stars is overwhelming. There is something very peaceful and comforting about a night sky lit up with a million stars. Sitting outside on the deck, I am reminded how small I am in this universe!  You can check your ego at the first star, and then wish upon another one.   I am a casual star gazer, I don't have a telescope and The Big Dipp...

Thankfully, we have our first springtime snow, and it is a magnificent sight! Just when our eyes get so tired of brown, and we dream of Spring- - - stretching our memories to recall what the valley looks like when everything is green - we get a good dose of white! For most of the winter our snow fall measurements were well below normal, the ski areas on the Western Slope fared much better.  In spite of the frightening roads, cancelled flights, school and business closures yesterday's blizzard in Colorado was truly a blessing for those of us on the Eastern Slope of Colorado, and a good reminder that Spring is really on the way! From where I'm sitting, it's a beautiful sight!   Please check out our beautiful Fox Acres County Club in Red Feather Lakes. The photos in this link remind me, n...

When we lived in the City, we taught our dog, Jesse to go out in morning and fetch the Newspaper. What a great dog to do this for us! She would happily go out in the snow and the rain – weather conditions not suitable for slippers and pajamas! If the paper was buried under the snow, she would sniff it out and unbury it! One Sunday, my mother-in-law was staying with us and gave Jesse a treat for getting the paper. Jess thought that was really great, so she proceeded to go to all seven houses in our cul-de-sac and collect their papers, in order to get more treats! There was the Rocky Mountain News, The Denver Post, and the local Fort Collins paper, The Coloradoan. I did my best to return the correct paper to the rightful owners….   Last Friday, the beloved Rocky Mountain News closed.  The...

The Village of Red Feather Lakes (proper) only has about 523 residents.  The surrounding area, outside of the Village is vast, with homes situated throughout the mountains, in the valleys, and out on the prairie.  Still, we are a small community, and in the midst of this small community you will find a gem:   The Red Feather Lakes Community Library                             The Library is celebrating its 40th Anniversary this year! From humble beginnings in 1969, the first library began in the basement of the POA Building with $240.00, a gift from the County Commissioners and 250 donated books that were on the shelves of an abandoned store. A new building was built in 1987 with community donations of "land, money, labor and love"( those are the exact words from the Library) and in 200...

Would you want to be known as a Septic Diva? More Importantly, Would you even want to know a Septic Diva?  EEEEEEYEW!!! Well, it's a fact; life in rural areas is different than life in the city. In the City, you have  sewer systems... that's it......... Let's don't discuss it anymore!!! In rural areas, and in our area we have "sanitary septic systems" which consist of  concrete vaults where the "stuff" goes and leach fields........where more "stuff" goes...................................................... As real estate agents, we need to be sure these systems are cleaned and in working order ( with the help of the Pumper guys & gals) for the new buyers. The ladies in my office jokingly call themselves the Septic Divas.   I'm relatively new, I don't think I've had enough experience to...

A few weeks ago, I had the opportunity to preview a couple of new listings with the listing agents in my office.  One house was vacant and cold. I mean temperature cold- it was freezing outside and the heat had been turned way down, or off inside the house.  The other house was so warm and inviting. It was beautifully decorated and immaculate. It smelled like Christmas. The owner knew we were coming, and put on a fresh pot of coffee, before she left her nice and warm cozy home for our preview. We walked through every room, commenting and complimenting, then sat down in the bar area to drink our coffee.  Any feedback we gave to the listing agent was to assist in promoting the sale of the houses. When I put  on my "buyer" hat, I would definitely, without a doubt, want to buy the house tha...

Wrong Turn, Turns into fun. My daughter, her friend and our two grandchildren were supposed to come by my office; from there we were going to the Craft Fair at the Greening of Red Feather. (Grandpa was going to stay home, watch the dogs and the football game).   I waited and waited for them to come and then the call came. They were stuck in the snow on Kinnikinnik! I left the office to go find them, and see if my car could push them out. There are few paved roads in the Village of Red Feather. Kinnikinnik is an unpaved, residential road, not even close to my office, or Main Street.  You can see Main Street from Kinnikinnik - but that really isn't helpful when your city car Mazda is up to your "you-know- what"  in snow!  HOW did you get here, I asked them?  Oh, they used th...

How did Red Feather Lakes get its name? The story as I remember reading it goes something like this: In the late 1920's, the area that is now known as Red Feather Lakes, was designated as wetlands.  Smart developers who saw the beauty all around them decided to make Red Feather Lakes a resort area. They began digging a series of ditches, and lakes.  Jake Mitchell had first diverted water from Upper North Pine in 1888 to what is now Hiawatha Lake. This small town was sparsely inhabited with hard working, industrious and visionary mountain folks.  There was a general store, a Hotel was built, and the beautiful lakes were taking shape. The lakes were named after one of the developers; Mitchell 1, Mitchell 2...  It's not clear whether Mitchell or someone else went to a show or if one day, a...

Effective January 1, 2009, The Division of Water Resources must receive a well transfer form for all small capacity wells or domestic exempt wells that are sold (or transferred) in any real estate transaction. All transferred water rights need to be reported, except those water rights represented by stock in a ditch company. House Bill 08-1014 was passed by the Colorado General Assembly and signed into law by Governor Ritter and will assist the Division in more accurate recordkeeping  regarding well ownership.  Current information is necessary for the State to notify well owners of any health, safety, water right or stewardship issues pertaining to their ground water well.  The new Residential Real Estate Contract requires the Buyer to complete a Change in Ownership Form for the well an...

"It must be my lucky day", I said to the Tow Truck Driver!  The tow truck driver looked at me as if I were a crazy person!  In the snowy field, 20 feet off of the icy road, surrounded by barbed wire was my trusty 1996 Blazer!  An unexpected freezing March storm had come in, and the road was a sheet of ice.  I had been driving slowing down the mountain, through the "S" curves... slow and steady... then on the flat stretch by Hansen's ranch, my car suddenly turned into Stephen King's "Christine"!  Knowing I hadn't done one thing different, no braking or accelerating I was very surprised when I started driving sideways on the wrong side of the road and heading for the hillside. I turned my wheels back to the right side of the road, and then ended up driving down the embankment, through th...

Located approximately 50 miles Northwest of Fort Collins, Colorado, nestled in the Arapaho and Roosevelt National Forest is the beautiful mountain subdivision of Crystal Lakes.  At an elevation between 8000 and 9500 feet, Crystal Lakes is home for many full time residents as well as vacation/weekend homeowners.  Many people camp out on their vacant lots in the summer, which is allowed by the association for 5 months a year. Originally platted into 1600 lots covering over 4800 acres, the subdivision is a little more than half built out.  Fishing in Crystal Lake, Panhandle Creek, or the North Fork of the Poudre is a favorite pass time, along with hiking,  ATVs, campfires and lots of great moments spent with family and friends. The property owners association maintains the 89 miles of road...

For generations, the Historic Pot Belly Deli and Bar has been a favorite with locals and tourists alike. The little pot belly stove was an original caboose stove from a Union Pacific caboose, and the huge stone fireplace in the back dining room helps create that warm ambiance for group get togethers. A great place to meet your friends and play a game of pool, get a good meal, or sit out on the deck and enjoy the wonderful mountain views.  A popular watering hole, the bar features state of the art sound system, two flat screen TVs, pool tables and darts. Sit down at the bar with 28 of your (new) friends! 'Lots to wet your whistle at the bar - with 240 brands of hard alcohol, bottled domestics beers and 8 beer taps. Everyone knows where to meet on Saturday night for Karaoke! We love our P...
