Loveland, CO Real Estate News

When you play golf like I do, you are actually humbled when other people actually invite you to play on their team. I had the distinct honor to play with a great group of guys today at the LBAR Anuual Golf Tournament. I always have a good time playing golf but I really enjoy the camaraderie of this particular group. In the end, I played horribly and it was Bob Keiter, David Powell and Eric Sanders that ended up carrying the weight. Believe it or not, we won the whole thing. We were tied at 59 (with a scramble format) but Bob Keiter ended up winning the tie breaker for us when it was all said and done. What a great way to spend a day, good friends, golf and a couple beers to finish things off.

As an agent coming up on my 8th year in the business, I continue to wonder how a rookie can even survive in this market. Make no mistake, this is the toughest market that I have seen and hope to ever see again. Gone are the days when listings would sell just because you had it priced right or it was the best house in the neighborhood. Don't get me wrong, this is a tough market but I am an over the top optimist that I can do a great job for my clients regardless of the market. Yes, the market is tough but who can convey the realities of the market better, a veteran or a rookie? Who will be more excited to go to work for a particular client, a veteran or a rookie? While I am pretty sure of those answers, I just thought I would throw out my own observations on who will/can actually do a be...

So many things are happening in Northern Colorado, particularly around the Centerra, 2534 and Crossroads areas. It's pretty difficult to not flash forward a couple of years and realize that this is the place to be in Northern Colorado. Let's just call it the new HUB.The amount of commercial starts is staggering and the new businesses coming to our region is compelling. Behold, we still have a small town feel with a burgeoning business and economic climate. With so much going on, it's hard to keep it all straight (but I'll give it a shot).2534 Growth Grand Station Crossroads Going Vertical

An artist's rendering shows a pair of six-story office buildings planned for the northeast corner of Interstate 25 and Crossroads Boulevard. The project's developer, VF Ripley Associates, has asked Loveland officials to waive height restrictions. The project above will be an absolute boon for Northern Colorado. We have so few corporate hubs but this one will certainly stand out from the rest. The views from these buildings will be outstanding and is part of Northern Colorado's hub. Within 3 miles, you have this development (Crossroads), Centerra and 2534. Combine these three developments and you have the regions new epicenter.

Do most homeowners purchase their home because they need a place to live or because they feel that a home is a good investment? I'm not talking about an investment property but their primary residence. I think most of us are kidding ourselves when we buy a home primarily as an investment. When we purchase a home it is generally about lifestyle and making a house a home. So why do we whine when the market softens? After all, we still need a place to live and even if the investment side of things is not working out as expected, we can still enjoy the benefits of home. Now, if you are selling your home and the market has not supported your investment, that is a whole other story. Nobody wants to lose money but I suppose your motivation to sell can only be determined by one person. You!Hang...

I live in a pretty cool subdivision called High Plains Village, Loveland, Colorado. Within walking distance we have just about everything one would need to live a full, eventful life. For example, we have a new mall (the Promenade Shops at Centerra), we have a growing town center shopping area, we have over a dozen restaurants within walking distance, the outlet stores are getting a facelift, the new hospital (Medical Center of the Rockies) is very close by and if you need a new car (Motorplex at Centerra), we can be at the new Loveland Sports Park in under 2 minutes and the main interstate going to Denver is about a five minute drive. In late 2009, we will have a whole new experience with the multi use Grand Station at Centerra.Commercial real estate aside, I am the most active agent i...

So I called on Monday to set up a showing for Wednesday @ 5PM. I find out about an hour before my showing is to occur that the seller received an offer earlier in the day and decided to accept the offer about an hour before my showing.  My buyer still wanted to see the property and after viewing was very dissappointed that the home had gone under contract. He wanted to make an offer. Here is the question of the week.... why in the heck did the seller accept an offer just before another showing was to occur. I have a sneaking suspicion that the this particular brokerage firm (agents) advised their client to accept the offer for one of two reasons, 1) the listing agent(s) are double siding the deal or 2) the listing company received an offer from the same firm.  Either way, would it have b...

As many folks may already know, Loveland has been names several times in the last fews years as one of the best places to retire or re-invent yourself by numerous national magazine and publications.  With our aging (baby boomer) population, it seems that housing specifically geared for this generation is popping up all over the place. Loveland is no exceptions. More and more senior housing choices will soon be available to Loveland's boomers including Mirosol, a brand new 55+ housing community. As a huge baseball fan, I am excited to hear that we may be getting a minor league baseball franchise here in Northern Colorado.  The plans are in the works to determine if we have a market that can support a team, where the money money would come from to build a ballpark and where the actual ballpark would be located. So far, the Ranch (next to the Bud Event Center) is the only venue mentioned.  This study will be ongoing but by early 2008, we should find out what are chances are for a team. So far, the word is that the prospective team would play in the American Association of Independent of Professional Baseball league. The league is made up of 10 teams (from Florida, Texas and Minnesota).  The league is the equivalent to a AA baseball club. If all goes well, we could have a team, a ...

To all the Mom's out there..... Thank you! Since I was raised by a great Mother, I know the value and love that Mom's bring to the lives of their kids.  I cannot emphasize enough how much children (including adult children) should be so appreciative of all the sacrafices that their Mom's have had to endure for our benefit. So today, let's honor all the Mom's out there and give them a special day.  Again, Happy Mother's Day!!!
