Here is the July 2011 Real Estate Market Report - Johnstown CO: July Property sales were 19, up 46.2% from 13 in July of 2010 and 17.4% lower than the 23 sales last month. July 2011 sales were at a mid level compared to July of 2010 and 2009. Year-to-date sales of 157 are running 37.7% ahead of last year's year-to-date sales of 114. The Median Sales Price in July was $212,500, down 0.1% from $212,617 in July of 2010 and up 2.2% from $208,000 last month. The Average Sales Price in July was $225,784, down 18.0% from $275,232 in July of 2010 and up 5.3% from $214,490 last month. July 2011 Average Sales Price was at a mid range compared to July of 2010 and 2009. Here is the June 2011 Real Estate Market Report for Johnstown CO: June Property Sales were 23, up 35.3% from 17 in June of 2010 and 20.7% lower than the 29 sales last month. June 2011 sales were at their highest level compared to June of 2010 and 2009. June year-to-date sales of 138 are running 36.6% ahead of last year's year-to-date sales of 101. The Median Sales Price in June was $208,000, up 1.5% from $205,000 in June of 2010 and up 3.5% from $201,000 last month. The Average Sales Price in June was $214,490, down 13.0% from $246,561 in June of 2010 and up 2.2% from $209,821 last month. June 2011 Average Sales Price was at a mid range compared to June of 2010 and 2009. Johnstown & Windsor had 9 new listings. Mostly existing homes that have been put on the market. 1 New construction. Prices range from $160,000 to $1,650,000. A nice variety of properties. My pick of the day is the $1,650,000 that had been listed at $2,500,000. It is a bit too modern for my taste, however, it is one that I could feel comfortable living in, and that is not always the case. Windsor had 22 new listings and Johnstown had 6 this past week. Windsor had the largest price variety starting at $65,000 and ending at $1,450,000. At the end of the video I was able to show you most of the pictures of the last one. Johnstown started at $154,000 and ended at $334,900 on a home in Carlson Farms. Both communities had a bank owed or short sale. This week there is more NEW CONSTRUCTION Proposed? Not necessarily ready to buy and move into. By the way... Mortgage Interest rates are Really Great! Windsor had 11 new listings this week. There are several that are owned by Federal Home Loan Association. There are 4 new Listings in Johnstown. One of them is new construction that has not even been started yet. I decided to start looking to see what is going on in Johnstown too as it is on the East side of the Highway. Do you realize that the Town of Johnstown includes the commercial area on the south side of 34 and east of I-25? That will help them in the future as sales tax comes in more!
