As the summer progresses use any free time you have to declutter your workspace.  In Highlands Ranch property management there may be hundreds of miscellaneous notes in your system about small items that didn’t need to be addressed right away.  Sort through these and take action to the ones that need it and get rid of anything that may have been handled already.  Follow up with certain tenants to confirm the work was done.  Follow up with owners to see if they are satisfied with the work done.                Go through your work cell phones and delete everything you don’t need any more.  This can be a summer’s worth of contacts that you won’t be talking to any longer.  This includes random people for showings, agents you worked with over the summer and previous tenants who have moved ou...

Many clients and professionals in your fields will come to you for advice at some point in time.  Giving advice is nuanced, and can be very persuasive to who you give it to.  There are many things to consider before giving out advice.  In Highlands Ranch property management, many first time investors will be coming to us for advice on rental rates and market conditions.  Some homeowners are just curious how their house stands up to their neighbor, or if they can really get what John down the street got for his rent.  We treat everyone with an inquiry the same way.First we assess our local expertise on the matter.  There are a lot of news reports and articles with data that very confidently claim certain things.  Interpreting data is a skill of its own, and there are a ton of sweeping ge...

Gas prices are approaching the lowest levels they’ve been since 2005 and this summer you may want to get more mileage out the gas you put in your tank.  The best way to beat the dependence on gas is to get an electric car, but that isn’t feasible for everybody.  Until more options become available for sustainable transport, try out these driving tips to optimize your gas consumption. When it’s hot in the summer months you will undoubtedly want to blast the A/C.  This can run through your gas tank pretty quickly if you have it on high all the time. Having the windows down creates drag and wind resistance, which can cause your car to push a little harder to maintain certain speeds.  A good hybrid for cooling involves having the windows down at low speeds and the A/C on low at high speeds. ...

Everyone should be breaking up their daily work day.  Whether it’s getting up and taking a quick 2-minute walk around the building, simple stretches at your desk or a 15-minute micro break to recharge, these small breaks can improve your mood and work output.  In Highlands Ranch property managementthere may be long stretches of putting out fires that require you chained to your desk.  It is always good to allow for this mini 15 minute breaks whenever you can fit them.Never underestimate a quick walk around your building.  With the weather getting increasingly warm it is getting easier to do.  Some buildings may have the AC on too low, so getting outside and feeling the sun can be a much needed activity.Sometimes your workstation can start to become cluttered and unruly.  Taking a 15-min...

There is a great meeting this evening at the Eastridge Rec Center. Tonight at 5:30pm until 9:30pm will be the Architectural Review Committee. In the Keystone Conference Room will be this great meeting. The Architectural Committee is responsible for reviewing plans for exterior improvements being made to residential properties by homeowners. The Committee is also responsible for enforcing covenants outline within the Community Declaration, by-laws, and supplemental declarations. Working in Highlands Ranch property management we have actual stakes in the outcomes of these meetings. There are many things that are decided that will have interesting ramifications and sometimes unforeseen consequences in the managed sphere.                We have some tips for you for the hot summer month of June.  June 21 is the Summer Equinox and officially the heralding of summer.  This past week however has been in line historically with summer arriving well in advance of the official date.  The temperatures have flirted with the line into the triple digits.  We are lucky to not have such hot days so often during the year. But the beginning of June always seems to be the hottest or seem that way due to its proximity to great spring temperatures.  Our experience in Highlands Ranch property management, is that AC’s tend to go out on the hottest days of the year, leaving you time to struggle with the heat while the increasingly busy HVAC vendors try desperately to fit you in after hours or on the weekends.  It’s a frustra...

With increasingly hot days, it can be tiresome and daunting to try and get outside.  When you are chained to your desk all day, and arrive to the office early and leave right at 5, you will be able to miss the hot weather much easier. If you have a window, your mood can improve with each day of sunshine.  In Highlands Ranch property management, we have several days each week that are reliably sunny, even without the great temperatures.  No matter how brisk it is, there is still a silver lining in the amount of sunshine pouring through.  This is still problematic for attempting to get outside and ride your bike or take a run while the sun is out.   At 5:00pm you may only want to make it home, especially if there is a bunch of traffic to take on head on. If the above paragraph speaks to y...

During any time of the year it is important to have good phone habits.  When you are in the office you can of course commit yourself to answering the phone on the first ring.  But with showing phones, or work phones it becomes much more difficult.  Especially when this phone is ringing off the hook.  When surrounded by a mountain of incoming calls one must devise a strategy to field them all.  Ensuring everyone gets a response should be the most important thing.  In Highlands Ranch property management our phone is ringing more than it is off.  This is just a simple fact of the business.  A necessary evil if you will.  Here is how we often tackle this issue.                What we find helps immensely is having the answer for what people may be calling for on hand.  This can either be a ...

With Hot June air rolling in, it can feel like the only place you want to stay is inside for your lunch break.  The days get punishingly warm if you are not careful. You may also default much more to delivery food.  Traditionally, people have an actual hour to eat lunch.  That is a long chunk of the work day to just be eating, so here are some ways to increase productivity during lunch, without just working at your desk.  In Highlands Ranch property management, we often have a lunch hour when there is a moment to take it.  Certain day to day situations dictate that we can’t just drop everything at 12 noon every day.  Here is what we do when we want to keep being productive during that time.                You should really step away from the phones and emails.  Answering a call...

Today is the First of June. Usually the advent of summer is not far behind and there are many hot days to follow. We are officially out of any chance of a late snow. Historically Mother’s Day is usually the point where you can expect one last snow, but this year it did not come. In recent years in Highlands Ranch property management, we have had to time our sprinkler turn now with the seemingly unpredictable last weeks of weather in May. We have had some snow on May 15 and sometimes on the 20th. This year looks like that did not happen at all. We had one cold day that was a little wet around 5/19, but it did not hold, and no snows came. So now we embrace summer fully as we head into the summer equinox. We measure the summer in many ways and this is usually a high point in the season. Th...

This Saturday June 2nd from 2:00pm to 6:00pm will be the Highlands Ranch Beer Festival. A new event, with the hopes of becoming an annual event, that has already had a good 5 years before it. This will be the 6th iteration of the event and the benefit to having a Highlands Ranch property management office so close to it means that we will be able to get tickets and attend with everyone else in our great community. If the event has not sold out yet, then you may be able to buy tickets at the door. Tickets purchased online are the biggest suggestion. We recommend you check the event page before trying to just show up on the day. It has sold out in years past and there is a high probability the same will occur this Saturday. The Civic Green Park can only hold so many after all. This Beer F...
