Third quarter real estate statistics show that Highlands Ranch and Lone Tree are averaging a lower absorption rate in comparison to other featured areas, which can translate into quicker home sales. Considering Absorption Rate is one way to measure the health of our real estate market. Absorption Rate designates the number of months of housing supply on hand. The larger the supply, the more competition there is for sellers and the higher likelihood that prices will drop or concessions will be offered. Second quarter statistics showed seven areas that were considered sellers' markets. The quarter, we only have three. One of the things about blogging real estate information is that it's a learning process for both reader and writer.  I've been selling homes and maintaining a market conditions report for my own office for years-- actually I started in 1996.  But to produce something that's worthy of sharing with the public is a different story.  So I've been experimenting with various graphs and statistics that I think are helpful and plotting them with different styles. This graph is for Firelight, Highlands Ranch, Colorado and gives a visual indicator of what's been going on.  Although Firelight hasn't been experiencing the crazy boom days of 2005 anymore it still performs pretty well.  In my opinion this is because of the intrinsic value that Highlands Ranch offers along with the specific great att...

Highlands Ranch finished September very strong relative to all of the "Sky is Falling" news in Real Estate lately.  Our average price for a sold home in Highlands Ranch and Lone Tree combined increased quite a bit from the end of August.  We started September at about $343k and finished at about $383k. Although we had fewer sales in September than we did in August, that is a typical seasonal pattern.  I generally help home sellers understand that when the number of new listings decreases at the same time the number of under contract homes increase-- it's a good time to list their home to sell.  That happened twice in September in Highlands Ranch.  The second week of September we had a good dip in new listings while 3 weeks in a row our new under contracts increased over the previous wee...

The Highlands Ranch Town Center is a "newer" area in Highlands Ranch and is centered around a unique shopping area for Highlands Ranch and community space.  There are a variety of shops & restaurants in Town Center and some are really great.  Although it is nearing a completion look, there is still even more building to be done at Town Center.  There is a lot of speculation of what is still to come and what will fill the few vacant spots that are already completed.  But there are already so many great places in Town Center - One of my favorites is the Tattered Cover- an independent bookstore that is great for shopping, browsing or enjoying a cup of coffee.  I have long been a patron of the Denver location of Tattered Cover, so it was very nice when they opened up shop here in Highlands ...

Denver Home Buyers - Use the Loan Officer Your REALTOR® Recommends - They Do So For A Great Reason! Plans are now Available for new Highlands Ranch Park - Fly'n B A few days ago I posted a blog about the announcement of a new park in Highlands Ranch on the land that was once the Fly'n B Ranch.  You can read that previous post here.  There was a meeting about the parks development, this past Monday night, and now the preliminary plans are available online at the Highlands Ranch Metro Districts site.  Check them out here.   As I have stated before, I ride my bike past this land almost every day on the High Line Canal trail, so I was indeed curious what was going to occur.  I also love to take my kids fishing, an d when I heard that there would be a fishing area, I was definitely interested in knowing.   I also enjoy providing my clients with what is new in Highlands Ranch, so I stay on ...

Fly'n B Ranch to become Community Park in Highlands Ranch, Colorado Since the time I moved to the Westridge area of Highlands Ranch I have often rode the Highline Canal Trail and enjoyed passing through Fly'n B Ranch, lush with its mature trees and ponds.  And off in the distance, you could see a clearing, where the owner would take-off and land his small plane.  May times I could even hear a plane a-buzzin' and see it rise above the trees and later descend to land, right from my back patio and I always figured it was from Fly'n B (perhaps you saw the giant sign off of County Line Road with the Bumble Bee, but never quite knew what it was).  Well, times a change, and as we all know the story goes, the Fly'n B Ranch was sold to Erickson and the Wind Crest Retirement Community was built. ...
