Sold prices for Belle Creek homes are increasing. It has been a few years since Belle Creek residents have seen a marked increase in home prices.  The time frame between October 1, 2010 and December 1, 2010 saw 5 closed home sales, which was the same number of homes sold in Belle Creek from October 1, 2011 to December 1, 2011. The major difference, however, is in the price and days on market. In 2010, the average number of days on market was a depressing 199 for the 5 closed home sales.  This is in part due to the state of the larger housing economy.  Distressed homes accounted for fully 100% - yes, all 5 - of the home sales in Belle Creek for this period last year.  The average sold price came in at $168,940, or $97 per square foot. The market data in Belle Creek has taken a decided turn for the better.   This Belle Creek home went under contract in 2 days! At the end of 3Q, we saw 1 closed home sale for the month of September.  This would seem to be a natural decline in Belle Creek home sales, especially when compared to September 2010's 2 closed home sales. Fast forward to Belle Creek home sales activity for October and November, 2011.  Belle Creek saw 4 existing homes sold and 1 newly built home sale closed. This number is steady when compared to 2010's October and November data, but month-over-month, it blows September's activity out of the water. Belle Creek Homes for Sale It would seem to be the time of year when homes sales are slowing down-but not in Belle Creek! This Belle Creek home went under contract in 2 days! In a "normal" home selling market, things slow down dramatically in the 4th quarter of the year.  The months of October, November and December are a time for hunkering down against the cold and reuniting with family for the holidays.  Rarely does buying a home factor into this already hectic time of the year. Luckily for Belle Creek, 2011 is having anything but a "normal" 4th Quarter of 2011! I have ALWAYS loved the first snow of the season in Belle Creek!  It conjures up such great memories, thoughts and ideas for me.  It energizes me and puts a spring in my step (but not too much spring- it can be icy, you know...) This was my view out the back door this morning.  A tangled mass of snow laden lilac bushes were straining under the weight of wet, heavy snow.  I know my Floridian friends are jealous today, haha!   Many of the trees still have their leaves, so it is important to get out there and knock the snow off- gently!- so the limbs don't break.     If you are a snow nut like me, this can be joyfully accomplished by standing next to the tree, grabbing a couple of sturdy branches or the trunk, and shaking vigorously.  Instant snow shower!   Between the state of the roads t...

When my clients are looking at Belle Creek Homes that are for sale, there are a few options to consider.  The first homes built in Belle Creek were constructed by New Town Builders in 2001. Since then, the real estate market has been gone on a wild ride throughout the Denver metro area, and Belle Creek was not immune.  New Town's vision for Belle Creek was not completed, and newly built homes did not appear for several years. Last year, Oakwood Homes optioned the remaining lots in Belle Creek and began new construction once again.  Now, clients looking at Belle Creek homes have a choice- they may see something for sale in the existing homes, or they may choose to build a new Oakwood home.   Belle Creek Homes for Sale- Market Data for 3rd Quarter 2011 3rd Q 2011 saw exciting changes.  There were 3 closed sales, all of which were newly built Oakwood Homes.  There are currently 5 homes under contract in Belle Creek, and only 5 homes available for move in.  This is an extremely low level of inventory for Belle Creek.  What’s more, only 1 of the available properties is bank owned.  There are currently no short sale properties available.  Oakwood continues to sell lots for dirt-start homes and currently has 8 lots reserved or in some stage of construction. September saw a bit more activity, which is good news for the Belle Creek housing market. Well-Kept Belle Creek Homes Will Always Get Higher Sales Prices It has been several rough years to be sure.  Belle Creek's homes for sale have included several distressed properties- short sales and bank owned- over the past few years, pulling the values downward. In the past 45 days, there was one closed sale of an existing home in Belle Creek. This number may not seem like much, but when you compare it to the fact that the last sale to close prior to this occurred in May, it is a good sign.  (This does not include the newly built Oakwood Homes.) What Does it Cost to Buy a Belle Creek Home? The answer may surprise you.  Right now, homes are more affordable than they have been in decades.  Mortgage rates are low and aren't expected to go up significantly any time soon! The vacancy rate in the Denver area is hovering around 2%- which basically means rentals are vacant for about as long as it takes for one set of people to move out and the next set to move in. What this means to you as a renter is that the top rentals are going to demand top prices.  And you'd better have good credit, good references, and plenty of reserves.
