You have heard real estate agents say the prime selling season in Colorado is April 1st through July 31st? Well, it’s true; but just how big are those four months when it comes to selling a home in Colorado? Let’s take a look at last year as an example. It was a record year of 54,000 plus single-family homes and condos that got sold. Of that number, 47% were sold between April 1st and July 31st. That means almost half of all homes and condos that sell do so in those four months. In case you have not gotten your home on the market yet, you still have time. You have six weeks left in the selling season and then we are going to have about a 4-6 week break. Traditionally, August is the slowest month of the year. That’s because people are trying to take a last minute vacation before school s...

In a seller’s market, most people putting their homes on the market want a premium price and chances are they can get it. Over the last three months, we have visited many sellers who were thinking about putting their homes on the market. Most of them asked this one simple question, “What is the top dollar for our home?” We answer that question based on the comparable sales data we have researched in the neighborhood and its surrounding area. Some prospective sellers take the number we give them and added anywhere from $10,000 to $100,000 more to the asking price. They believe that given the low inventory, buyers will pay their asking price. As I said above, in some cases, they are correct; a buyer will pay the higher price, but will it appraise for that price? That’s probably the bigges...

When you choose to sell your home you probably have a realtor in mind for the job. In fact, we are seeing more and more sellers interview multiple agents for the position of marketing and selling their home. What most sellers don’t realize is the amount of work that actually goes into selling a home. This is where using a team versus a single agent can benefit the seller enormously. The team concept for real estate is relatively new. The idea of real estate is one that a single agent will work with any given seller to market and subsequently sell their home. After the sale, the same agent will then take that seller out to find their next dream home. Gary Keller, of Keller Williams, has made it absolutely clear that you need to leverage your time to be as successful as you possibly can b...

I had the pleasure of working with Infinity Homes last year for a client who was looking to purchase a property in Conservatory Green within Stapleton. Infinity Homes is the highest priced home you can buy within Stapleton, and it also has some of the best finishes you’ll ever see in a home. Infinity Homes has been building in Stapleton since the master planned community became open to the general public. They are now even expanding into parts of Lowry. They plan to be heavily involved in the building process of future home sites throughout Conservatory Green. Infinity Homes makes a very modern and contemporary home. All surfaces are smooth to the eye with color patterns that are bold and contrast like stark white and black pearl. All appliances are top of the line stainless steel. In f...

The future of bank owned property is probably a bit different than one would have expected. Currently, properties that are owned by the bank are listed with a relo specialist, and the property is managed by an asset management company (AMC). The AMC takes care of the property till the date of close. The bank will accept all offers, choose the highest, and then go to close. This system is changing and it’s changing fast. Most of the properties that are owned by banks typically aren’t in the best of shape. These homes are very rough with a lot of work needed in order to get the home to a move-in-ready status. Typically the homes are missing appliances, carpet, walls are missing paint or have holes in them, and overall the home will need some serious work before a customer can move in. Thi...

If you’re anything like me, you love being informed about the major events going on in the city. In Denver, there is so much excitement going on around us. Whether it’s a new restaurant opening, a cocktail event, fundraiser, new art exhibit; you name it and this city has got it. Here’s a breakdown of some cool things happening in the great city of Denver in May. With May comes warm weather and outside fun! Washington Park just under went through some scrutiny over the “Sunday-Fun-Day” events in the park. If you haven’t been to Wash Park on a Sunday, it is a massive party. We’re talking about over a thousand people playing volleyball and having fun. There was a moment where Wash Park almost lost its ability to have alcohol in the park. Luckily that law did not pass and Wash Park Sundays ...

Did you know that if you’re over the age of 65 that you might qualify for Senior Property Tax Homestead Exemption? I didn’t know that was even a possibility until Chip Allen of Crestline Mortgage Bankers put this information on desk. I felt I had a duty to share this information with my friends and clients. If you are 65 or older, you might qualify for the Senior Property Tax Homestead Exemption. It’s a lot less confusing that it sounds. There are requirements, but in the end it means that you not only get to write off your tax liability of your home, but also previous years of taxes that you’ve already paid! This is a fascinating program that all seniors should look into. In order to qualify, you first must be 65 years of age or older as of January 1st of the year in which he or she qu...

If you hadn’t noticed, there is a groundswell of people becoming very anti-banking these days. Who could blame them? The banks are very financially healthy right now while the average Americans are not. Ambitious people want to make a better life, but in most cases can’t get the financial help they need from their local banks. In steps the credit union. Credit Unions have been around for a long time, but within the last few years, they have taken larger market share away from banks. This has not gone un-noticed and banks are fighting back. In fact, it’s really become an all out war between the two institutions for your hard earned money. At this point, I think it’s safe to say that the credit unions have a distinct advantage for the following reasons: 1)     They were never heavily invo...

Discount brokers are beginning to make a comeback in our real estate market. You ask, what’s a discount broker? Have you ever heard the phrase, “you get what you pay for”? I’d say that 90% of the time this is true. When it comes to selling your house it can look really tempting going with a broker that will save you money on their commission. The question is: how much money are you really saving? Discount brokers only seem to pop up when it’s a strong seller’s market. Their services can be discounted in a number of ways. In fact there are real estate outfits that specifically work on a flat fee only without taking a commission. The most common form of reducing cost is commissions. Most discount brokers will offer around 4% commission, as a whole, for selling your property. They’ll give ...

Whether it’s a new restaurant opening, a cocktail event, fundraiser, new art exhibit; you name it and this city has got it. Here’s a breakdown of some cool things happening in the great city of Denver in March. There are two new restaurants opening in March that I am super excited about! Who doesn’t like pizza? One of the openings, Grimaldi’s Pizzeria will be a casual, family-friendly pizzeria opening in the Denver Pavilions. Second, is Bruxie Gourmet Waffle Sandwiches opening at 1000 South Colorado Boulevard. This is their first store outside of California and the menu looks incredible. That’s not all for food! Let’s talk pork! The ...

For those that attended the Denver Meetup - Thank you - And for those that could not make it, we will do it again in the spring and meet out on the Terrace - This just happened to be a record setting low temperature for the day in Denver with about 4-5 inches of snow added, made for some terrible road conditions and for the most part, it was best to stay home. Several Rainers that said they were planning on attending called to let me know there was just no way they could make it, and we all understand, I would have canceled and rescheduled, but there were a few that had planned to make the trek a couple hundred miles to attend, and I thought, if they were already here, I could not disappoint them. We were very fortunate to have Joan Cox stop by, and thank goodness her office is within a...

End of year challenge to ourselves, our agents and anyone else. - We realized yesterday that there are exactly 45 days until 2014, and many agents will start to slow down if they have not done so already. We also wanted to start the new year off on the right foot and what better way than a 90 day challenge that will finish 2013 strong and start the new year ahead of the pack. If you have ever seen any of the challenges, ie., Body For Life, PX90 or most any other challenge, they are all 90 days long, why? because these people know that to really develop good habits it takes 90 days of concentrated effort, you can literally change your life in 90 days, we are planning on it. We wanted to have actual measurable tasks to complete each week that will grow your business -  Some of our topics ...

Switching brokerages is like buying a house! Or at least it should be. I have met with scores of agents over the past few months, all looking for a change. The problem is, most do not really know what they are looking for, some do, but most do not. They have not put much thought into the process they just know they want or need a change. This is not a decision to be taken lightly. When buying a house, especially when it is the second or third home you have purchased, you have a very good idea of what you want in a home, what really matters to you. Rarely, has anyone bought a home that they spend their entire lives in. Their needs change, their family changes, their careers change, they mature and make some very sound decisions. Downsizing Baby-boomers have different needs than  growing ...

What is a TOD and where can you find one in Denver? A TOD is a Transit Oriented Development and they are springing up all along the light rail through-out metro Denver, among other cities. They are typically a combined living/shopping space within walking distance to light rail transportation to make green living a reality. Living in a TOD, you really can get by without having a car. You can walk to shopping and oftentimes night life and entertainment centers thrive within these communities. They come in a variety of sizes and home-styles from studio apartments to golf villas and have as many price ranges as styles. Prices usually start in the upper $100K's and easily climb over $1M for a penthouse with city and mountain views. A typical TOD will offer shopping on the first level of mos...

Lil Ricci’s New York Pizza Opens in Greenwood Village, Colorado   Looking for a great slice of pizza with that New York taste?  Lil Ricci’s has one of the best pizzas I have ever had.  For years, Lil Ricci’s was located at Tamarac Square in Denver.  Recently, the owners of Tamarac Square vacated everyone from the center.  They are going to bulldoze the Square and build a new complex in its place.   Thankfully, Lil Ricci’s found a new place to open up shop in Greenwood Village.  Stop by and visit the new location at 5322 DTC Blvd. in the Denver Tech Center.  This is a great new location and so much more convenient for me since it is 5 minutes away.  I love the setup of the new place.  The same award winning calzones and pizza are being baked not to mention their wonderful garlic knots.  ...
