  A bunch of you live in areas with seasonal population shifts - the snowbirds and the sunbirds show up, and all of a sudden, everything changes - traffic gets bad, the restaurants are crowded, and weird people want to look at condos. Here, we just get the birds. It starts in March with the ducks - they're just transients, on their way much further north, but we'll have as many as a couple of hundred passing through at once. They're reasonably well-behaved and only moderately noisy. And there are some additional geese to temporarily supplement our year-round guys - they're a bit rowdier. Around mid-April, the summer regulars show up. Our herons arrived last week - we usually have 2-3 pairs nesting on the far side of the lake. They're among the alpha predators here, bad news for anything...

This is the February 2017 Real Estate Market Report for Fort Collins CO Sales:The number of homes sold edged up a bit in February 2017 to 158 homes sold, a gain of 11.3% over the 142 homes sold in January 2017, but was down 10.1% from the 174 homes sold in February 2016. We’re still into our slower winter season, but this is an indication that demand remains strong and buyers are still active.  Prices:The prices of sold homes increased in February 2017 - the median price gained 2.5%, rising to $370K from $361K in January 2017, while the average price gained 4.6% to $411K from $393K in January 2017. This is the February 2017 Real Estate Market Report for Fort Collins CO Sales:The traditional winter slowdown was very much in evidence in January 2017. Home sales fell 53.5% to 142 homes sold, down from 218 in December 2016, but only down 1.4% from 144 sales in January 2016. As the chart indicates, January sales are typically the lowest of the year.  Prices:Home prices declined a bit in January 2017 - the median price fell 1.1% to $361K from $365K in December 2016, while the average price fell 2.8% to $393K from $406K in December 2016.
