Evergreen, CO Real Estate News

As investors we face a number of very real and very scary challenges. Making sense of this market is no mean feat and one has to be very careful with his or her investment. However, we usually think about danger as financial. Unfortunately, on rare occasion it can be even worse than that. The majority of the homes investors are buying these days are vacant and once in a while people break in and live in these properties illegally.  The last thing you want to do is walk in on someone camped out in a house, perhaps conducting illegal an activity.      This is no joke, you want to be HEARD when you walk into a property that is supposed to vacant. So make a lot of noise when you're at the front door. I always knock loudly before entering.  Stomp your feet a little. Yell "Hello!" a couple...

A lot of investors ask what an egress window is and when one is needed. Technically, it's a window for a room below grade that a municipality has deemed large enough to be safe for exit in case of emergency.   While there are some variations, the window needs to be large enough that a firefighter with an oxygen bottle on their back could get in, then carry out an injured person in a fire.  Most often, it's associated with a basement bedroom window, making it a legal bedroom. Basement bedrooms without egress windows are illegal.  Installing an egress window makes them legal.      The confusion is that different cities, counties and agencies have different size requirements and height-above-floor requirements for these windows. Therefore, before you start cutting into the concrete foun...

You walk into a property you're looking to buy and rent and you walk down into the basement and voila! you find a full second kitchen.   Great!  You start calculating how much rent you could get if you could rent the downstairs separate from the upstairs and the cash flow is out of this world!  But wait, there are a number of very real problems with this scenario.     First of all, it's illegal unless the property is zoned for more than one tenant and the property has been converted to non-residential use. But there are even more practical reasons why having two separate tenants is often not a great idea. The first is the utilities. Since it's a house there will only be one bill for Excel and water. Who's going to pay it?  Can you really get the tenants to pro-rate their share if you...

So this California boy just can't get over how beautiful snow and blue skies blend.  We got our first snow last night.  Albeit only an inch with no real accumulation, the trees have a wonderful white tint.  We're at 8200 ft so the air is crisp as it is clean.  The best thing I can appreciate about Evergreen is the fact that our County roads are meticulously maintained.  Learning to adapt to the snow filled roads was a piece of cake when they get plowed and graded regularly. I had to share these photos of my yard as this town of Evergreen I have called home for the past 5 years never ceases to impress me.  To see more pictures, visit http://www.TourEvergreen.com

So my wife and I have been in Evergreen Colorado for 5 years now.  We moved here from the San Francisco Bay Area.  I've never been around colors during the changing of seasons.  The only image I have are of Aspens changing in the Fall. WOW! These pictures are during a drive we took last weekend.  The Aspen groves are endless in the mountains.  What's best is that it only took about an hour to get to this destination. If you have anyone interested in Colorado, I suggest you share this blog with them so they can appreciate the beauty they can have every day. Chris

I'm excited to announce that the website I created for downtown Evergreen and the Evergreen Downtown Business Association; www.HeartofEvergreen.com is getting 4,000 hits per month.  In cooperation with the EDBA, of which I am the 2008 President, we have developed this website to display business owner profiles, a calendar of events we host downtown, a section for downloadable coupons, a photo gallery, and much more.  Visitors and locals have found this site extremely useful. Check it out! Chris

Here in Colorado, I have a partner in staging, who always comes through, and never demands payment. Her name is Mother Nature and her contribution to the homes I stage is priceless. Here are two examples of her handiwork:     But, Mother Nature can only do so much, because buyers will live INSIDE their home. And, that is where I come in:        I think the combination of... 1. Great clients, who were willing to paint inside and out, AND follow my recommendation for new lighting, AND hire a professional stager! 2. Mother Nature, who does an excellent job of staging the outdoors! 3. A professional stager, who can handle what Mother Nature can't! ...will give this home the very best chance of selling!!! This home was lovingly staged by A Wonderful Space!

To live in Evergreen is truly to live in a Colorado small town. Nothing brings our town together more than a few feet of snow. We feel the excitement of the impending snowfall and can't wait to get out the shovels, snowblowers, and even the snow shoes and skis to go out and enjoy the beauty of the storm. Below is a photo taken in the Hiwan neighorhood on Friday, December 29, 2006, at the tail end of blizzard number 2. Three neighbors and their snowblowers cleared the way to make the street accessible as the neighborhood kids take a hike through it all.Anyone interested in learning more about the Evergreen Colorado community should contact Lisa Kissler, broker associate, Re/Max 100 on 303-710-3593 or visit http://www.denvermountainliving.com/.

Let's face it:  We're in a real estate market where the competition is fierce. Buyers are almost always looking at multiple homes when considering a purchase.  There is a lot to choose from and buyers can now be especially picky on which home will work best for them.  And believe it or not, there are buyers who will not consider purchasing a home because they don't like the paint color!Home shows on television demonstrate how staging brings in the offers more quickly and often close to full price.  The focus on these programs is always to bring out the best features of a home that will appeal to the greatest percentage of people.  Most buyers are really looking for the "wow" factor. They want to walk into a home in their price range and fall instantly in love.  It's a bit like finding t...
