This neighborhood sits between Delta and Cedaredge. It has wonderful buyer appeal. That's due to the nice mountain views and the well made ranch style homes. We don't typically see a lot of turnover in this neighborhood, because it's a place that people love to call home. The location makes it easy to commute to Delta or Cedaredge. Last month there weren't any homes on the market in the Del Ray neighborhood. Pheasant Run has seen slow sales activity over the last three years, because there haven't been many homes on the market to sell. Like other neighborhoods in the area, Pheasant Run has also seen some price improvement.  In 2014 three homes sold with an average selling price of $139,933 and a median sales price of $130,000. Homes sales started off at $129,900 and went up to $159,900. The average days on market was 190. In 2015 one home sold for $210,000. It was on the market for 110 days.  We saw three homes sell in 2016 with an average sales price of $211,666 and a median sales price of $218,000. Homes sales ranged from $180,000 to $237,000. The average days on market was 166.  Since 2014 the average sale price in Pheasant Run has increased 51.2%.  There is one home for sale right now. ...

Del Ray in Eckert, Colorado is one Delta County neighborhood that has seen some major price improvement over the last year. Let's compare the sales figures between 2015 and 2016. In 2015 there were three homes sold with an average selling price of $169,000. The median sales price is $168,000 so there were no low or high sales throwing off the average sales price. Homes sales ranged from $$159,000 to $180,000. The average days on market was 81. The same goes for 2016. The average selling price is $209,000 and the median sales price is $210,000. There is so much to love about this neighborhood. First of all it's an easy commute to both Delta and Cedaredge. Second is the larger lot sizes. Most of the lots are half an acre. The neighborhood also has good curb appeal, and most of the homes are single story ranchers. There isn't any new activity to report since last month. This is the second month in row where there isn't any new real estate news to report on for the Del Ray Subdivision in Eckert. No new listings have come on the market and there are no new sales to report. Last month's real estate market report. My information comes from the local MLS and doesn't include for sale by owner information unless it gets reported.  So far this year three homes have sold. Pheasant Run is an established neighborhood in the small town of Eckert. That's just about three miles south of Cedaredge on Highway 65. The neighborhood is made up mainly of ranch style homes built in the 1970s. The lots are larger with most of them being around half an acre.
