  Many times homeowners want their home on the market RIGHT NOW.    Maybe they need to get to their new home quickly, or have other personal reasons to get their home sold quickly. Putting a home on the market prior to it being truly ready for show, is a huge mistake.     Those repairs or de-cluttering efforts and of course deep cleaning should be complete prior to being available for showings.  Buyers will see what still needs to be done, and make offers below list price, or worse - not make an offer if it needs work. It is good to get these items done prior to having a home active on the market -   ~ Deep clean more than you ever have before, every nook & cranny in the home, it does make a difference.   Don't forget the intake vents up high and the baseboards!  ~ De-clutter every room...

 If a Buyer will be financing a property, there will be an appraisal ordered.  (a few exceptions may be considered)     Buyers in Denver always ask about this process, as home prices seem to be decreasing in many areas.  And concerns arise about whether or not the property will appraise, especially if it seems a bit high for today's market. That is always a great conversation to have so Buyers know what their options are if a property does not appraise.    If the home appraises at fair market value, and the contract purchase price is any amount above, decisions will need to be made.   In today's market, the seller would need to reduce the amount, but that amount may be split between buyer and seller.   Today's market is not as frenzied like past years, and the buyer is no longer mandate...

"Buffalo Bill" Cody.HISTORY:William F. Cody died in 1917 and was buried in Lookout Mountain Park. With the temperatures at -15 right now, the Cities of Denver and Aurora have made a decision not to enforce any fines for snow not being shoveled.    Usually, the snow must be removed from sidewalks and at least a path up the driveway to your front door (for emergency purposes) within 24 hours of the snow ending.  At 7 am the temperature was -16, and when I took this photo of my computer, it warmed a bit! I felt bad watching the shovelers around my neighborhood shoveling when it was -16.   They had already done my driveway before I got up, or I would have offered hot chocolate.Tomorrow should still be in the single digits, but then we will surge into the 40's and even 60 by Christmas!     This short artic blast will be in the rearview window soon!   Luckily it won't last longer this week!

It could be worse if the front came down into Denver, but some of the Northwest section of Colorado is expecting up to TWO FEET of snow.    The forecast for the Denver metro area is pretty mellow - only 2-4 inches.   We can live with that.   When the snowfall climbs to a foot, the City has a harder time keeping the streets clear.   The Denver metro area right now hasn't seen much snow, we have a bit in Aurora.   Temps this week will be in the 20's and 30's all week.I-70 East of Denver is shut down with wind gusts of 60 miles per hour and blowing snow.   Eastern Colorado is expecting up to 10".In this business, USUALLY, when it snows, I don't receive any calls from buyers wanting to see homes!

You are moving into a new City, and wondering where to live......  What specifics should you be looking for?   That differs with each buyer! Think about what you want nearby - Grocery Store Kids' School A Park to walk the pup or the kids to play Walking distance to a Coffee shop Community pool and/or Rec Center HOA or not Easy access to the highway Easy commute to work When you think you have found the right neighborhood, walk around on a weekend, and talk to the neighbors.   Ask them why they like living there. Or, do you want to live in the Country and don't want to hear traffic noise?  Don't want to see a "sea of houses" when looking out your windows, and would rather see nature? Call me and we can discuss all of your options!

 It once again is that time of year when you start thinking about the Christmas Tree.     The U.S. Forest Service sells annual permits for those adventurous individuals that want to pick out their very own Christmas Tree.    There are designated areas in which the trees must be cut down.   At this time, you will only be able to cut a tree down in the Red Feather Lakes region or Winter Park.  The other areas are sold out.    Tree-cutting permits will be available from 12/5 to 12/13/15. Cutting a Christmas tree also improves forest health.  the permit system helps to thin densely populated stands of small-diameter trees.  Local forest health experts identify areas that benefit from thinning trees that tend to be the perfect size for Christmas trees.  Removing these trees in designated are...

  The City of Denver will provide Denver residents with some grand entertainment on Saturday!  The 48th annual Parade of Lights will be held in downtown Denver with a 2-mile route for families to enjoy the lights and sounds of a Holiday parade.     Saturday night - 12/03Parade will begin at 6 pm       You won’t want to miss the sparkling lights, marching bands, ornate floats and delightful characters including Major Waddles the Penguin and Santa, as they take to the streets of Downtown.  Spectator viewing for the Parade is free all along the two-mile route or purchase grandstand tickets for seating in front of the City & County Building.   The Parade will last approximately one hour. The weather is expected to be very mild, so not as important to bundle up the kiddos as in past years.  ...

 We see the HOA takes care of grounds maintenance.   Does that mean they will have the snow shoveled in the winter?  When an HOA says they will take care of grounds maintenance, this means they maintain the entry or common areas within the community.     If you are buying a single-family detached home, snow shoveling is not included in the HOA fee.    Homeowners are responsible for the removal of snow from all sidewalks (if it is a corner lot - all sidewalks) and must be shoveled within 24 hours from the time the snowfall stops.    A homeowner needs to have all sidewalks and a path on the driveway to the front door removed.    If you are a repeat offender, the City of Denver (and other cities in the metro area) will fine you. On the other hand, if you purchase a "cluster/patio home or c...

  Denver has seen flurries this year so far, but the thought came to me - wonder if I have all the necessary needs in my car just in case I break down.   I had to put those scrapers back in the car!   This week we are expecting to see snow in the next few days. Some items you should have in your car during the winter months --- ` Water ` Blanket ` Gloves & Hat ` Breakfast bars and water  - Emergency kit ` Flashlight ` Windshield scraperand a roll of toilet paper! The Red Cross suggests extra winter clothing and a utility knife as well.   If you have a medical condition, extra medicine should be included in this list.     If you should get stranded for a few days --- what would you need? Cat litter is really good if you should get stuck in the snow, and even a small shovel is a good idea...
