This is a perfect example of why we here in Denver don't mind snow....  It was mid-55's yesterday. Checked outside before I shut down for the night, and was surprised at how much snow we had gotten, and was still snowing.    What a pretty sight.  Still only got about 3" it looked like this morning.  But, this morning was even prettier, as the snow with the absolutely blue sky was such a wonderful sight this morning!

A Luxury Home can be identified differently in cities across the country, but in Denver, my Luxury blog posts will report on detached single-family homes listed in the Denver metro area for over $1 million.   Some have mountain and/or city views, some properties back to a golf course, or have water views all to compliment one's lifestyle.  (however, we don't have much water)  Some are updated with products from around the world, and some have expansive square footage or on acreage.     Whatever a Buyer is looking for, most likely if you have over $1 million, you can find it in Denver or in the surrounding suburbs.     Here is how the luxury market fared for the month of January 2021Total sales - 177 homes ranging from $1,000,000 to $7,850,000 (last month was 271 homes, 2020 was 86)Aver...

Located in the southern area of Denver, Rosedale Denver, offers homes priced from the high $200's to the mid $900's. The demand for Denver Homes is still incredibly high, and this demand, coupled with the dangerously low inventory, is having a huge impact on prices. We just generated this report for one of our clients, and thought it was worth posting here.Rosedale's Home Data Points: Right now, 1 Rosedale Homes are for sale. There are 807 Denver Homes for sale. 10 under contract Rosedale Homes . 1897 under contract Denver Homes . There are 3 Denver foreclosures .  Denver is experiencing a HOT real estate market, and we have for multiple years now.    In lower price points, you have to drop everything and get to a new listing right away, or there is a possibility the Seller will accept an offer as they come in.   Most Sellers want to review a few offers and see which one will work best for them and make a decision at the end of the weekend. On several occasions Buyers living here in Denver have asked if they can write an offer before they see it, and get their offer into the Seller.    Although each and every offer received must be presented, most listing agents will put other offers ahead of ones where Buyers have not physically been in the home.   Especially relocation Buyers, as if they come out and see the neighborhood and/or the home in pers...

In Denver, I always watch the weather when I have a listing coming on the market.    This weekend and early next week we have a DEEP FREEZE plus snow rolling into the Denver metro area.  I woke this morning to hear it is only 10 degrees outdoors.  This weekend the highs will be in the teens, and expecting negative numbers overnight. When you have a vacant listing, and there is snow, you need to be sure to have someone shovel for the showings.   Also, keep the heat on, if it is too cold in the listing, buyers won't stay.   If there is too much snow, some buyers will opt to miss out, rather than risk an accident racing to a listing in this type of weather. There is a lot to think about when you have a new listing --- PHOTOS - taking these with full sun is optimum, but at least behind the...

The stats are out for the month of December, and it was a busy month!   As of the end of December, we are experiencing SERIOUS low inventory, down 50% over one year ago.  I think many Sellers are nervous about listing their homes while we are seeing the virus, and not knowing if they would be able to locate a replacement home!  The following data is courtesy of Joan Cox - House to Home, Inc. We are seeing homeowners pricing their homes higher than "fair market value", and also seeing offers WAY over list price.   Appraisers are trying to make it work, but it helps when buyers "make up the gap" between the purchase price and appraised value. See what homes are currently available - Active Homes for sale in Denver Buyers - If you have thought about buying a home this year - NOW IS THE TI...

For years Pit Bull dogs have not been allowed in the city limits, as there had been many issues with violent dogs.  Those residents with this breed would have to search for homes outside these cities. Denver approved residents to have Pit Bulls last week, and in the City Council meeting last night, the council made the decision this would not go to the public for a vote, but voted within themselves and approved this breed in Aurora as well.  This now will be easier to find homes for our Buyers who have this breed.   Residents will have to register them in both Denver and Aurora.

This year hasn't been the best, but I was fortunate to work with some wonderful buyers and sellers this year!     Just a bit ago, I got this review in my inbox and made me tear up, so had to pick up the phone and call them!  This was especially sweet, as these were relocation buyers that did not know me prior to hitting my website!   Thank you so much, what a great way to end 2020!    ★ ★ ★ ★ ★  December 2020 We began an email correspondence with Joan Cox about a year and a half ago re: buying a house in CO.Having Joan Cox as your realtor will be your first, best decision in buying a new house.  The stats are out for the month of November, and it has been a strange year as far as stats!   As of the end of November, we are experiencing SERIOUS low inventory, down 46.4% over one year ago.  I think many Sellers are nervous about listing their homes while we are seeing the virus, and combined with the Holidays, there is not much inventory.  The following data is courtesy of Joan Cox - House to Home, Inc. Sellers should remember to list a home properly, as those over-priced homes will sit on the market.  (this includes land, attached properties, single-family homes and up to the mega-million dollar homes)  We are seeing more appraisals coming in lower than contract price and adjustments are being made by buyers and sellers. See what homes are currently available - Active Homes for ...

Our local association offered a class on the new 2021 contracts.  Not all are changing, but a few, and was interesting to hear about the changes. The instructor reviewed the transfer of the Deed, and which ones should be used in Colorado.    During this time, it reminded me of an interesting transaction a few years back. My buyer LOVED this house - it was a 1970's house but had been completely remodeled.  The kitchen and bathrooms and had been gutted, new flooring, new windows, so did not feel like an older home.   The Buyer went pending, and when we got the title work there were quite a few items that needed correcting. Come to find out, the agent knew this homeowner, and he was in trouble financially, and this agent bought it from him, ON A QUIT CLAIM DEED. This was the kicker - a co...

It is most interesting being a Buyer's Agent, and seeing how many Listing Agents DO NOT put all the details into the MLS.   If you list a luxury home, BE SURE to list the luxury details.    Showed a home last week that had a huge walk-in pantry that you could not see from the photos.   There was no photo of the loft, no mention of the SIX burner gas cook-top and again, could not see this feature in the photos.    This home had been on the market for almost 3 months, and wonder if it would have sold quicker had all the details been listed?   Will the cedar-lined master bedroom closet make a difference?   It may to the Buyer that loves the floor plan! When I am working with Buyers and looking at listings, it gives me lots of information to share when I go on a Listing appointment.  I DO...

You found the perfect home, and you need possession right after closing.   BUT, the Seller has not found a home, and asking for a rentback for a month.  What do you do?   Is this the right situation for you?First, the Post Closing Occupancy Agreement spells out to the both the buyer and seller, how long the Seller can remain in the property, who pays for the electric and gas, and water.   Also, this document has an area to require the Seller to keep insurance on the property after closing.  (After closing, there is no homeowner's insurance, so they will need renter's or contents policy.)   Buyer also has the right to ask for a daily rental fee (usually the amount of their daily mortgage, but if competing with other buyers, sometimes this is waived just to get their bid accepted.)I have...
