The stats are out for the month of January, and the numbers reflect the seasonal slowdown this time of year, along with interest rates bouncing around.   The inventory declined 13% from last month, but increased 80% over last year.  The inventory has not moved much since the beginning of the year. This data is courtesy of Joan Cox - House to Home, Inc. I track data daily for the Denver metro area, and the amount of price reductions have been hovering around 600-650 each week and homes returning to market have reduced to around 200 per week.   The inventory this time of year is seasonally low, and is below 4,000 during the week, and pops up to a bit over 4,000 for the weekends.  (includes land up to high-end homes) See what homes are currently available - Active Homes for sale in Denver ...

A Luxury Home can be identified differently in cities across the country, but in Denver, my Luxury blog posts will report on detached single-family homes listed in the Denver metro area for over $1.3 million.  (Over the years I have used $1 million as luxury, but with our rising home values, had the need to increase this amount.)  Some have mountain and/or city views, and some properties back to a golf course, or have water views all to compliment one's lifestyle.  (however, we don't have much water)  Some are updated with products from around the world, and some have expansive square footage or acreage.     Whatever a Buyer is looking for, most likely if you have over $1.3 million, you can find it in Denver or in the surrounding suburbs.     Here is how the luxury market fared for the ...

It is a known fact, anyone can walk into a New Home sales office, and buy a home.    You don't have to bring along a REALTOR to assist you - you can go it alone!   BUT, why would you, when representation is paid for by the Builder?   Let me explain a few reasons a Buyer SHOULD have representation to bring up some ideas -  1.  The Sales Representative is very helpful, but when it comes down to it - they work for the Builder, NOT the Buyer. 2.  When something is or seems wrong, you are the only one to make any noise to HOPE the builder fixes your issues.   When you have representation, you have a REALTOR® community behind you.   It doesn't take long for bad news about a builder to spread in our circles! 3.  Many times a Builder will offer incentives, but sometimes these options are not o...

Many times homeowners want their home on the market RIGHT NOW.    Maybe they need to get to their new home quickly, or have other personal reasons to get their home sold quickly. Putting a home on the market prior to it being truly ready for show, is a huge mistake.     Those repairs or de-cluttering efforts and of course deep cleaning should be complete prior to being available for showings.  Buyers will see what still needs to be done, and make offers below list price, or worse - not make an offer if it needs work. It is good to get these items done prior to having a home active on the market -   ~ Deep clean more than you ever have before, every nook & cranny in the home, it does make a difference.   Don't forget the intake vents up high and the baseboards!  ~ De-clutter every room...

If a Buyer will be financing a property, there will be an appraisal ordered.  (a few exceptions may be considered)     Buyers in Denver always ask about this process, as home prices seem to be decreasing in many areas.  And concerns arise about whether or not the property will appraise, especially if it seems a bit high for today's market. That is always a great conversation to have so Buyers know what their options are if a property does not appraise.    If the home appraises at fair market value, and the contract purchase price is any amount above, decisions will need to be made.   In today's market, the seller would need to reduce the amount, but that amount may be split between buyer and seller.   Today's market is not as frenzied like past years, and the buyer is no longer mandate...

With the temperatures at -15 right now, the Cities of Denver and Aurora have made a decision not to enforce any fines for snow not being shoveled.    Usually, the snow must be removed from sidewalks and at least a path up the driveway to your front door (for emergency purposes) within 24 hours of the snow ending.  At 7 am the temperature was -16, and when I took this photo of my computer, it warmed a bit! I felt bad watching the shovelers around my neighborhood shoveling when it was -16.   They had already done my driveway before I got up, or I would have offered hot chocolate.Tomorrow should still be in the single digits, but then we will surge into the 40's and even 60 by Christmas!     This short artic blast will be in the rearview window soon!   Luckily it won't last longer this week!

Soon as the sun sets, it could be the best time to drive around and enjoy all the Christmas decorations around town.    BUT, do you want to drive aimlessly around town, or do you want some direction? 9NEWS has an app that has a "near me" button, so you will find all the best areas of town to view the decorations, and not drive all over town looking for them.   You can focus on your part of town instead. Download the app for iPhone or Android phones.
