This has happened over the years .....  Listed a townhome, and was standing out front talking to the Seller, and a neighbor stopped and wanted my card.  She plans to sell in the next 6 months.   She wants your card so she can stay in touch.   Put her on my database, and she will start receiving my newsletter. Another neighbor called me and inquired as to the price it was listed, as she was thinking of selling too.   With both of the neighbors having the exact same property - style, square feet, year built, etc. the research was already done.    The condition was different and easy to do the adjustments!    ALWAYS be visible to the neighbors when you are getting ready to list a property, as you never know how many around will want to list too!    In our market, we could use more listin...

Castlewood Canyon has long been known to the locals to be a great place to slip away for the day to get a hike in, take the dog for a walk, bike ride or enjoy a State Park!    Things to do in Denver often include outdoor activities.    With our weather, outdoor activities can be done all year round.    (we don't always see snow all winter long!) You will find this State Park just a short 50-minute drive from Denver and you would think you would find this hidden gem of a park in the mountains, but is located on the plains!   There are fifteen trails up to 4 miles long, or you can take a shorter route and get in a short hike.   There is a handicap assessable trail that is 1.2 miles long - Canyon View Nature Trail.   The terrain is easy to medium and you will enjoy many aspects of the pa...

Happy Easter to all my ActiveRain friends!      We are experiencing very warm temperatures (70), which is so nice this time of year!   It could be snowing still....  This is our second Easter with no Red Rocks Services, which so many look forward to.    Our level in Colorado is allowing services at the church but maybe reduced capacity. For children, Easter is a day of Easter eggs, maybe a new outfit and shoes, but it is also a day of celebration and family reunions.   There are a few egg hunts scheduled. Hope you are able to spend some quality time with family and/or friends today, be safe.  HAPPY    EASTER

I showed a home over the weekend to some past clients that are very savvy.   I have done 7 transactions with this specific family, as I do think they really like to move. This home seemed to check all the boxes they were trying to achieve before we got to the home, and could feel the excitement on the phone!    There are only 30-minute showing times, so absolutely have to get to the home on time, so you can spend the entire 30 minutes checking the home out! This home was built in 1977, but completely remodeled.   In the eating space of the kitchen, there were some noticeable black brackets on the beams, like there had been some shifting and repair done.   The home had fresh paint, so maybe repairs were just completed?   This made the buyers pause, as they did love the home, location, ba...

The stats are out for the month of February, and it was a busy month!   As of the end of February, we experienced SERIOUS low inventory, down 8.2% over one year ago.  I think many Sellers are nervous about being able to locate a replacement home!       The following data is courtesy of Joan Cox - House to Home, Inc. GOOD NEWS - this past weekend we saw a huge uptick of more new listings than past weeks, and sure hope this trend continues.   It will be much easier on buyers! We are seeing homeowners pricing their homes higher than "fair market value", and also seeing offers WAY over list price.   Appraisers are trying to make it work, but it helps when buyers "make up the gap" between the purchase price and appraised value. See what homes are currently available - Active Homes for sale ...

Just as we were enjoying springlike weather (60's and low 70's) in March, we hear there is a doozie coming our way.   The last storm brought nearly a foot of snow, and luckily it did not take long before it all melted, as warmer weather appeared right after the storm. This next one coming from the West has some forecasters expecting more FEET of snow depending on what path the storm takes.   If it breaks from the ridge, and the low goes over Albuquerque, there have been reports of 10" to over 2 FEET.  No one is willing to make a prediction this early. March is our snowiest month, but also every week we see really nice days with high temps, full sun, and bright blue skies.   This is when our foliage gets a bit confused!

You won't want to miss this unique event in Leadville Colorado!    You won't see horses and skiing just anywhere! The point is to collect the rings as you are going up the jump (which is 4-6' high), and don't crash on the way down as the horse is pulling you!   You are at the mercy of how fast (or slow) the horse is going.

When buying a property located within a Homeowners Association, there are rules you have to adhere to.  Most homeowners associations for a detached housing community are similar. fencing has to be the same height & material throughout the community     (if the fencing is only 4' - no privacy fences allowed) exterior paint colors must be approved by the HOA architectural committee sheds must be approved by the HOA architectural committee  some landscaping needs to be approved (some have rules about the percentage of grass  may not be able to change your oil in the driveway  may not be able to park a work vehicle with the name of your company on it     When buying into a property that is multi-family (condo or townhome) there are a few other items you need to think about -  anything th...

In many cities across the Country over the last few years, have enjoyed a very strong Seller's market.   It is not unusual to see multiple offers in a few hours of a property hitting the market.   With extremely low inventory, Buyers are scrambling to "win the bid" on a home in any manner they could.   What is secret potion?   I know my Buyers have asked if they could submit one. We saw many Love Letters attached to offers trying to pull on the Sellers' heartstrings to have an accepted offer.   Many of these letters violate the Fair Housing Laws put into place to protect special classes.    The letters plead to the Sellers that their children can grow up in the home, play in the yard, or a single mom have a desire to purchase.     What do you do with these Love Letters? Our Colorado De...

The Gas Company (Xcel) had some helpful hints in their latest bill --- BE ALERT! Keep gas meters clear of snow and ice! - Routinely check the outside gas meter and surrounding area for snow and ice buildup. - Gently clear snow and ice from the gas meter and any associated piping, and divert any snow and ice gathered on rooftops away from it to avoid a dangerous situation.- Keep the path to your gas meter clear, but avoid using snow removal or sharp equipment on and near the meter. Here in Denver, we got a foot of snow Wednesday overnight, but the rest of the week looks sunny and warm.

All Realtors have been there!     You walk into a listing presentation, the smell hits you smack in the face!    You SO try to ignore it, but upon closing the front door, you see all the black fingerprints on the back of the door.    As you carefully walk around all the shoes PILED around the front door -- you wonder as you walk on the filthy carpet, when they decided to remove shoes!    The dog that has not had a bath in a few seasons, is jumping on you and make a mental note. As you enter the kitchen, you understand WHERE the smell came from, as you see the overflowing trash, and the dirty dishes in the sink.     They apologize they did not have enough time to pick up before I came over!      (They called the week before for this appointment, so you know how this is going to go....) ...

This is a perfect example of why we here in Denver don't mind snow....  It was mid-55's yesterday. Checked outside before I shut down for the night, and was surprised at how much snow we had gotten, and was still snowing.    What a pretty sight.  Still only got about 3" it looked like this morning.  But, this morning was even prettier, as the snow with the absolutely blue sky was such a wonderful sight this morning!

A Luxury Home can be identified differently in cities across the country, but in Denver, my Luxury blog posts will report on detached single-family homes listed in the Denver metro area for over $1 million.   Some have mountain and/or city views, some properties back to a golf course, or have water views all to compliment one's lifestyle.  (however, we don't have much water)  Some are updated with products from around the world, and some have expansive square footage or on acreage.     Whatever a Buyer is looking for, most likely if you have over $1 million, you can find it in Denver or in the surrounding suburbs.     Here is how the luxury market fared for the month of January 2021Total sales - 177 homes ranging from $1,000,000 to $7,850,000 (last month was 271 homes, 2020 was 86)Aver...

Need room for the dogs to run?       Tired of neighbors right next door?   There are several options and still be close to town.     There are housing options with acreage just outside the Denver metro area where a buyer could find an acre or more with a home with space for extra vehicles and/or toys.  Douglas County offers many properties with more than one acre of land with a home -Homes for Sale on Acreage in Douglas County COThese properties are located in Castle Pines, Castle Rock, Elizabeth, Franktown, Larkspur, Littleton, Lone Tree, Parker, and Sedalia.    Click on the city you are interested in to see what currently is available for sale with acreage.  (we are experiencing VERY low inventory, so don't be surprised if there are no listings in some cities) In Arapahoe County, the...

Located in the southern area of Denver, Rosedale Denver, offers homes priced from the high $200's to the mid $900's. The demand for Denver Homes is still incredibly high, and this demand, coupled with the dangerously low inventory, is having a huge impact on prices. We just generated this report for one of our clients, and thought it was worth posting here.Rosedale's Home Data Points: Right now, 1 Rosedale Homes are for sale. There are 807 Denver Homes for sale. 10 under contract Rosedale Homes . 1897 under contract Denver Homes . There are 3 Denver foreclosures . Average prices increased $9,894.00 over the last year from $561,939 to $571,833. The average sold price in Rosedale Denver, similar to the broader Denver market, continues an upward trajectory. We'll see if this continues in t...
