Golf magazine ranks golf courses around the United States, and 11/12/24 has released its list of the top 100 courses.They use a panel of design aficionados - 127 of them scattered across the globe.   Their handicaps range from +5 to 15.   There's a 52-year gap between their youngest and oldest panelists.  Some have teed it up at over 2,000 courses, others at merely several hundred.Here in Colorado, we are lucky to have two courses that ranked in the Top 100 -  #37 Ballyneal in Holyoke, CO  built in 2006#91  Cherry Hills in Cherry Hills Village built 1923 For those golf enthusiasts, here are the top 3 - #1 Pine Valley in Pine Valley NJ - built in 1918#2 Cypress Point in Pebble Beach CA - built in 1928#3 Shinnecock Hills in Southampton, NY - built in 1931

 Colorado has already had a taste of winter weather this month, but some things still need to be done annually.  Homeowners should have already unhooked their hoses, as we have had a few nights below freezing.   Anytime we see overnight temperatures below freezing, this could damage the spigots. Here are a few items you should winterize  --  Fertilize lawn for its last feeding Check for drafts - use a candle around doors and windows Blow out sprinklers (may be too late) Check fire extinguisher Check all windows for broken seals and be sure they shut & lock Give the deck one last coat of sealer Inspect your roof for shingle damage, or call a roofer Clean rain gutters and downspouts Check around the foundation for any pipes/ducts coming from the house to see if there is additional caulkin...

In Denver, it has been a very mild Fall, and we have enjoyed several 70 and 80 degree days!   We have been 10-15 degrees above normal temps lately.This week we COULD see a flake or two in the City, and the mountains will see some much needed snow.   Wolf Creek has opened for skiing for the season, with only a 13" base.   The average day for the first day of measurable snowfall is October 18th.  We missed that date this year!For as many years as I can remember, it is usually cold for Halloween, and the kids have needed to wear some warmer clothes under their costumes.    This year it will be a 58 degree day, so not too bad. I like the mellow weather, and the snow can take it's sweet time coming to Denver!

This past client ended up not moving out of state, which was her plan.  Sometimes those plans get derailed for one reason or another!    I was lucky enough to assist her with her purchase in the Denver metro area, and we did view homes in many parts of Denver and surrounding cities! This was the best one, in the best condition, and now she is the new owner!  Congratulations to my buyer, and look forward to visiting once she gets settled and see what she does with her decor.

 The rates decreased this past week, and we saw a flurry of activity in and around the Denver metro area with buyers securing their Dream Homes!   So good to see, as it has been a strange year with rates too high for most buyers.The state are out for the month of August, and the numbers reflect this strange year.   Inventory is up, sales were down, yet the value of homes continued to rise.We are seeing approximately 1/10 of the homes currently active go pending each week.   About 300 properties come back on the market each week, and this week (9/10/24) we saw around 1,800 price reductions.  Typically after Labor Day we see the market pick back up, but still not at the same pace we see in the Spring.   If the rates drop again (with the Fed announcement mid-September), we should continue ...

When a homeowner wants to list their home, they usually know what they want to list their home for.   I recently went on a listing appointment, and he is down the street from my client.    Because they did so much in their backyard, he automatically thought his home was worth much more.So much goes into the value of a home.On top of these points, it matters whether you are comparing to a similar style.  Ranch homes are usually worth more, as more buyers would prefer a ranch, no matter what their ages.    Do you back to open space?  Do you have mountain views, or a smidge of a view?   What is the lot size?   Land matters! Over my many years in the business, I have been to several classes with the instructor being an appraiser.   They have given us a basis of what values are depending on ...

Unfortunately, we are seeing many moving out of Colorado.   Our taxes and insurance (on homes and cars) are out of control!   Our property taxes are still not like they are on the East Coast, but rising so fast, that homeowners are having issues paying their mortgage payments.Although rates are still higher than they have been for the last several years, and inventory is plentiful, home values are still increasing.   They are increasing slower, but rising.I always ask a few questions, as the answer cannot be a "canned answer".   Each and every situation is depending on that family's situation.    So you plan to purchase in the new location?   Do you need a down payment, or have a savings you can use? I was so hoping after putting this home on the market, it would see a good offer BEFORE  I left for vacation.  Didn't happen, so my trusty colleague who diligently watched my business negotiated the contract and inspection issues before I returned.Yesterday, my seller closed on this home, and will be moving to Florida in about a week.    She wants to get closer to the ocean (and we don't have much water around here).We had a discussion yesterday, she bought the first home 23 years ago, and have been good friends ever since.   It was such a pleasure watching her family grow into wonderful adults (some are still teenagers).Wishing the seller the BEST in her next chapter of life, and hope to come & visit you someday!

After a flurry of showings, many buyers had interest, but this home needs a bit of work still, and many buyers did not have the funds to do these repairs/updates.   It took a special buyer, and that very buyer found this listing!It was unfortunate a severe hail storm happened right after going pending, and the roof needed replacing, but the Seller stepped up, and will be completed today! Congrats to my Seller and my colleague who did the negotiating of this contract while I was on vacation!
