This past client ended up not moving out of state, which was her plan.  Sometimes those plans get derailed for one reason or another!    I was lucky enough to assist her with her purchase in the Denver metro area, and we did view homes in many parts of Denver and surrounding cities! This was the best one, in the best condition, and now she is the new owner!  Congratulations to my buyer, and look forward to visiting once she gets settled and see what she does with her decor.

The rates decreased this past week, and we saw a flurry of activity in and around the Denver metro area with buyers securing their Dream Homes!   So good to see, as it has been a strange year with rates too high for most buyers. The state are out for the month of August, and the numbers reflect this strange year.   Inventory is up, sales were down, yet the value of homes continued to rise.We are seeing approximately 1/10 of the homes currently active go pending each week.   About 300 properties come back on the market each week, and this week (9/10/24) we saw around 1,800 price reductions.  Typically after Labor Day we see the market pick back up, but still not at the same pace we see in the Spring.   If the rates drop again (with the Fed announcement mid-September), we should continue ...

When a homeowner wants to list their home, they usually know what they want to list their home for.   I recently went on a listing appointment, and he is down the street from my client.    Because they did so much in their backyard, he automatically thought his home was worth much more.So much goes into the value of a home.On top of these points, it matters whether you are comparing to a similar style.  Ranch homes are usually worth more, as more buyers would prefer a ranch, no matter what their ages.    Do you back to open space?  Do you have mountain views, or a smidge of a view?   What is the lot size?   Land matters! Over my many years in the business, I have been to several classes with the instructor being an appraiser.   They have given us a basis of what values are depending on ...

Unfortunately, we are seeing many moving out of Colorado.   Our taxes and insurance (on homes and cars) are out of control!   Our property taxes are still not like they are on the East Coast, but rising so fast, that homeowners are having issues paying their mortgage payments.Although rates are still higher than they have been for the last several years, and inventory is plentiful, home values are still increasing.   They are increasing slower, but rising.I always ask a few questions, as the answer cannot be a "canned answer".   Each and every situation is depending on that family's situation.    So you plan to purchase in the new location?   Do you need a down payment, or have a savings you can use? I do recommend if you are moving out of state, contact a property manager to manage you...

I was so hoping after putting this home on the market, it would see a good offer BEFORE  I left for vacation.  Didn't happen, so my trusty colleague who diligently watched my business negotiated the contract and inspection issues before I returned.Yesterday, my seller closed on this home, and will be moving to Florida in about a week.    She wants to get closer to the ocean (and we don't have much water around here). We had a discussion yesterday, she bought the first home 23 years ago, and have been good friends ever since.   It was such a pleasure watching her family grow into wonderful adults (some are still teenagers).Wishing the seller the BEST in her next chapter of life, and hope to come & visit you someday!

After a flurry of showings, many buyers had interest, but this home needs a bit of work still, and many buyers did not have the funds to do these repairs/updates.   It took a special buyer, and that very buyer found this listing! It was unfortunate a severe hail storm happened right after going pending, and the roof needed replacing, but the Seller stepped up, and will be completed today! Congrats to my Seller and my colleague who did the negotiating of this contract while I was on vacation!

If you are looking for an attached property near the Denver Tech Center (DTC), this neighborhood could fit the bill.   Those who choose not to do exterior maintenance on their property - this is it!    No lawn work, no house painting, and no snow removal is needed by the homeowner.  Stoney Brook is located south of I-225, West of Yosemite, and North of Belleview in zip code 80237.    This community has a picturesque & park-like feel with plentiful mature trees, bushes, plants, and ponds.    You will find both townhomes and condos, but all have two-car garages.   These properties were built from 1971 to 1992 and have from 1,020 to 2,872 square feet above ground, and all townhomes have basements, some are finished.    The condos have a storage unit.  The townhomes have fenced-in small ba...

If you have thought about selling your home this year, you still have time to do so! Typically, the market picks up again after Labor Day, although slower than the Spring market.    This year it is a bit slower than past years with the higher interest rates.    There are still homes going pending in a day or at least a few days.  But the key is to list it correctly!   This time of year isn't the time to "test the market", and list too high.    You could be sitting on your listing until 2024. Key Points -1.   List at a fair market value for the amenities and upgrades in your home.2.   Have the home ready to move in, so buyers won't have a reason to give you a lower offer.     Have the roof and furnace checked out so you know if you have issues.3.   Have your home looking like the BEST HO...

Autumn is an amazing time in our beautiful state, with changing colors, sunny days and crisp nights, the approach of spooky season, and great family-friendly events to take in nearly every weekend. And in many cases, that includes not just two-legged families but four-legged, furry families as well. If you’re wanting to celebrate your favorite elements of fall with your beloved pooch, we’ve found a few for you to consider. What screams October more than a pumpkin patch? Many people have fond memories of choosing their Halloween pumpkins right in the field. And if you’re in the Penrose area (a couple hours south of Denver) or willing to make the drive there, you can bring your pup to Happy Apple Farm. Admission is free, and you and your dog can enjoy free hayrides while taking in a great ...

A Luxury Home can be identified differently in cities across the country, but in Denver, my Luxury blog posts will report on detached single-family homes listed in the Denver metro area for over $1.3 million.  (Over the years I have used $1 million as luxury, but with our rising home values, had the need to increase this amount.)  Some have mountain and/or city views, and some properties back to a golf course, or have water views all to compliment one's lifestyle.  (however, we don't have much water)  Some are updated with products from around the world, and some have expansive square footage or acreage.     Whatever a Buyer is looking for, most likely if you have over $1.3 million, you can find it in Denver or in the surrounding suburbs.     Here is how the luxury market fared for the ...

I have lived in the Denver metro area since I was 5 years old, so might as well be a native.    Have seen this "cow town" blossom into quite the metropolis and spread far and wide now. Here are some intriguing random facts about Denver - Mile-High City: Denver is often called the “Mile-High City” due to its elevation of exactly one mile (5,280 feet) above sea level. A brass cap on the steps of the Colorado State Capitol marks this precise point.State Capitol Elevation: The Colorado State Capitol building, constructed in the late 1800s, was intentionally built one step above the U.S. Capitol in Washington, D.C., symbolizing that Denver holds a higher elevation than the nation’s capital.Larimer Square: Denver’s historic Larimer Square is home to some of the city’s oldest buildings and was ...

The stats are out for the month of July, and the numbers reflect a dip in sales for the month.   The inventory increased from last month but still could use more inventory in many neighborhoods!    This data is courtesy of Joan Cox - House to Home, Inc. I track data daily for the Denver metro area, and the amount of price reductions have been hovering around 1400-1550 each week (this number is larger than new listings coming on) and homes returning to market have been around 280 per week.   The inventory this time of year is seasonally low, and is around 6500 during the week, and have seen it as high as 6900.    (includes land up to high-end homes) See what homes are currently available - Active Homes for sale in Denver Buyers - If you have thought about buying a home this year, rates a...

Many students are going back to school, so real estate in general slows down this time of year.    We are still seeing around 1,000-1300 new listings each week.    We are also seeing 1300-1400 price reductions each week!   This is more than we are seeing with new listings!    It is better to price your home at fair market value, rather than price it high, and HOPE you may get more.   That is not the market right now. It is better to price it right from the beginning, and see offers and showings!   If you price it too high from the beginning, not only may you not see showings, but as you start reducing the price, buyers will see you "chasing the market down", and see motivation for a lower offer. Pricing it right means you will get the buyers looking for a home like yours, you will see r...

A school in the Denver metro area has been in the news over the last few days, as they have a room they call a "seclusion", "De-Escalation" or "incarceration" room. There is a room at an International School for Middle School students where a student needs to be separated from other students so they don't hurt others or themselves.    They have found locks on the outside of the doors to keep the student in the room.   This room is padded with gym mats on the floors and usually has a video feed so a person on staff is able to monitor the student.    The student is not restrained and remains in the room for around a 15-minute period. The principal of this school expressed concern that the school needs a program for students with severe emotional and behavioral disabilities.    He reached ...
