It is nearing November in Denver, and not a flake to be seen!   I know states North of us have seen some snow, and so has our mountains, just not Denver!SO, when is the average first snowfall in Denver?    October 18thThe earliest date has been September 3, 1961.The lastest date has been December 10th.   Will we beat this date this year?Another interesting fact - we saw a significant snowfall in denver May 2019.   May is usually unpredictable.   We could get rate, snow, wind, or even a sunny day.   This is the start of hail season....so you never know.   Always best to have layers with you on any given day in May!

The sellers of one of my listings decided they did not want to be on the market any longer.   Buyers showing up late, show up, leave and come back when they feel like it.   They are just tired of all of it.  When I got back, I called to catch up, and we had a heart-to-heart conversation.   I get it, being on the market is tough.  I listed my house 8 years ago, and went through similar experiences.   (That is why we need to sell every so often so we know what we put our clients through!)SO, I did warn them that they will be bombarded with agents trying to get them to relist.   They assured me when they are ready again, they will call me.   Well, just so you know your phone will be going off constantly!Sure enough, it has been, and then they got this text and sent it to me asking what was...

 Colorado has not had a taste of winter weather this month, but some things still need to be done annually.  Homeowners should have already unhooked their hoses, just in case we have nights below freezing.   Anytime we see overnight temperatures below freezing, this could damage the spigots. Here are a few items you should winterize  --  Fertilize lawn for its last feeding Check for drafts - use a candle around doors and windows Blow out sprinklers (may be too late) Check fire extinguisher Check all windows for broken seals and be sure they shut & lock Give the deck one last coat of sealer Inspect your roof for shingle damage, or call a roofer Clean rain gutters and downspouts Check around the foundation for any pipes/ducts coming from the house to see if there is additional caulking ne...

  For football fans, this is the best news: training camp is here!   The Broncos have their roster, most of the seasoned players have signed contracts, and it is time to start practicing! One thing that they often have to deal with this time of year - is HEAT!    This will definitely be the case this week, as the last few days it has been ranging from 95-100 degrees!     Have to say - feel bad for those players and those covering the news out there these next few days.    BUT, cannot wait to start watching the Broncos play again!

Here in the Denver metro area, school will be starting soon.  Everywhere you go, school supplies are on sale, and parents are filling up their buggies.   Not all school districts start the same, so here is the schedule:Cherry Creek Schools - Cherry Creek Schools will begin the 2025-2026 school year with a phased-in approach. To fish in the State of Colorado, requires a fishing license.   They go on sale March 1st and are good for 13 months - until March 31st.   Children under the age of 15 can fish for FREE.An annual license for an adult is $42.91 this year, an extra rod $12.98 additional.   A one-day license is $16.72 and each additional day is $7.99 each.BUT, this weekend 6/7 and 6/8 FISHING IS FREE in the State of Colorado.Wish I could participate, haven't fished in quite some time, and even had my rod re-strung.The primary fish in Colorado is trout, but you can also catch some salmon.   You can also find catfish, black crappie, bluegill, and bass. Happy Fishing!

The national food holiday may seem all about free donuts on the surface, but its roots date back to World War I. If you take your dogs or cats for a walk outdoors these days, you should check your pet after the walk to ensure they don't have any ticks.   There was an instance where a family took their dog to the dog park, and then the dog had a vet appointment, and the vet found SEVEN ticks on the dog.Luckily, the ticks in Colorado do not usually carry the Lyme Disease that is so dangerous, but in a few occasions, a tick has left an animal unable to move.VERY important to check your pet after they have enjoyed an outdoor activity!
